Moving to Sector 48 means picking one of four quite different kinds of home on the same stretch of Sohna Road: small serviced flats and towers in the Central Park township, mid-sized gated societies, plotted floors and villas in Vipul World, and towers still under construction. Families get a CBSE senior secondary school inside the sector and a metro station planned at its edge, while renters should judge rent per square foot, because the sector's average figures hide a very wide spread.

What follows is about settling in: the right home, rent, your address and PIN, schools, work, hospitals, shops and travel. The shift itself is planned by our packers and movers in Sector 48 Gurgaon, who settle the lift, the gate and the truck with your society first.

Which kind of Sector 48 home fits your household?

Decide the type of home before you shortlist societies. Square Yards' list of projects in Sector 48, read on 20 October 2026, falls into four groups that suit different people:

Group Examples from Square Yards' list Sizes listed Who it tends to suit
Central Park township Central Park Resorts (1,446 units on 47.5 acres), The Room (300 units), Belgravia Resort Residences (840 units), Bellevue (400 units) From 1 BHK of 750 sq ft to 3 BHK and up Singles and couples after a small serviced flat; families wanting resort-style facilities
Mid-sized gated societies Parsvnath Green Ville (535 units, 2–3 BHK), Bestech Park View City 1 (516 units, 2–4 BHK), Orchid Greens (510 units, 3–5 BHK), Vipul Greens (644 units, 3–5 BHK), Eldeco Mansionz (180 units, 3 BHK) 2 BHK from about 1,500 sq ft Families who want lifts, guards and a clubhouse
Vipul World plotted area Vipul World Floors (768 units) and Plots (800) across 150 acres; Vipul Tatvam Villas (254 units) 3 BHK floors from about 1,470 sq ft; villas from 3,000 sq ft Households fine with stairs, or wanting a whole house
Under construction Experion The Trillion (540 units, possession listed for December 2032), One The Saavira (72 units) 3 BHK and larger Buyers planning ahead, not tenants

Three practical points follow from that table. A one-bedroom search will mostly lead to the Central Park buildings or to rooms in standalone buildings, since the older societies start at two or three bedrooms. A two-bedroom household can weigh an older society flat against a newer, smaller unit in the township. And a family needing four or five bedrooms has genuine choice here, in Vipul Greens, Orchid Greens or a Vipul World floor.

Who sets the move-in rules in each of these places is explained in our Sector 48 society rules guide.

How much rent should you expect?

It depends heavily on the group you choose, so test any quote against its floor area. NoBroker's Sector 48 rent page says its bands reflect October 2026; Square Yards publishes its own average asking rents (both read on 20 October 2026):

Home NoBroker monthly band (Oct 2026) Square Yards average asking rent
1 RK or studio Rs 7,000–95,399 Rs 23,850
1 BHK Rs 20,000–1,50,000 Rs 31,850
2 BHK Rs 10,000–2,50,000 Rs 58,250
3 BHK Rs 24,885–1,15,249 Rs 63,000
4 BHK — Rs 67,750

The upper ends look odd because furnished, serviced flats in the Central Park buildings share a sector with plain rooms in standalone houses. Magicbricks offers a steadier yardstick of Rs 30 to Rs 51 per square foot a month, and Square Yards puts the average at Rs 28. On the Magicbricks range, a 1,500 sq ft flat would let for roughly Rs 45,000 to Rs 76,500. When a quote falls far outside that, ask what furniture, services or parking it covers.

Before you sign, get three things in writing: the monthly maintenance and who pays it, how backup power is billed, and your parking slot. For a plotted floor, also ask whether it has its own electricity meter or shares one with the owner.

Which PIN code should you write: 122018 or 122001?

Both turn up on Sector 48 addresses, and that confuses couriers. India Post's data shows 122018 belongs to one delivery office, Gurgaon South City II, and Square Yards uses it for this sector. Yet CBSE's record for GD Goenka Public School in Block A prints 122001, which India Post links to the Gurgaon Head Post Office and eleven other offices, and Magicbricks shows 122001 too.

The practical rule is to copy the PIN your society prints on its own notices, or the one on your landlord's documents, and then use that same number on every bank, school and delivery form so your records match. Always add the tower or block, the society name and "Sector 48, Sohna Road". In Vipul World, give the block letter and plot number as well, because plot numbers alone are hard for a new driver to find.

Which schools are in Sector 48?

