Moving to Sushant Lok 2: A Newcomer's Guide for Families and Renters

Moving to Sushant Lok 2 usually means renting a builder floor in Sector 55 or 56, with a few blocks reaching into Sector 57, at an address that published sources put under PIN 122011. Before you sign, check three things the listing will not tell you: what water costs on top of rent in summer, how the building is used, and the exact phase and block for your papers.

Which sector, block and PIN will your papers show?

Write all four parts: phase, block, plot and sector. Sushant Lok 2 is split across sectors, and the portals disagree on its PIN.

• PIN. Marengo Asia Hospitals gives its address as Golf Course Extension Road, Sushant Lok II, Sector 56, Haryana 122011. Wikipedia's Shalom Hills article also lists Shalom Presidency School in Sushant Lok Phase-II with 122011. NoBroker's locality page shows 122011 at the top and 122003 further down. We go with the two published addresses, but your lease is the final word.
• Sectors. Gurugram Public School sits in Sector 55, Marengo in Sector 56, and Scottish High in Block G, Sector 57.
• Blocks. A June 2026 Newslaundry report names the A1, B1, D, F and G blocks of the phase, and places D Block in Sector 56.

What does a floor rent for in October 2026?

Asking prices spread widely. These are listings we read on 21 October 2026 on Square Yards, whose page was last updated on 10 October and showed 96 builder floors for rent:

NoBroker's undated text gives a two-bedroom range of Rs 28,000 to 55,000. Asking rents are not agreed rents, and both pages change every week, so treat the table as a starting point for bargaining and check.

What will water cost on top of the rent?

Possibly a lot in April and May. On 24 June 2026 Newslaundry reported on Gurugram's "tail-end" neighbourhoods, where piped supply arrives weakest. In Sushant Lok 2:

• a resident of A1 Block said water came on only one or two days a week through April and May, and a tanker had to be called twice a week;
• a resident of D Block, Sector 56, needed tankers four times across those two months;
• households in B1 Block said they needed three tankers a week, about Rs 8,400 to 13,000 a month for delivery to an underground tank, or Rs 18,000 to 26,000 if the tanker must fill an overhead tank;
• the operator of the booster for the F and G blocks said 7 to 10 lakh litres a day came through the pipeline, with tubewells covering the rest.

For a renter, the question is who pays. Ask the owner, in writing, whether tanker water in summer is your cost or theirs, how big the underground and overhead tanks are, and whether the floor shares them with the floors above and below. Who do you call when something breaks?

For water and drains, the municipal corporation; for the street around you, the residents' association too. The same Newslaundry report shows Sushant Lok 2 residents filing water complaints on the MCG portal, and complaining that some were closed without being fixed. It also quotes the joint secretary of the Sushant Lok 2 RWA, so an association is active. In the first week, get the RWA's contact and any block-level group from your neighbours.

Electricity is less clear. In November 2025 residents of neighbouring Sushant Lok 3 were allowed individual meters in place of a builder-held connection, as our Sushant Lok 3 newcomer guide explains. We found no report on how Sushant Lok 2 floors are metered, so ask whose name is on the bill and photograph the meter on handover day.

Why does the building's use matter to a tenant?

Because enforcement is close at hand. On 26 July 2023 The Tribune reported that a Haryana State Enforcement Bureau police station had opened in Sushant Lok Phase 2, staffed by about 60 police, to handle cases of building-norm violations and similar offences. The same report said the town planning department had recommended FIRs against property owners in Sushant Lok Phases 1 and 2, among other colonies, for using homes commercially without permission.

That matters most if you are offered a room in a building let out room by room, or a floor in a rebuilt plot with many units. Before signing, ask:

1. Is the building used only as family homes?
2. Has the owner received any notice from the town planning department?
3. Will the notice period in the lease cover you if the building is sealed?

Which schools are inside the phase?

Three, each with a different board and age range:

Fees, seats and admission dates change every year, so ask each school directly.

How will you get around and shop?

By metro to the north, by road everywhere else.

• Metro. The Sector 55–56 station, opened on 31 March 2017, is where the Rapid Metro ends. The next stop towards Cyber City is Sector 54 Chowk.
• Hospital. Marengo Asia Hospitals is on Golf Course Extension Road inside the phase. Save its number with your full address.
• Shopping. NoBroker's locality page names Bestech Central Square and Ardee Mall for bigger shopping, and lists a preschool "near Hong Kong Bazaar" in Sector 57.

What should you settle in the first week?

The handover jobs that are hardest to fix later:

• To do: Tenant verification. Gurugram Police runs tenant verification; confirm the owner has filed it.
• To do: Water terms in writing, including who pays for summer tankers.
• To do: Meter photo and the name on the bill.
• To do: Ground floor or basement? Ask how high the water came in July 2024, when The Tribune reported water entering ground floors and basements in this phase.
• To do: A list of fittings that stay, such as geysers, fans and wardrobes, signed by both sides.

What should the movers know?

Your floor, whether there is a lift big enough for a fridge, where a truck can stand in your lane, and whether a school or hospital gate is nearby.
