South City 1 vs South City 2: Which Suits Your Move?

There is no general winner between the two; each fits a different kind of household. South City 1 is the older Unitech colony in Sectors 30, 40 and 41, on the NH-48 side near the Yellow Line, while South City 2 lies off Sohna Road in Sectors 47, 49 and 50 and has no metro station yet.

Every row in the comparison below comes from a named source with a date. We do not rank the two colonies. The checklist at the end is there to help you weigh them for your own move.

How do South City 1 and South City 2 compare side by side?

Reserve prices are the starting bids for the specific units Unitech's board put up for e-auction, not market rates.

Where is each colony, and who looks after it?

Both are licensed plotted colonies from the same builder, but they sit on opposite sides of central Gurgaon. A notice of 1 January 2026 from Unitech's government-appointed board describes South City 1 as a colony of 301.43 acres in Sectors 30, 40 and 41, built under licences issued between 1985 and 2000 by Haryana's town planning director. The same notice places South City 2 Phase 1 and Nirvana Country together in Sectors 47, 49 and 50, developed with Pioneer Urban Land and Infrastructure, on around 500 acres between them.

Unitech's own South City 2 page is narrower: it names Sectors 49 and 50 and sets the colony between Golf Course Extension Road and Vikas Marg, with the Sohna highway directly to its west. Your sale deed or rent agreement settles which sector number your own plot carries.

According to the notice, both colonies came under the municipal corporation in 2020. For South City 2 it adds that the corporation and the resident associations have shared the upkeep since September 2020. In practice, a road, drain or streetlight complaint goes to the MCG in either colony, while gate and lane questions go to the RWA of your block.

What kind of home will you find in each?

In both, mostly floors and houses on plots, but the sizes differ. Unitech's South City 1 floor plans run from 160 to 420 square metres. Its South City 2 floors, which it places in Sector 50, come in 230, 300 and 420 square metres, with marble in the living and dining rooms. South City 2's township page also lists apartments and villas alongside the floors and plots.

One building often holds more than one owner. The notice offers the first and second floors of the same plot in Block E of South City 2 as two separate lots of 2,115 square feet each. Expect to share a staircase and a frontage with another household in either colony.

Rebuilt plots are getting taller. Since July 2024 Haryana has let plots go to stilt-plus-four floors without conditions where the layout plan allows four dwelling units, and with conditions on road width and neighbours' consent where it allows three, The Hans India reported. So in both colonies you may compare an original low-rise floor with a top floor four levels above a stilt car park. Ask whether the building has a lift, and how deep it is.

How do the roads and the metro differ?

South City 1 faces the highway; South City 2 faces Sohna Road. On South City 1's NH-48 side, the Yellow Line has stopped at IFFCO Chowk station since June 2010, and Unitech's notice describes the colony as close to the HUDA City Centre station, now called Millennium City Centre, the line's last stop in Sector 29.

South City 2 has no station today. Swarajya reported in July 2026 that Gurugram's new metro line will have a stop at Subhash Chowk, on the colony's way into the city, and that Millennium City Centre will be one of the line's five interchanges. Until that opens, a daily metro commute from South City 2 starts with a road trip.

For a truck, the junctions decide the day:

• South City 1: Signature Towers and IFFCO Chowk on NH-48. For a Delhi-bound load this is the way out, and on a heavy-rain day it is the stretch that jams first.
• South City 2: Subhash Chowk and Sohna Road, plus Golf Course Extension Road for the Sector 50 blocks. Our Sohna Road guide covers the societies along that corridor.

What do the rules and enforcement records say?

Neither colony publishes moving rules that we could find online in October 2026. What exists on record is enforcement and RWA practice.

South City 1. PropNewsTime reported that 51 unauthorised gates came down in June 2025, cleared by the town planning department from blocks C to M, whose internal roads measure 9 or 12 metres across. In September 2026 the department sealed a 20-room hotel and two PG buildings of 32 and 39 rooms in B Block, The Tribune reported. If you are renting a room or a floor, ask the owner whether the building has had a notice.

South City 2. The record is about how the RWA works. During the 2025 civic polls, it said candidates could use its F Block community hall once a written request had been approved, according to The Tribune of 25 February 2025. A move is not a campaign, but a short written note to the RWA with your date and truck number fits that habit. What do rain reports say about each?

Both sides of the city have flooded in recent monsoons, at different points. In August 2025 The Tribune listed Sectors 30 and 40, two of South City 1's three sectors, among places that waterlog year after year. On 24 August 2026 an hour-long downpour left a jam of more than five kilometres stretching from Signature Tower to Hero Honda Chowk, ETV Bharat reported, and school buses stuck for hours near Subhash Chowk and Rail Vihar.

On 5 September 2026, when 36 mm fell in an hour, The Tribune named Sohna Road and Golf Course Extension Road, South City 2's two exits, among the worst stretches. South City 1 also has digging ahead: the MCG's July 2026 list of approved projects included roads, drinking water, sewers and drains there. For a monsoon move from either, keep a spare date.

Will your moving day or quote differ between them?

Where a quote lands inside or outside a band depends on the floor, the stairs and the distance between the door and the truck. A large South City 1 floor emptied after many years can hold more than a three-bedroom band covers. A South City 2 floor with marble on the carrying path needs floor protection laid before the heavy pieces go. Which questions settle the choice?

Go through these for your own household. Whichever colony matches more of your answers is the one to visit first.

• To do: Does anyone in the family take the Yellow Line to Delhi every day?
• To do: Is the daily drive towards NH-48 and Cyber City, or towards Sohna Road and the Extension Road?
• To do: Do you need a floor of more than 300 sq m, or will a smaller one do?
• To do: Will you share a staircase with another owner, and does the building have a lift?
• To do: Renting a single room? Ask whether the building has received a sealing or a notice.
• To do: Is a particular school, such as one in H Block or E Block, the deciding factor?
• To do: Can your dates avoid the July to September rains at the junction you will use most?
