Moving to Sector 49 works best when you first pick which part of it you will live in, because this one sector holds a 137-acre plotted colony, a 37-acre tower society, a defence housing estate, villa streets and towers still being built. Families get two CBSE senior secondary schools inside the sector and PIN 122018 for every form; renters get a very wide rent range, so compare by society, not by sector.

Which part of Sector 49 suits your household?
Start from the number of bedrooms you need. Magicbricks describes the sector as an established area near the Badshahpur crossing, where Sohna Road meets Golf Course Extension Road, with Sector 50 to the east, 47 to the north, 48 to the west and 66 to the south. Square Yards' list of projects in the sector, read on 19 October 2026, shows how differently they are built:

Three things follow. A one-bedroom renter will find few homes in the societies and will mostly be looking at rooms in floors or standalone buildings. Two-bedroom households can weigh a tower with lifts against a floor reached by stairs. And a family wanting four bedrooms has more choice here than in most of Gurgaon.
The side of the sector matters as much as the society. The Rosewood City estates open onto Golf Course Extension Road, Uppal Southend and Orchid Petals sit on the Sohna Road side, and Vatika places Vatika City where the two 60-metre roads cross. What will you pay in rent?
More than the bands suggest at the top end, and less at the bottom. NoBroker's Sector 49 rent page, which it says reflects October 2026, gives these monthly ranges:

Magicbricks gives a different yardstick: Rs 24 to Rs 37 per square foot each month. For a 1,500 sq ft flat that works out at roughly Rs 36,000 to Rs 55,500, which is a useful check on any quote you receive.
Before signing, ask the landlord to put three points on paper: the monthly maintenance and who bears it, whether backup power is billed on top, and how many parking slots come with the home. In a tower society those lines can change the real monthly cost more than the rent itself.
Which address and PIN code should you use?
Use 122018. India Post's data links that PIN to one office, the Gurgaon South City II sub post office, and CBSE's records for both schools in the sector print the same number. Nearby sectors share it, so the PIN alone will not find your door.
Give every bank, school, courier and cab the full form: tower and flat number or block letter and plot, then society name, then "Sector 49, Sohna Road" or "Sector 49, Golf Course Extension Road", depending on your gate. A tenant in Uppal Southend who writes only "Sector 49" can expect at least one lost delivery in the first month.
Which schools are in the sector?
Two CBSE senior secondary schools have Sector 49 addresses on CBSE's own register:

The two sit on opposite sides of the sector, so pick the school before the home if you can: a child walking to DAV from Uppal Southend has a very different morning from one crossing to Rosewood City. When you call either school, ask for the current fee sheet, the bus route that covers your society, and whether a mid-session transfer needs any step beyond the transfer certificate.
Where is the nearest hospital?
Just outside the sector. Park Hospital lists its Sector 47 hospital at Q Block, South City 2, beside Sohna Road, and describes it as a multi-specialty hospital with 24/7 emergency. Two larger hospitals within a short drive are Artemis (Sector 51) and Medanta (Sector 38); our South City 2 guide has their addresses.
In the first week, save the emergency number in each phone, drive the route once in daylight, and ask your health insurer which of these hospitals is on its cashless list.
Where will you shop?
Close to home, and it depends on your side of the sector:
- Omaxe Gurgaon Mall. Omaxe gives its address as Block S, Uppal Southend, on the Sohna-Gurgaon Road, and lists a multiplex, shops and a food court as operational.
- Eros City Square. For Rosewood City, Eros lists a completed building with two levels of retail at Sector 49-50, near Golf Course Extension Road.
- Inside Vatika City. Vatika says the group housing has its own club, restaurant, sports facilities and convenience retail.
Magicbricks also names Smart Bazaar, Spaze Edge and Elements One among the shopping and commercial places around the sector. Keep a first-night box in the car with sheets, a kettle, phone chargers and daily medicines, so nobody hunts through cartons at midnight.
How will you get around before the metro arrives?
By car or cab for now. The new Gurugram Metro line from Millennium City Centre has stations planned at Sector 47, Subhash Chowk and Sector 48. Wikipedia records civil work starting in November 2025, with phase one due in 2028.
A second line is further off. On 30 June 2026 the Hindustan Times reported proposed stations for a planned 36 km line from Sector 56 to Pachgaon, among them Nirvana Country, Sector 66 and Vatika Chowk, with the project report still to be approved. Vatika already describes Vatika City as walking distance from a proposed station. Treat both as future plans, not reasons to pay more rent today.
Sohna Road and Golf Course Extension Road are both slow at peak hours, and residents in Square Yards' Sector 49 reviews (83 reviews, updated January 2026) list waterlogging, traffic and thin public transport as common complaints.
