Moving in Sector 31 in the monsoon means planning for water inside the sector itself: its internal roads appear in dated rain reports from July 2023 to July 2026, and in two of them the water stood for hours. Summer brings the other risk, with Gurugram at 45.1°C in June 2024 and over 32°C as early as 1 March 2026, which is hard on a crew carrying by hand up the stairs of a plotted house.

We used only dated reports that name Sector 31 or the roads at its edge, and we say where a figure covers the whole city. For the junction most trucks cross on the way out, Rajiv Chowk, see our Sector 32 monsoon guide, which covers it in detail. For the paperwork side, our Sector 31 rules and timings post sets out what the RWA, HSVP and the traffic police say.

Which rain reports name Sector 31?

We found seven, spread over four seasons. What sets them apart from the reports on most nearby sectors is that the sector's own lanes are mentioned, not only the highway or a chowk:

Report date Publisher Rain recorded What was said about Sector 31
5 July 2023 The Tribune 65 mm in the city the day before Among areas that "remained waterlogged for hours"
19 August 2023 The Tribune 62 mm in Gurgaon tehsil by 8 am On the list of affected points with Sectors 30, 38 and 40 and the Jharsa crossing
26 July 2024 The Tribune Close to two hours of heavy rain along SPR Waterlogged, as was NH-48 near Narsinghpur
11 August 2024 The Tribune (IANS) 53 mm in the city Waterlogged with Sectors 30, 40 and 45; a resident said a few kilometres took hours
12 August 2024 The Tribune Over 200 mm on the Sunday, mostly at Wazirabad Its internal roads "deluged", with those of Sectors 9, 10, 15 and 38
8 July 2026 ThePrint (PTI) 83 mm and then 32 mm on successive days Waterlogged, with Sector 39 next door
10 July 2026 The Tribune Same spell, 115 mm in 33 hours One of more than 50 waterlogged areas

Two details stand out. The July 2023 report said Sector 31 stayed under water for hours, not minutes (The Tribune, 5 July 2023). And in August 2024 The Tribune named the internal roads of Sector 31 among those deluged, adding that clearing many areas took several hours. A move here can be held up at your own gate, not only on the drive away.

Why does water collect in Sector 31?

No report gives one cause, so we will not invent one. A few documented points help explain the pattern:

  • The highway side. Sector 31 lies along NH-48. Square Yards, a property portal, notes in an undated summary that residents face heavy waterlogging near the highway in the monsoon, which it puts down to drains not being cleaned. Treat that as a portal's view, not a survey.
  • The service lane. On 26 July 2024, The Tribune listed NH-48 near Narsinghpur and Sector 31 in the same breath, and GMDA and MCG teams set pumps at Rajiv Chowk, Hero Honda Chowk and Narsinghpur. In July 2026 PTI again reported traffic crawling on the highway's service lane near Narsinghpur.
  • The neighbours. Jharsa crossing and Sectors 30, 38 and 39 show up beside Sector 31 in several of the same reports. When they flood, the ways in and out of the sector narrow too.

The practical point is simple. A plotted house opens straight onto the lane, so water at the gate stops loading. In the Raheja Atlantis towers the truck loads inside the society, so ask the estate office where it stands on a wet day and whether that spot drained well in July 2026.

How long does the water stay?

Long enough to matter in older reports, and less long by the official account in 2026. In July 2023 the water stood for hours, and after the August 2024 deluge clearing took several hours in many areas. On 10 July 2026, after the season's first heavy spell, GMDA's chief executive told The Tribune that water was drained out within 30 minutes to two hours, depending on the location. That is the authority's own claim, made in a report that also listed Sector 31 among more than 50 waterlogged areas.

For a move, even the shorter figure is a real delay. A crew can wait out half an hour under cover, but a truck should not stand loaded in a flooded lane for two hours, and we would not drive one through water of unknown depth. If heavy rain falls overnight before your date, send us a photo of the lane early in the morning, and we will decide together whether to start, wait or shift the day.

Is the drainage around Sector 31 being improved?

