Moving to Sector 40 usually means renting a floor in a HUDA house in central Gurgaon, about 2 km or less from the Yellow Line's last station and from the Medanta, Fortis and Max hospitals. The first things to pin down are which part of the sector your house is in, because the police station and even the PIN can change with it, and what the landlord says about drains and water before the rains.
This guide is about living here: rent, paperwork, schools, doctors, transport and the first fortnight. For the move itself, with its stairs, truck hours and market traffic, see our page for packers and movers in Sector 40 Gurgaon. Every source below was read on 5 November 2026 unless a different date is given.
Which part of Sector 40 will you live in?
One of three, and each feels different. OpenStreetMap draws the sector's boundary around more than the HUDA plots alone: its outline also takes in part of the South City 1 colony, and it marks Mohyal Colony as a neighbourhood on the western side, next to Jharsa village. Unitech's own township page describes South City 1 as lying in Sectors 30 and 40, which matches the map.
| Part of the sector | What you will mostly find | Ask before you sign |
|---|---|---|
| HUDA plots ("Urban Estate" in some listings) | Owner-built houses, many let floor by floor ("standalone building" in NoBroker's listings) | Which floor is yours, whether the stilt is kept for cars, and who pays for the pump |
| The South City 1 side | Colony blocks with letters, such as G Block, plus a few apartment buildings | Whether your address should say Sector 40 or Sector 41; our South City 1 newcomer guide explains the muddle |
| Mohyal Colony, on the Jharsa side | Houses and standalone buildings near DPS's infant wing, going by NoBroker listings; the Jharsa article on Wikipedia places the French Memorial in a park here | Which police station covers the lane (see below) and how close a car can get to the door |
Square Yards says builder floors, independent houses and villas drive buyer demand here, and that renters search most for 2 BHK, then 1 RK, then 1 BHK homes. So expect small units carved out of family houses, and ask how many households share the gate and the stairs.
What does rent cost in November 2026?
Two portals give two different pictures, so read both. On 5 November 2026 Square Yards put average monthly rents at:
- Rs 21,300 for a studio and Rs 29,800 for one bedroom;
- Rs 37,900 for two bedrooms and Rs 53,400 for three;
- Rs 78,350 for four bedrooms.
NoBroker showed 155 owner listings on the same day, led by one-bedroom units (53 or more), then two-bedroom (37 or more) and single rooms (34 or more). On the first page, most were described as floors in a standalone building, and the asks ran roughly from Rs 9,500 to 21,000 for a single room, Rs 17,000 to 33,000 for one bedroom, Rs 30,000 to 35,000 for two and Rs 32,000 to 69,000 for three. Few added a maintenance charge. Some listings labelled "Sector 40" were in South City 1's G Block, which is one more reason to ask for the exact block and house number before you visit.
Which police station and PIN go with your house?
Police. Almost certainly PS Sector 40, which OpenStreetMap shows about 100 metres from the sector's centre point. Gurugram Police's East zone list, last updated on 22 April 2024, gives that station Sector 40, South City 1, Sectors 30, 31, 41 and 45, Sector 32-A, and three villages: Saini Khera, Silokhra and Kanhai. The same page lists Jharsa village under PS Sadar instead. If you rent in Mohyal Colony, ask the landlord which station accepted the tenant verification form and keep the receipt with your lease.
PIN. Probably 122003, but not always. Square Yards gives 122003 for the sector. The India Post directory links 122003 with the sub post office named Gurgaon Sector 45 and four branch offices: Jharsa, Gwal Pahari, Smaspur and Wazirabad. A second lookup shows the Gurgaon South City I sub post office on 122001, and one Sector 40 house on NoBroker printed 122001 as well. Use the code on your first electricity or gas bill and repeat it on every form.
Which schools can children walk to?
Several, if your house is in the HUDA part. These straight-line distances are from OpenStreetMap's Sector 40 point:
| Place on the map | Distance | What we could check |
|---|---|---|
| MDU Centre for Professional and Allied Studies | about 0.06 km | A Maharshi Dayanand University law college, founded in 2000 as the Institute of Law and Management Studies (Wikipedia) |
| Ryan International School | about 0.34 km | The school's own site calls it a CBSE school in Sector 40 |
| DPS Infant Wing | about 0.5 km | Mapped by OpenStreetMap inside the sector; ask DPS which classes it takes there |
One caution on the Ryan school. The CBSE affiliation record that search engines surface for "Ryan International School, Gurugram" (number 530674) is for the Bhondsi campus on Sohna Road, not this one, so ask the Sector 40 school for its own affiliation number before you pay a fee. Square Yards also names Mothers Pride High School, Shri Ram Global School's primary wing and EuroKids nearby; we did not check them.
