Moving to South City 1 (Sector 41): A Newcomer's Guide for Families and Renters

Moving to South City 1 means settling into a large Unitech colony in central Gurgaon, a township of plotted floors, houses and a few apartment societies near Signature Towers and the Yellow Line. In the first week a newcomer mostly needs four answers: which PIN and sector to write, whether the home is a society flat or a floor on a plot, which school the children can join, and which papers the landlord or owner must file.

Which sector goes on your address?

Whatever your paperwork says. The sources disagree among themselves:

• Unitech's township page calls South City 1 a 300-acre township "located at the heart of Gurgaon in Sector 30 and Sector 40".
• A notice dated 1 January 2026 from the board the government appointed to run Unitech adds Sector 41, placing the colony across Sectors 30, 40 and 41.
• Day-to-day listings, from map apps to school addresses, often just write "South City 1, Sector 41".

None of these is wrong; they describe the same colony at different levels. What matters for a newcomer is consistency. Copy the sector exactly as it appears on your rent agreement or sale deed into every form, so that a bank's address check matches the document you show.

Which PIN code should you write?

It depends on whom you ask: four sources give three different numbers.

The India Post entry comes from the public PIN directory, which marks the South City I office as non-delivery: it offers counter services, but post to your door is delivered by another office. The school PINs come from CBSE's records for K R Mangalam World School and Orchids, and the map PINs from Mappls listings for Maharshi Dayanand School and South City Arcade.

So: use the PIN written on your agreement or deed, ask the owner which one their post and courier deliveries use, and give that same number to the bank, the school and your employer. A courier label with your block letter and plot number reaches the door far more reliably than the PIN alone.

Is your new home a society flat or a floor on a plot?

The first week runs differently in each, so find out before moving day. Unitech's township page describes South City 1 as a mix of apartments, plots and private villas, and names three apartment complexes inside it: The World Spa, Uniworld City and The Palms. The rest of the colony is mostly lettered blocks of plots, with floors and houses on them.

That last row comes from the colony's history: the January 2026 notice records a 2020 handover of the colony to the city's municipal corporation, the MCG. Expect some digging in your first months, too. South City-1 was one of 17 areas named when the MCG's finance and contract committee cleared works on roads, water supply, sewers and drains on 28 July 2026, according to The Tribune. When you sign a lease, ask the owner whether the lane outside has been dug up or is due to be.

Renting furnished. Some newcomers skip moving furniture altogether. Housr, for example, lists furnished flats in South City 1 starting at Rs 59,999 a month for a one-bedroom when we checked in October 2026. A furnished let changes the move: you send cartons, a bed or two and a desk, not a household, and the price falls with it.

Which schools carry a South City 1 address?

Four schools give an address inside the colony. Call each before you settle the moving date, since a mid-year seat is never guaranteed.

"Secondary level" in CBSE's terms means the school is affiliated up to Class 10, while "senior secondary" runs to Class 12, so a family with a child in Class 11 should check this before applying. For the first school week:

• To do: Carry the transfer certificate, the last report card and a copy of the new rent agreement as address proof.
• To do: Ask which bus stop serves your block letter.
• To do: Note the school's start and finish times, so a delivery truck is never parked across the bus stop.

Which hospitals are near?

Two large hospitals are a short drive away. Medanta The Medicity lists its address in Sector 38, and Artemis gives Sector 51. In your first week, save the emergency number of the one you would use, find the chemist in your nearest block market, and carry every prescription in hand luggage rather than a carton. Which papers need filing in your first week?

Most families need four steps:

Tenant checks moved online years ago: in February 2020 The Tribune wrote that the Haryana Police's HarSamay portal was issuing tenant verification certificates with a digital signature. That report is six years old, so check the current steps on the portal before you rely on it. Unitech's floor plans for the colony run from 160 to 420 square metres, so many homes here outgrow the table's last row; those are priced once the contents have been counted.
