Sushant Lok 1, 2 and 3 share a name but differ in where they sit, which metro line serves them and which recent enforcement and flood reports mention them. None is better in general: Sushant Lok 1 lies near MG Road and Golf Course Road with two metro lines close by, while Sushant Lok 2 and 3 sit together around Sectors 55 to 57 at the southern end of Golf Course Road, sharing the Sector 55–56 Rapid Metro terminus.

This post compares only facts we could source, phase by phase. It does not rank the colonies; which one suits you depends on your commute, your home and your lease. How do Sushant Lok 1, 2 and 3 compare side by side?

Each cell below has a named source, listed at the end of the post. Where we found nothing, the table says so rather than guessing.

Where exactly is each phase?

Phase numbers do not map neatly onto sectors, so an address needs the phase, block and sector together.

Sushant Lok 1 has blocks in more than one sector. Paras Health lists itself at C-1, Sushant Lok-1, in Sector 43, and Wikipedia's Shalom Hills article places Shalom Hills International School in C Block. The colony is on the central side of the city, near Golf Course Road and MG Road.

Sushant Lok 2 covers parts of three sectors. Plot 5 in Sushant Lok II, Sector 55, is the address of Gurugram Public School; the same Shalom Hills article lists Shalom Presidency School on Golf Course Extension Road in Sector 56; and Scottish High International School lists G Block of Sushant Lok 2 in Sector 57.

Sushant Lok 3 is in Sector 57. The Knowledge Habitat, formerly The HDFC School, uses Block C, Sushant Lok III, Sector 57.

One trap follows from this: Sector 57 holds a G Block of Sushant Lok 2 as well as a G Block of Sushant Lok 3. A booking that says only "G Block, Sector 57" can send a truck to the wrong lane.

What kind of homes does each phase have?

All three are plotted colonies, not gated tower societies, so the typical home is a floor in a building on its own plot. The difference lies in how far the buildings have been converted.

  • Sushant Lok 1: Many plots now carry stilt-plus-four buildings, and a good share are run as rooms, PGs and guest houses. On 10 September 2026, according to The Tribune, town planning officials sealed a 52-room guest house at House 379A and a 36-room joint guest house at 282A and 283A, both in A Block, and demolished reception and kitchen areas built on stilt floors.
  • Sushant Lok 2: Mostly floors on separate plots, with some rebuilt as stilt-plus-four. It appears in the August 2023 enforcement list but in no later report we found.
  • Sushant Lok 3: A mix of whole family floors and buildings let room by room. Grihik reported on 30 September 2026 that the DTP (Enforcement) office had completed its survey of the phase and flagged more than 30 properties for alleged PGs, guest houses or commercial use, issuing show-cause notices and restoration orders.

For a mover, the housing type matters more than the phase name. A whole family floor calls for a truck and several crew members; one room usually goes in a small van.

How do the metro and main roads differ?

Sushant Lok 1 is close to two lines; Sushant Lok 2 and 3 share one terminus.

According to Wikipedia's Rapid Metro article, the Sector 42-43 station near Sushant Lok 1 opened on 25 April 2017, while Sector 55–56, the southern terminus, opened on 31 March 2017. The Rapid Metro meets the Delhi Metro's Yellow Line at Sikanderpur. Sushant Lok 1 also has the Yellow Line's own end point nearby: Millennium City Centre, in Sector 29, opened on 21 June 2010.

The roads in the news are different for each phase:

  • Sushant Lok 2: GMDA had two options on the table, a flyover or an underpass, for five junctions from Ghata to Vatika Chowk, among them the Golf Course Road T-point at Ghata, according to a Daily Jagran report of 3 October 2025. If work starts, the quickest exit onto the Extension Road may change for a while.
  • Sushant Lok 3: In July 2024, enforcement teams removed encroachments along about 2 km of the service road beside the sector-dividing road between Sectors 50, 51 and 57, The Tribune reported, after years of jams.
  • Sushant Lok 1: We found no specific road project for it in our sources; plan the route around MG Road and Golf Course Road traffic.

Which schools and hospitals sit in or beside each phase?

The table above lists them; the useful point is how they affect a moving day. School gates mean buses and parked cars around opening and closing times, so we avoid standing a truck near Shalom Hills (Sushant Lok 1), Gurugram Public School or Scottish High (Sushant Lok 2), or The Knowledge Habitat (Sushant Lok 3) at those hours.

Hospitals need clear approaches. Paras Health is inside Sushant Lok 1; Marengo Asia Hospitals sits on Golf Course Extension Road in the Sector 56 part of Sushant Lok II; and Artemis Hospital is in Sector 51, across the road from Sushant Lok 3. We keep trucks away from all three entrances.

What do the rules and enforcement reports say about each?

The common thread is that stilt floors are for parking and residential plots are for residence. In August 2023 The Tribune reported a drive against stilt-plus-four units used as businesses that named Sushant Lok Phase I, II and III. Since then, the September 2026 actions have touched Sushant Lok 1 and 3 by name.

What that means for tenants is practical rather than legal: if your building has received a notice, get the owner to state in writing the date tenants must leave, because that sets whether a move can be planned or must be rushed.

Society rules are thinner on the ground. A Gurgaon moving firm, BoxNMove, in a guide dated March 2026, names Sushant Lok 1 among areas where RWAs commonly ask for an NOC 24 to 72 hours ahead, the truck number and crew IDs, and may limit shifting to 10 am to 6 pm. It does not name Sushant Lok 2 or 3, and we found no published RWA rules for any phase, so ask your block's association or guard post directly.

What do flood reports say about each phase?

Sushant Lok 2 and 3 are named most specifically. On 29 July 2024, The Tribune described Sushant Lok roads under three to four feet of water after a downpour; it got into ground floors and basements in both phases, and around 600 families were hit. In August 2025 The Tribune also named the Artemis roundabout and Golf Course Road among spots that flood every year, which bear on routes out of Sushant Lok 3 and 2.

For Sushant Lok 1 the record is less precise. The Tribune's 11 July 2026 report listed "Sushant Lok" among 20 hotspots after heavy rain without naming a phase. Whichever phase you choose, a ground-floor home or a basement store deserves a question about past flooding before you sign.

Does the phase change the cost of your move?

No. All three are inside Gurgaon, so the same indicative ranges apply, last set by the owner in October 2026.

What moves a quote within its range is the building: a walk-up fourth floor needs more carrying time than a ground-floor home, and a lane full of parked cars can mean a smaller vehicle shuttling to a truck on a wider road. A single room in any phase is often well below a full home's figure because it needs only a small van. Which questions settle the choice?

Run through these before you sign a lease or set a moving date:

  • To do: Which metro line will you use daily: the Yellow Line or the Rapid Metro?
  • To do: Does your commute run along MG Road or along Golf Course Extension Road?
  • To do: Is the building one family's home, or is it let room by room?
  • To do: Has the building received an enforcement notice? Ask the owner in writing.
  • To do: Is the flat on the ground floor or does it come with a basement store?
  • To do: Does the building have a lift that takes furniture, or stairs only?
  • To do: Have you written the phase, block and sector on the lease and the booking?
