Moving to Sector 47: A Newcomer's Guide for Families and Renters

Most families moving to Sector 47 land in one of three kinds of home: a plot, floor or flat inside the Malibu Towne township, a block of Unitech's South City 2 that spills over the sector line, or an HSVP plotted house. The first-week basics are close at hand, with a 24/7 hospital emergency department and two schools inside the sector, while the nearest working metro station, Millennium City Centre, is about 7 km away by the township developer's own estimate.

What kind of home will you find in Sector 47?

You will find a mix of plotted houses, builder floors and flats in a gated township. Sector 47 is a planned sector of Haryana Shehri Vikas Pradhikaran, which lists a Sector 47 layout plan in its August 2024 update on Gurugram plans. Inside that grid sit two large private colonies:

• Malibu Towne. Its developer's website gives the address as Sector 47, opposite GoodEarth City Centre, and describes 200 acres of freehold land. Homes come in three forms: plots (the first project launched), a condominium spread over roughly 11.89 acres, and a total of 444 independent floors.
• South City 2. Unitech describes this township as spanning Sectors 49 and 50 and offering plots, floors, villas and apartments. Its Q Block reaches into Sector 47: Park Hospital's Sector 47 address is in that block.

Read the lease for who pays maintenance, as it differs between a floor, a condominium flat and a plotted house. Ask the landlord for the last paid electricity and water bills at the handover.

How will you get around: metro and roads?

By road for now, and by metro from about 2028. The Gurugram Metro article on Wikipedia describes Phase 1 of the new line as 15.3 km long, running from Millennium City Centre to Sector 101, with construction started in November 2025 and opening targeted for 2028. Its stations, in order from the start, include Sector 45, Cyber Park, Sector 47, Subhash Chowk and Sector 48, so the sector gets a stop of its own.

Until then, the working option is the Delhi Metro Yellow Line at Millennium City Centre, which the Malibu Towne website still calls HUDA City Centre and places about 7 km from the township. The same site puts Rajiv Chowk about 2 km away and the Indira Gandhi International Airport roughly a 30-minute drive off; treat both as the developer's figures, not timings for rush hour.

Expect barricades while the line is built. In April 2026 The Tribune reported that GMDA had approved Rs 13 crore of service-road works to ease traffic during metro construction, including a route from Subhash Chowk to the SEZ for people working in Sector 48 and living near Central Park. If you drive to work, try the commute once at peak hour before you fix school and office timings.

Which schools are in or near Sector 47?

Two schools give Sector 47 addresses, and more sit in the sectors around it.

• Shemford Futuristic School lists its campus at Red Wood, PS 03, Malibu Town, Sector 47 and describes itself as CBSE-affiliated.
• S D Adarsh Vidyalaya names itself on its own website as being in Sec-47, Sohna Road, and publishes a CBSE mandatory disclosure section.
• Delhi Public School, Sector 45 appears in Wikipedia's list of Gurgaon schools with CBSE affiliation number 530405.
• Around South City 2, Unitech's township page names Gems International School, Lotus Valley School and DPS International School as schools serving residents.

What to settle with a school in the first week:

• To do: A seat in the right class, in writing, if you are moving mid-session
• To do: The transfer certificate from the old school, and whether the new one needs it countersigned
• To do: Whether the school bus route covers your block or tower
• To do: Pick-up and drop timings, so the moving truck is not blocking the school van

Where are the nearest hospitals?

Park Hospital is inside the sector. Its Gurugram page places it in Q Block of South City 2 on Sohna Road, inside Sector 47, and says the emergency department works 24/7. Listed specialities include cardiac, neuro and renal sciences, cancer care and orthopaedics.

For a larger hospital, Artemis Hospital gives its postal address as Sector 51 and publishes a separate emergency number on its contact page. Wikipedia describes it as a 600-bed hospital founded in 2007.

Where do you shop in the first week?

Several are inside or next to the sector. The options with published addresses:

For the first night, pack a "day one" carton with bedding, a kettle, phone chargers, medicines and the children's school things, and keep it in the car rather than the truck.

What paperwork should renters finish in the first week?

Police verification comes first. Haryana Police lists a Tenant/PG verification request among its online citizen services for a fee of Rs 50, which the owner or the tenant can register; a domestic help verification is listed at the same fee. The state's press note of 12 February 2020 on the HarSamay portal's launch said the certificates can be downloaded with a digital signature, without a visit to a police station.

A week-one checklist for renters:

• To do: Tenant verification filed, and a copy kept for the society or resident body
• To do: Verification for a cook, driver or other domestic help before they start
• To do: Rent agreement signed by both sides, with the meter readings written in
• To do: Gate or entry card from the township or society office
• To do: Address changed with your bank, gas agency and employer

How should you plan the move into Sector 47?

Start with the building, not the truck. A Malibu floor with only a staircase needs a different crew from a condominium flat with a booked lift, and a plotted house may need the truck parked on the lane with the neighbours' agreement. Tell the movers which of these you are moving into, along with the floor number.
