Moving to Sushant Lok 3 usually means renting or buying a builder floor in one of the lettered blocks of Sector 57, or a room in a building let out room by room. Before the first week is out, settle three things that portals skip: whether your floor has its own electricity meter, where its water comes from, and whether the building is on the enforcement list announced in September 2026.
Here we cover settling in. The moving day, with the crew and a quote, is on our Sushant Lok 3 packers and movers page. For schools, markets and paperwork across the whole sector, our Sector 57 newcomer's guide goes into more detail.
Where exactly is Sushant Lok 3, and what is "3 Extension"?
Sushant Lok 3 follows phases 1 and 2, and most of its addresses carry Sector 57. The Knowledge Habitat, once called The HDFC School, lists itself in Block C of Sushant Lok III, Sector 57, with the PIN 122003, and NoBroker's locality page gives the same PIN. Other reports name further blocks: Grihik's enforcement story describes a G Block building, and Realty Hunting lists a floor in Block F.
There is also a "Sushant Lok 3 Extension". A November 2025 Amar Ujala report speaks of Sushant Lok 3 and 3 Extension together and places them in Sectors 56 and 57. So when you fill in a bank, school or Aadhaar form, copy the phase, block, plot number and sector exactly as your lease or sale deed prints them.
Tip
Sushant Lok 2 also has a G Block in Sector 57. Write "Sushant Lok 3" in full on every delivery app and courier form, not just "G Block, Sector 57".
What homes are there, and what do they rent for?
Mostly floors in houses on separate plots, some of them rebuilt as taller buildings. Realty Hunting's guide to builder floors here, updated on 6 October 2026, calls this the Sushant Lok phase with the largest plots and quotes rents from about Rs 30,000 for one bedroom to Rs 82,000 for three. It also warns that some listing pages still show launch-era sale prices well below today's market. Rents and prices move every month, so check.
| Home you are offered | Question to ask before signing |
|---|---|
| A whole floor in a family house | Is the staircase shared with another floor, and is there a lift big enough for a fridge? |
| A floor in a rebuilt stilt-plus building | Is the stilt for parking only, and does the building have any notice from the town planning department? |
| A room or studio in a PG building | Is the building on the September 2026 survey list, and what notice period will the owner put in writing? |
| A ground floor or basement unit | How high did water come in the July 2024 rains? |
That last question comes from the colony's recent history. On 29 July 2024 The Tribune reported that water had entered ground floors and basements in Sushant Lok 2 and 3. Our Sushant Lok 3 season guide covers the rains and the summer heat in full.
Who runs the colony: the developer, MCG or the RWA?
All three come up, and the answer decides who you call about a broken streetlight or a blocked drain. Sushant Lok was built as a developer-licensed colony. On 10 May 2022 the Hindustan Times reported an order of the Town and Country Planning Department transferring nine such colonies, Sushant Lok 2 and 3 among them, to the Municipal Corporation of Gurugram. A few days later The Tribune explained that the developers of the nine colonies were to pay Rs 92.04 crore towards infrastructure the colonies lacked.
There is also a residents' body. The Tribune's flood report of July 2024 quoted the Phase 3 RWA's president. In practice, ask your landlord or neighbours three things in the first week:
- who collects any maintenance charge, and what it pays for;
- which MCG ward and complaint line covers your block;
- whether the RWA keeps a contact list or group for water and power alerts.
We have not seen a later report describing the current split of duties, so treat the 2022 order as the starting point and check locally.
Can you get your own electricity meter now?
Since November 2025, the answer is yes in principle. Amar Ujala reported on 21 November 2025 that the power utility had allowed residents of Sushant Lok 3 and 3 Extension to take individual connections. The area has about 3,500 connections. Until then, the builder had held a single-point connection since 2002–03 and supplied homes from it, and residents had complained that their bills did not follow the utility's own tariff. The utility's superintending engineer for the circle told the paper the permission came after many complaints.