Work has been announced, but none of it has been through a monsoon in any report we found:

  1. Road gullies. A citywide gully programme reported by The Tribune on 17 December 2024 set aside 1,500 of the new roadside inlets for the block from Sector 31 to Sector 45. We did not find a report saying how many have been fitted in Sector 31 (check with your RWA, October 2026).
  2. A recharge structure in the sector. On 6 October 2026 The Tribune reported that three of five rainwater recharge pilots built with IIT-Delhi were finished, in Sectors 31 and 39 and at AIT Park in Sector 55. The idea is to let rain soak into the ground before it reaches the road. GMDA said more would follow if the pilots worked.

Because that report came after the 2026 rains, the first real test of the Sector 31 structure will be the 2027 monsoon. Until then, plan as if the July 2026 pattern could repeat.

How hot does Sector 31 get in summer?

We found no temperature reading for Sector 31 on its own. The city readings below are the closest guide:

  • 1 March 2026. Amar Ujala reported a maximum of 32.5°C and said the heat had arrived ahead of schedule. Even a spring move can mean a warm afternoon.
  • 15–16 May 2024. The city recorded 42°C with a 24°C night, and the IMD warned of heatwave to severe heatwave conditions with highs of up to 45°C. The district administration told people to take longer and more frequent breaks from outdoor work, The Tribune reported.
  • 17 June 2024. Under an IMD red alert, Gurugram reached 45.1°C and the night before had not dropped below 32.2°C, according to The Tribune.
  • June 2019. With the city near 47°C, The Tribune described old transformers and loose wiring in the HUDA sectors of old Gurugram and long, unscheduled power cuts. That report is seven years old and does not name Sector 31. Still, Sector 31 is one of the city's older sectors, and Square Yards lists HUDA among its developers, so ask your neighbours how the supply held up last summer.

Heat affects the two kinds of home here differently. In a plotted house or builder floor, the crew carries on the stairs and stands in the open lane, so the crew begins as soon as it is light and aims to have the big pieces down by about 11. In a tower flat, the risk is the service lift: a power failure halts it mid-move, so find out from the society office how long its generator can keep the lift running. A small office in a converted stilt floor is often best moved on a weekend morning, with computers carried in your own air-conditioned car.

Which months suit a Sector 31 move?

Period In the reports Our advice
October to February No report in our list falls here The easiest window; book early for the weekends
March and April 32.5°C by 1 March 2026 Morning starts; water for the crew
May and June 42°C to 45.1°C in 2024, with nights above 30°C in June Load at first light; check lift backup; keep medicines and electronics in your car
July to September Sector 31 named in July 2023, August 2023, July 2024, August 2024 and July 2026 reports A spare day, a lane check the morning of the move, plastic on all furniture

What should go on your checklist?

  • To do: Ask a neighbour or the RWA whether your lane held water in the July 2026 rains, and how long it took to clear.
  • To do: Between July and September, keep a second date free and confirm it with the society office if you live in a tower.
  • To do: After overnight rain, send a photo of the lane by 7 am so the crew can decide before setting out.
  • To do: Clear a dry spot under a stilt or porch where cartons can wait if a shower starts mid-load.
  • To do: On the eve of a wet-season move, stack boxes, rolled rugs and the TV on a table or bed rather than by the entrance.
  • To do: For a summer date, book the first slot of the day so no heavy carrying is left for the afternoon.
  • To do: If the road stays shut or the new home is not ready, ask about storage for a few days.

Will a rainy or hot month change the price?

No. Our owner's bands do not move with the weather. A Gurgaon-to-Gurgaon shift of a one-bedroom home sits at Rs 4,500–7,000; with a second bedroom the band rises to Rs 8,000–12,500, and with a third to Rs 12,000–15,000 (October 2026). What places a quote inside its band, such as floors, distance from door to truck and packing material, is explained in our Gurgaon charges guide. Storage, if you need it because rain delays delivery, is billed per day on top.

Key takeaway

Sector 31's internal roads have flooded in reports from 2023 to July 2026, sometimes for hours, so a monsoon move needs a spare day and a morning look at the lane. New gullies and an IIT-Delhi recharge structure are in place or planned but untested through a monsoon. In May and June, load at first light; October to February is the calmest window.
