In South City 1, monsoon trouble starts on the colony's NH-48 edge: rain has shut the IFFCO Chowk underpass, caved in a highway service lane at IFFCO Chowk and built a five-kilometre jam from Signature Tower, and The Tribune counts Sectors 30 and 40 among Gurugram's repeat waterlogging spots. Summer trouble is the heat, with Gurugram at 48.1°C on 15 May 2022 and 45.1°C under a red alert in June 2024.

Only dated reports made the cut, and only those mentioning South City, its sectors, IFFCO Chowk, Signature Tower or the stretch of the Delhi-Jaipur highway (NH-48) beside the colony. Nothing we found names a single block inside the colony as flooded, so read the reports below as a picture of the roads a loaded truck must use, not of your lane.

Does the colony itself flood, or only the highway?

Both, though the record on the colony is thinner. A Tribune survey of 27 August 2025 put Sectors 30 and 40 on its list of places that go under water most monsoons. Unitech's board lists the colony's sectors as 30, 40 and 41, so two of them appear on the Tribune list. Sector 41, the number most residents write on their address, is not.

The colony was also named after a storm in the dry season. On 2 May 2025 rain began around 5 am, and IANS named the Signature Tower area, IFFCO Chowk and HUDA City Centre as some of the hardest-hit places. The next day The Tribune wrote that South City, Sushant Lok, Udyog Vihar and DLF Phases 1 to 5 were badly affected, with around 45 mm in the city and more than 200 mm across the district. A May booking, in other words, still needs a look at the forecast.

Why is IFFCO Chowk the junction to watch?

Because almost every load leaving the colony for Delhi, and many heading to Cyber City, passes through it, and it has failed in rain in several different ways.

  • The underpass shuts. After 120 mm of rain in July 2021, The Tribune reported that the IFFCO Chowk underpass was closed, along with those at Rajiv Chowk and Hero Honda Chowk.
  • The surface roads fill. On the afternoon of 13 September 2024, 46 mm fell, and The Tribune described people wading through knee-deep water at IFFCO Chowk and Subhash Chowk.
  • The road gives way. In the 70 mm downpour of 25 August 2026, a stretch of service lane beside the Delhi-Jaipur highway collapsed into a pit at IFFCO Chowk, PTI reported, after a leaking GMDA sewer washed out the soil underneath. The spot was barricaded while repairs waited.
  • Traffic is turned back. On Saturday 5 September 2026, with 36 mm of rain in one hour, police told drivers bound for Delhi to turn back at IFFCO Chowk and cross into Delhi at Aya Nagar.

Storms bring a further hazard. On the evening of 31 July 2024 a tree came down near the IFFCO Chowk metro station in heavy rain, exposing wires, and three people were electrocuted, ETV Bharat reported. On a stormy day our crew does not stand a loaded trolley under trees or near loose cables while waiting for the truck.

What about Signature Tower and the highway towards Hero Honda Chowk?

That is the colony's other exit to the highway, and it jams fast. A single hour of rain on 24 August 2026 was enough: ETV Bharat reported a queue of more than five kilometres between Signature Tower and Hero Honda Chowk, with a 15-minute drive stretching to 40 or 50 minutes. Offices and schools were asked to work from home the next day.

GMDA does test the pumps before each monsoon. In May 2025 The Tribune listed mock drills at the underpass from IFFCO Chowk metro station towards MG Road on 6 May and at Signature Tower on 7 May, and said the pumps and generators were found working at full capacity. Pumps help water drain afterwards; the reports from 2026 show the jams still form while it is raining.

How hot does it get, and when?

Hot enough to shape the working day from mid-May. The meteorological department put Gurugram at 48.1°C on Sunday 15 May 2022, more than anywhere else in Haryana or Punjab on that date.

Two years later the district acted on the heat. After three days in a row above 45°C, The Tribune reported on 31 May 2024 that the deputy commissioner had ordered a break from noon to 3 pm for construction, delivery and domestic workers. On 18 June 2024 the IMD put Gurugram under a red alert with the day's top temperature at 45.1°C, warning of heatstroke and asking people to stay indoors in the afternoon.

These are city readings, not readings from your street. South City 1's big floors and houses can have a terrace room or a top floor that holds the heat, and that is usually the last room we clear.

How do we plan a monsoon move out of South City 1?

The plan starts with the exit, then the weather:

  1. Pick the exit the night before. We ask whether your load heads for Delhi, Cyber City or the Sohna Road side, and which of IFFCO Chowk or Signature Tower the driver will use.
  2. Check at first light. On the morning itself we confirm the underpass and the service lane at IFFCO Chowk are open. If either is shut, the truck takes the other exit or waits.
  3. Never drive into water. A loaded truck does not enter standing water whose depth nobody knows.
  4. Wrap indoors. Mattresses, sofas and cartons get their plastic layer inside the house, so the walk down the drive cannot soak them.
  5. Clear before the afternoon. The storms of 25 August and 5 September 2026 broke in the evening and the afternoon, so we aim to be loaded and moving by lunchtime.
  6. Keep a fallback. If roads stay shut, we hold the packed load in our warehouse and deliver once the roads reopen.

How do we plan a summer move?

Heat changes the hours more than the method:

  • Heavy pieces first. Wardrobes, beds and the fridge leave before late morning; cartons and loose items follow.
  • Breaks in the shade. The crew takes water and rest between floors, the same pattern the 2024 order asked of employers.
  • Sensitive things ride with you. Medicines, plants, candles, photographs and pets should not spend an afternoon in a closed truck.
  • Electronics loaded last. Screens and computers go in last and come out first, so they spend the shortest time in the heat.
  • Older family members out of the heat. If parents are leaving a long-time home, a cool room at a relative's place for the day spares them the dust and the temperature.

What does the season do to the price?

The season changes nothing in our pricing. These are the owner's indicative bands, set in October 2026 and used all year:

A big South City 1 house cleared after decades may need more than the 3 BHK band, so we price it after seeing it. A storage stop forced by rain is a separate line, added only if you want it.
