Moving to Sector 45 in Gurgaon almost always means renting a builder floor, in the old HUDA plots or one of the six blocks of Greenwood City, at portal rents of roughly Rs 15,000 a month for one bedroom up to Rs 55,000 for three. Before you arrive, put PIN 122003 on your papers, have your tenant verification sent to PS Sector 40, and plan the school run and the commute around a metro line that is being built through the sector.

What will you rent here, and for how much?
A floor in a plotted house, most likely. On the Square Yards Sector 45 page, 89 per cent of the 896 homes offered for rent were builder floors and 11 per cent were flats. The two big portals agree that it is not a cheap sector:

The last two rows tell the story. Half of the renter searches Square Yards logs here are for Rs 15,000–30,000, yet only about a fifth of the homes on offer sit in that bracket. Expect to look at several floors, to compromise on size, or to widen the search to the sectors on either side.
Greenwood City deserves its own note. According to PropertyPistol's report of 15 September 2022, the Municipal Corporation of Gurugram took over upkeep of this six-block colony on 29 August 2022, with the planning department putting the cost of pending infrastructure work at Rs 14.3 crore. Residents quoted then spoke of water shortages and of streetlights out in some blocks. That was four years ago; ask your block's association what has been fixed before you sign.
At the budget end is Kanhai, an old village beside the sector. Wikipedia gives it about 12,000 residents in roughly 1,140 households, and the same PIN as Sector 45. Rooms there are not covered by the portal averages above, so compare them in person.
Which PIN code and post office will you use?
- India Post's directory entry for that code lists the Gurgaon Sector 45 sub post office, and four branch offices below it: Gwal Pahari, Jharsa, Smaspur and Wazirabad. On OpenStreetMap, a South City-I sub post office is also marked about 0.6 km from the sector's centre point.
Records do not all agree. The CBSE register entry for the Delhi Public School here gives its PIN as 122001, a different code. Take the number printed on your electricity or gas bill and use that one for the bank, Aadhaar, your employer and school admission forms. Add the block letter to the house number on every form.
Which police station handles your tenant verification?
PS Sector 40. In the Gurugram Police East district list, PS Sector 40 covers:
- Sector 40 itself and South City-1;
- Sector-45 and Green Wood City, both listed by name;
- the villages of Kanhai, Saini Khera and Silokhra.
The force's verification page says the tenant form is filled in, submitted with documents to the concerned police station, a copy kept by you and another given to your RWA president. The page also links to an online version of the form. The same form covers a domestic help. OpenStreetMap places the Sector 40 police station about 0.9 km from Sector 45's centre point. Which schools are near Sector 45?
Sector 45 has its own CBSE senior secondary school, and other schools surround it. The CBSE register shows for Delhi Public School Site I:
- affiliation number 530405, at senior secondary level, as an independent school run by the DPS Society;
- a postal address of Sector 45 Urban Estate;
- an affiliation period from 1 April 2023 to 31 March 2028.
On OpenStreetMap, with distances taken in direct lines from the sector's mid-point, the junior wing of St. Angels is about 0.25 km away, DPS about 0.39 km and the senior wing of St. Angels about 0.45 km. NoBroker also lists Euro International School and SunCity School as being in Sector 45. We checked only DPS against the board's register, so ask any other school for its affiliation number before you pay.
Square Yards notes that school traffic is a visible part of the morning rush here. If you will drive a child each day, try the route at 7.30 am on a weekday before you choose a floor.
Where will you shop, see a doctor and unwind?
Daily shopping is close; the malls are a little further out. On OpenStreetMap, again in straight lines from the middle of Sector 45, you will find:

Fortis Healthcare gives its hospital's address as Sector 44, opposite Millennium City Centre, and Square Yards puts Medanta about 4.1 km away. Closer in, the map shows the Pernod Ricard Charitable Dispensary about 0.25 km from the centre. We have not checked opening hours or emergency cover anywhere; pick one hospital and save its number in every phone before the move.
For open space, the map shows Sector 45 Community Park, a Sports Complex and several small triangle parks within half a kilometre of the centre.
Residents also raise civic gripes. Square Yards' undated summary of reviews mentions sewage overflow and potholes near St. Angel's, missing drain covers on the Arya Samaj Marg footpaths and dumping near the sector market. Walk the street outside a house after dark before you commit.
How will you get to work?
Mostly by road for now, with the metro a short ride away. Straight-line distances from the sector's centre on OpenStreetMap, plus two NoBroker figures:

GMCBL city buses stop around the edges. OpenStreetMap marks three of their stops: Sector 39/45 about 0.6 km from the centre, Sector 45/South City 1 about 0.73 km, and Ambedkar Chowk/Indira Colony about 0.81 km. Check routes and times with GMCBL before you rely on them.
A station inside the sector is coming. Indian Infrastructure reported on 12 February 2026 that Gurugram Metro Rail Limited had cast the line's first pile in Sector 45, at the start of about 3,000 piles from Millennium City Centre to Sector 9. Wikipedia's Gurugram Metro article lists Sector 45 and Sector 46 as stations, both due in 2028. Until then, expect barricades and narrowed lanes on the corridor road; a home a little away from it may be quieter while the building goes on.

How much will the move into Sector 45 cost?
Inside Gurgaon, the indicative October 2026 bands from Radhe Shyam, our owner, start at Rs 4,500 to Rs 7,000 when one bedroom moves, rise to Rs 8,000 to Rs 12,500 for two and reach Rs 12,000 to Rs 15,000 for three; you can also find them on our Gurgaon city page. Coming from Delhi costs more: Rs 7,000 to Rs 8,000 for one bedroom, Rs 10,000 to Rs 13,500 for two, and Rs 14,000 to Rs 16,500 for three. According to UNI on 26 October 2026, a non-Delhi vehicle below the BS-VI emission norm cannot enter the city between 1 November 2026 and 31 January 2027, so ask which standard the truck meets if loading starts there.