Two schools have campuses inside the sector, and a third stands on its border:

School Where What the record shows
GD Goenka Public School Block A, Vipul World CBSE affiliation 531180; senior secondary; opened 8 April 2013; affiliated until 31 March 2028 (CBSE SARAS)
The Vega Schools, Sector 48 campus Sohna Road, opposite Eldeco Mansionz Called the school's primary campus; its K–12 campus is in Sector 76; kindergarten onwards runs 8:15 am to 2:45 pm (Vega Schools)
DAV Public School Uppal Southend, on the Sector 48-49 boundary Covered in our Sector 49 newcomer guide

The two Vega campuses matter for families with children of different ages: a younger child may study in Sector 48 while an older one travels to Sector 76, so confirm which campus each class uses before you pick a home. Whichever you choose, request this year's fee sheet, check that a school bus stops near your society, and ask what papers a mid-year joiner must bring.

Where will you work, and how will you get there?

Plenty of tenants here work within a few kilometres. Brookfield India REIT lists its Candor TechSpace office campus in Sector 48, and Magicbricks names Iris Tech Park, JMD Megapolis and Orchid Business Park among the office buildings around the sector. If your desk is in one of them, a home on the same side of Sohna Road can save a daily U-turn through traffic.

The metro is still some way off. Wikipedia's Gurugram Metro article lists a station called Sector 48 on the new line from Millennium City Centre, coming just after Sector 47 and Subhash Chowk. Its station table shows phase one opening in 2028, a summary table on the same page says 2029, and it records civil work starting in November 2025. Until then, Millennium City Centre on the Yellow Line is the closest working station, about 7 to 8 km away on Magicbricks' estimate. Building work along the route can slow Sohna Road, so test the commute at peak hour before signing anything.

Where are the nearest hospitals?

The two larger ones are a short drive away. Park Hospital gives the address of its Sector 47 branch as Q Block, South City 2, and calls it a multi-specialty hospital with emergency care round the clock. Artemis Hospital is in Sector 51 and gives a separate emergency line on its contact page. Square Yards also names smaller hospitals near Sector 48, among them Polaris, Sai, Ekta and Sanjeevani; check what each one handles before you count on it at night.

In your first week, store one emergency number in every family phone and find out from your insurer where you can be treated cashless.

Where will you shop?

Mostly on Sohna Road itself:

  • Omaxe Celebrations Mall. Omaxe lists it among its Gurugram malls, with a multiplex, shops and a food court; it stands close to Subhash Chowk.
  • Inside the sector. Square Yards lists Scottish Mall and Arcade 48 among Sector 48's commercial projects.
  • Your own township. Large societies often run a grocery or convenience shop on site; ask the estate office which shops deliver to your tower.

Residents in Square Yards' reviews mention waterlogging, sewage, broken roads and Sohna Road jams among their complaints, so look at the lane outside your gate after rain if you can. Moving during the wet months is covered in our Sector 48 monsoon guide.

What does the move into Sector 48 cost?

Our owner's indicative price ranges, dated October 2026 and matching our Gurgaon page, cover local and Delhi moves from a typical Sector 48 home:

Size Local move in Gurgaon Typical Sector 48 home of this size Move to Delhi
Studio or 1 BHK Rs 4,500–7,000 A small flat in the Central Park buildings Rs 7,000–8,000
Two bedrooms (2 BHK) Rs 8,000–12,500 A Parsvnath Green Ville or Bestech Park View City 1 flat Rs 10,000–13,500
Three bedrooms (3 BHK) Rs 12,000–15,000 A Vipul World floor or an Eldeco Mansionz flat Rs 14,000–16,500

Homes with four or five bedrooms, and villas, are priced after a survey. Our owner's list puts a car shifted within 50 km at Rs 9,000–11,500. What pushes a quote up or down inside these ranges is set out in our Sector 48 costs and access guide, and when the new flat is still not ready as you leave the old one, storage can cover the gap. Our nearest branch, in South City II, Sector 49, is next door.

First-week checklist for Sector 48

  • To do: Choose the kind of home first, then compare societies within that group.
  • To do: Compare rent per square foot, not only the monthly figure.
  • To do: Settle which PIN your society uses, 122018 or 122001, and use it everywhere.
  • To do: Confirm the school campus and bus route for each child.
  • To do: Save Park Hospital's emergency line and check your insurer's cashless list.
  • To do: Drive to work once at 9 am on a weekday.

Key takeaway

Sector 48 puts studios, large societies, plotted floors and villas side by side. Choose the kind of home first, judge rent by the square foot, take your PIN from your society's own address, and check the school campus before you sign.
