Neither sector is the better choice in general; they suit different moves. Sector 56 mixes large apartment campuses such as Kendriya Vihar with builder floors and sits at the Rapid Metro's last station, while Sector 57 is overwhelmingly builder floors in Sushant Lok 3 and its neighbouring colonies, two to three kilometres from that station.

What kind of homes does each sector offer?
Sector 56 offers more choice of building type. Square Yards describes high-rise apartments, builder floors, plots and community housing, and its ready-to-move list includes Aravali View Rail Vihar, Sagar Apartment, Abhas Apartment and Huda CGHS among others. The biggest single campus is Kendriya Vihar, built by the Central Government Employees Welfare Housing Organisation: its owners' association counts 1,940 flats in seven types, handed over in two phases in 2000 and 2002, from compact AA units of about 407 sq ft to DX flats of about 2,102 sq ft.
Sector 57 is mostly floors. On Square Yards' Sector 57 page, three-bedroom homes are the largest group in both sale (58%) and rent (64%) listings, and the Sushant Lok 3 independent floors appear as a ready-to-move project in their own right. Its one large society on the Extension Road side, BPTP Freedom Park Life, offers two-, three- and five-bedroom flats and penthouses.
For a mover, that difference decides the day. A society flat means a lift booking, a gate pass and a fixed loading slot. A floor means a staircase, a truck standing in a residential lane and, often, a stair shared with the family on the next level.
How do the metro and roads differ?
Sector 56 has the metro on its doorstep. The Sector 55–56 station is where the Golf Course Road Rapid Metro ends, and trains turn back from there towards Sector 54 Chowk. From Sector 57 the same station is two to three kilometres away, by Square Yards' estimate, so residents usually add an auto ride.
The planned extension does not change that much yet. Wikipedia's Gurugram Metro article reports that the detailed project report for a 35.5 km line from Sector 55–56 to Pachgaon, with 28 new stations, was ready in September 2025; its first listed stops are Sectors 61, 62 and 66, heading away from Sector 57.
Each sector also has its own traffic point:
- Sector 56: AIT Chowk. The Tribune reported in May 2025 that GMDA planned an underpass at AIT Chowk, the junction where Sectors 53 to 56 meet, to relieve peak-hour jams.
- Sector 57: the dividing road. In July 2024 roughly 2 km of service road was freed of encroachments along the road separating Sectors 50, 51 and 57, after years of jams.
Which schools and hospitals are on each side?
Both sectors have schools with their own addresses, and the hospitals sit on either flank. In Sector 56, Shalom Presidency School gives Golf Course Extension Road, Sushant Lok II as its location, and Marengo Asia Hospitals uses the same road and colony in its address, with a 24x7 emergency helpline.
Sector 57 holds more schools. The Knowledge Habitat, formerly The HDFC School, is in C Block of Sushant Lok III, and Scottish High International School is in G Block of Sushant Lok 2 within the sector; our Sector 57 newcomer guide lists the others. For a large hospital, residents look to Artemis in Sector 51 or to Marengo Asia across the boundary.
What do flood and enforcement reports say about each?
On flooding, the two are on the same list. The Tribune named both sectors among places with blocked drains on 29 June 2024, and on 29 July 2024 it reported water inside ground floors and basements across Sectors 55, 56 and 57 and Sushant Lok 2 and 3. On enforcement, the news is about Sector 57. Grihik reported on 30 September 2026 that a town planning enforcement survey of Sushant Lok 3 was complete, and that over 30 buildings were suspected of running as PGs, guest houses or businesses. A tenant there should ask whether the building has received a notice before signing. We found no matching survey for Sector 56 in the sources we checked, which does not mean none exists.
Does the choice change your moving day or its cost?
The cost bands do not change; the method does. Whichever sector you pick, the October 2026 bands we quote for a move inside Gurgaon stay the same:

What differs is the access. A Kendriya Vihar or Freedom Park Life flat is planned around the society's lift and truck slot. A Sushant Lok floor is planned around the staircase, the lane and the neighbours' parked cars. A hop between the two sectors takes little driving time; the hours go on carrying at each end. Which questions decide between the two?
Answer these for your own household; the side that fits more of them is the one to look at first.
- To do: Do you, or does anyone in the family, commute by Rapid Metro every day?
- To do: Do you want a society with a lift, guards and an office, or a floor with your own entrance?
- To do: Do you need three or four bedrooms on one level, which Sector 57's floors supply in quantity?
- To do: Is a particular school's gate within walking distance important?
- To do: Will you live on a ground floor or keep goods in a basement, given the 2024 flooding in both?
- To do: If you are renting a room, has the building had an enforcement notice?