Where is the nearest doctor and hospital?
Within a short drive. OpenStreetMap marks a Sector 40 dispensary about 190 metres from the centre point. For a large hospital, measured the same way:
- Fortis Memorial Research Institute, about 1.7 km;
- Max Hospital, about 2.1 km;
- Medanta The Medicity, about 2.1 km, at the address Medanta gives: CH Baktawar Singh Road, Sector 38;
- Artemis, about 2.5 km.
Pick one before moving day, check whether your insurer will settle the bill directly there, and store its emergency line in each family phone. A straight line is not a road distance, so drive the route once at the hour you would need it.
How do you get to the metro and to work?
By a short auto or cab ride to the Yellow Line. Millennium City Centre, the line's southern terminus, is about 1.8 km from the sector's centre point, and IFFCO Chowk about 2.9 km. Sikanderpur, the interchange with the Rapid Metro, is about 4.9 km, and Gurgaon railway station about 6.3 km. OpenStreetMap also marks bus stops named Sector 40, Sector 39/45 and Unitech Cyber Park (B) on the sector's southern side; we could not confirm which routes stop there.
A closer station is being built. Stations named Sector 45 and Cyber Park appear in the Gurugram Metro article on Wikipedia, on the stretch now going up between Millennium City Centre and Sector 9, with 2028 as the target and construction under way as of October 2026. Until it opens, plan on the Yellow Line or the road.
What should you ask about drains and water?
Ask directly, because the record is mixed. On 2 October 2025 The Tribune reported that the city corporation had named Sector 40, Jharsa and Sector 31 among about 40 areas worst hit by sewer overflow and waterlogging, and had set April 2026 for the repairs. We found no later report saying whether that deadline was met. Square Yards' resident tags for the sector also list waterlogging and sewage problems alongside the praise for schools and hospitals. Our Sector 40 page notes the August 2024 rain that flooded parts of the sector.
Questions worth putting to the landlord:
- Does water reach the roof tank by the city supply, a borewell or a tanker, and at what times?
- Has the drain outside the gate overflowed since April 2026?
- Does the inverter or generator run the water pump as well as the lights?
- Is the electricity meter for your floor separate, and is the last bill paid?
What should you settle in the first fortnight?
| When | Task |
|---|---|
| Before signing | Exact block, house number and floor written into the lease |
| Day 1 | Meter readings photographed; one PIN chosen from a delivered bill |
| Week 1 | Tenant verification filed, and the station's name noted on the receipt |
| Week 1 | Hospital chosen; emergency numbers saved |
| Week 1 | Route to Millennium City Centre tried by each commuter |
| Week 2 | School transfer certificate handed in and the bus stop confirmed |
| Week 2 | A nearby landmark, such as the police station or the law college, added to every delivery app |
What will the move into Sector 40 cost?
Radhe Shyam, our owner, put indicative prices on paper in October 2026. Starting elsewhere in Gurgaon, a single bedroom costs somewhere between Rs 4,500 and a top of Rs 7,000; two bedrooms, Rs 8,000 up to Rs 12,500; three, anywhere from Rs 12,000 to Rs 15,000. Loading in Delhi moves each band up: roughly Rs 14,000–16,500 when there are three bedrooms, Rs 10,000–13,500 with two, Rs 7,000–8,000 with one. Our Gurgaon city page prints the full table. An upper floor reached by one narrow staircase tends to sit at the top of its band; a larger house is priced after a survey.
If you are still choosing between Sector 40 and its northern neighbour, our Sector 31 newcomer guide covers that sector's housing and transport, and our household shifting page lists what the crew packs and carries. Our phones are staffed from Monday to Saturday, 8 am until 9 pm; on Sunday the office is shut.
Key takeaway
Sector 40 is mostly HUDA houses split into floors, with part of South City 1 and Mohyal Colony inside its map boundary. Expect to pay about Rs 30,000 to 38,000 for one or two bedrooms on Square Yards' averages, less for a single room. PS Sector 40 handles most verifications, though Jharsa village is under PS Sadar; take the PIN from a bill; and ask about drains, because the city listed the sector among its sewer-overflow hotspots in 2025.
When you have both addresses and a date, send them to us and mention the floor at either end. Treat everything here as general information: we took it from the dated sources above on 5 November 2026, and rents, station boundaries and postal records can change while metro timelines slip, so check again before you sign.