For a newcomer, this changes the handover:
- To do: Ask whether the floor has switched to its own utility meter or still runs on a builder sub-meter.
- To do: Get a copy of the last bill, and check whose name is on it.
- To do: Photograph the meter reading with the owner on the day you take the keys.
- To do: If the floor has not switched, ask the utility how a connection is applied for and who must sign. The process may have changed since the November 2025 report.
Where does the water come from?
Partly from GMDA's pipeline and partly from the ground. On 24 June 2026 Newslaundry reported that Sector 57 is one of the city's "tail-end" water areas, where pressure is lowest by the time supply arrives. It said the Sushant Lok 3 booster station in Sector 57 has a capacity of 63 lakh litres and draws extra water from a tubewell. Its operator claimed the meter recording GMDA's supply had been broken for two years. In neighbouring Sushant Lok 2, residents described buying tankers through April and May 2026.
So before you sign:
- Ask how big the overhead and underground tanks are, and whether they are shared with other floors.
- Ask whether the building has its own borewell, and who pays to run the pump.
- Get the name of the tanker supplier neighbours use in summer.
- Check when the tank was last cleaned. Moving in is the easiest moment to have it done.
How will you get around in the first week?
By road for most trips, with the Rapid Metro a short ride away. The Sector 55–56 station, opened in March 2017, is the last stop on the Rapid Metro, which runs along Golf Course Road. From the colony, the routes out run along the road between Sectors 50, 51 and 57 or towards Golf Course Extension Road. Before you agree cab or school-bus timings, try the commute once in rush hour.
Which school and hospitals will you need first?
The closest are in or beside the colony:
| Need | Nearest named place | Address as published |
|---|---|---|
| School inside the colony | The Knowledge Habitat | Block C, Sushant Lok III, Sector 57 |
| Hospital across the dividing road | Artemis Hospital | Sector 51 |
| Hospital in the next phase | Marengo Asia Hospitals | Sushant Lok II, Sector 56, on Golf Course Extension Road |
Save both hospitals' emergency numbers together with your phase, block and plot number. Fees, admission dates and school hours are set afresh every year; ask the school.
What should a renter settle in the first week?
The paperwork that protects you if the building or the lease changes:
- To do: Tenant verification. Gurugram Police runs tenant verification for residents. Ask your landlord whether it has been filed.
- To do: The enforcement question. Grihik's report of 30 September 2026 says the district town planner's enforcement officials have surveyed the whole colony and marked over 30 buildings for suspected PG, guest-house or commercial use. Show-cause notices and restoration orders followed. Ask whether yours is one of them, and get the answer in writing.
- To do: A written inventory. List the fittings that stay, such as geysers, fans and wardrobes, so the deposit is not argued over later.
- To do: Meter and tank photos on the day you take the keys.
What should you tell the movers?
The floor, whether there is a lift, where a truck can stop in your lane, and whether you are moving a whole floor or a single room. As our Sushant Lok 3 page explains, a room or studio usually fits a small van, which is easier to park in a block lane. Moving a whole family floor takes a truck and a full team. Inside Gurgaon, the owner's October 2026 price ranges start at Rs 4,500–7,000 (1 BHK), rise to Rs 8,000–12,500 (2 BHK) and reach Rs 12,000–15,000 when the home has three bedrooms. If your new floor is not ready on the day, our warehousing service holds packed goods, priced by volume and days.
Key takeaway
In Sushant Lok 3, check three things before signing: whether the floor has its own power meter (allowed since November 2025), how the building gets water in a tail-end sector, and whether it is on the September 2026 enforcement list. After that, the school, hospitals and metro are all close.
Undecided between the phases? Our Sushant Lok 1 vs 2 vs 3 comparison lays out the differences. Once a date is set, send us the details.
Read this as general information drawn from the dated sources listed with it. Utility rules, rents and enforcement action change, so check with the power utility, MCG, your landlord and the RWA before you sign or move.
