Moving to Malibu Towne: A Newcomer's Guide for Families and Renters

Moving to Malibu Towne means moving into a 200-acre gated township in Sector 47 on Sohna Road, where your home will be a plotted house, an independent floor or a flat in one of its towers, and where several resident associations, not one, share the work with the Municipal Corporation of Gurugram. In the first week you can reach three schools inside the gates, a shopping arcade and a mall within the township, and a 24/7 hospital emergency in the same sector.

Which kind of Malibu home are you moving into?

It decides almost everything else. The developer, Malibu Estate Pvt. Ltd., says on its township website that the land is freehold and lists three parts: plots, a condominium of about 11.89 acres and 444 independent floors. The same site notes a layout plan first drawn up in 2008 and a revised one approved on 7 March 2019, so newer floors and buildings are still appearing.

Addresses here use block codes and street names rather than one running house number. You will see codes such as WW, CW, PKD and D1, and streets such as Pine Drive, Birch Street and Park Drive. Write the full form on every courier, gas and bank document from day one.

Who runs Malibu Towne: the RWAs or the MCG?

Both, for different things. The residents' newsletter Samvada Broadcast reported that the MCG took over the township in June 2022, which makes street lights, roads and drains a corporation matter. The same report says the Malibu Towne RWA (Floors) team was elected unopposed on 9 June 2024, with the District Registrar of Societies approving the process.

Around that sit several other bodies. The newsletter's Malibu Towne section carries notices from a plotted-area RWA, the WW-CW association, Starwood Society and a Malibu Towne RWAs Federation that speaks for the township on issues such as storm-water drains. Malibu Towers, the tower blocks, got a new RWA team in autumn 2026 after six years, according to a newsletter piece by a Tower 6 resident. Office-holders change, so check who is in charge when you arrive.

What to do in the first week:

• To do: Find out which association covers your address, and register with it.
• To do: Ask whether it wants your vehicle number, a tenancy copy or a move-in note at the gate.
• To do: Join your block's residents' group, where neighbours raise parking and water problems.
• To do: Save the MCG's complaint channels for street lights and drains.

How do you get in and out by road?

Through Sohna Road, which the developer calls a six-lane road with Rajiv Chowk about 2 km away. The junctions either side of the township decide your commute:

• Subhash Chowk, towards Rajiv Chowk and the city centre. In April 2026 the city said it would post quick-response teams there for the rains, a sign of how often it floods.
• Vatika Chowk, to the south, where an underpass of about 0.8 km has linked the Southern Peripheral Road and Golf Course Extension Road since November 2023.
• Ambedkar Chowk, where GMDA invited bids in May 2026 for a 900-metre flyover with a two-year target. Expect work zones there; check progress before you plan a school run through it.

Inside the gates, the hazard is parked cars. A resident's piece titled Turning the Turns Dangerous describes SUVs left right at corners and stilt parking used for other things, which pushes cars onto the lanes. Walk your route to school once with the children before term starts.

Which schools are inside the gates?

Three, with addresses in the township:

A school inside the township saves a bus ride, but seats in mid-session are not guaranteed. Ask for the admission offer in writing and carry the transfer certificate from the old school.

Where do you go for a doctor or an emergency?

Close by, but outside the gates. Park Hospital runs its Gurugram branch from Q Block of South City 2, also within Sector 47, and states that its emergency department is open 24/7. Artemis Hospital, in Sector 51, is the larger hospital in this part of the city. For routine visits, the Apollo Clinic at Vipul Trade Center, Sector 48, lists consultations, diagnostics, vaccinations and dentistry.

What can you buy without leaving the township?

Most everyday things. The developer describes the Malibu shopping arcade as holding more than 80 shops, four restaurants and five floors of offices The developer's office is on the arcade's second floor. Raheja Mall lists its address as D1 Block, Malibu Town, and GoodEarth City Centre stands opposite the township on Sohna Road. What about water, in summer and in the rains?

Ask before you sign. A mid-2026 Samvada Broadcast piece said the colony now carries six to seven times the numbers it was planned for, and that during the hottest weeks some lanes went without supply because the water plants could not keep up the pressure. Check the overhead tank, whether there is a booster pump, and how often the landlord has called a tanker.

The rains bring the opposite problem. In July 2023 The Tribune reported Malibu Town waterlogged for hours after 65 mm of rain. The RWA federation pushed for an MCG storm-water pipeline to Jharsa Pond, which the newsletter reported as inaugurated on 28 June 2026; how well it copes over several monsoons is not yet known.

What paperwork should renters and buyers finish early?

• Tenants: file tenant verification with Haryana Police; the steps and fee are set out in our Sector 47 guide. Write the meter readings into the rent agreement.
• Buyers and sellers: look up the property ID and clear any dues on Haryana's ULB property tax portal, which issues the no-dues certificate needed at sale.
• Everyone: update the address held by your bank, employer and gas agency, using the block code.

What should you tell the movers?

The home type, the block code and the floor. On our Malibu Towne page we explain that we check how your lane is draining when heavy rain is forecast, keep the truck away from corners, and may send a smaller vehicle to a crowded street. The nearest of our branches is in South City II, Sector 49, a short drive down Sohna Road.
