Moving to Sector 31 means settling into one of Gurgaon's older HUDA sectors, where most homes are rebuilt builder floors and plotted houses, with a few housing-board and group-housing blocks and the Raheja Atlantis towers on the edge. Families get a sector market, a government polyclinic and several schools within about a kilometre; renters should expect portal rents well above the city's cheaper sectors and lanes crowded with parked cars.

This guide covers the first month after you arrive: what kind of home you are likely to rent, what two property portals say about rent, the PIN to use, and where to find schools, doctors, buses and groceries. Every source was read on 27 October 2026, and each figure is dated so you can see how fresh it is.

What sort of home will you be renting in Sector 31?

Most likely a single floor of a rebuilt house. On the Square Yards Sector 31 page, builder floors made up 84% of homes offered for rent, against 11% for apartments. Its project list also names the older blocks that hold the rest, and each kind of home asks a different question of a newcomer.

Kind of home Examples named by the sources Ask before you sign
Floor in a rebuilt HUDA house The bulk of Square Yards' rental supply Is there a lift? Which parking spot is yours, and is the stilt really kept for cars?
Original plotted house NoBroker's October 2026 range for independent houses: Rs 10,650 to Rs 60,049 Who else lives on the plot, and who pays for the water tank and the borewell, if any?
Housing Board flat Square Yards lists Housing Board Colony with 2 BHK apartments Floor number, stairs, and how often the bins near the block are cleared
Cooperative or small society flat Raheja Teachers Apartments, Navketan, Peach Jasmine, Narkanda and Shree Ganesh apartments appear on Square Yards' list Society office hours, maintenance charge, and rules for tenants
Tower flat Raheja Atlantis, which its developer places across Sectors 31 and 32, plus Atlantis II Service lift booking, visitor passes, and whether the society needs your papers before move-in

Square Yards also lists Birla Arika, a 4 BHK project still under construction, so expect building work on one side of the sector for some time.

A practical point for builder floors: the Tribune has reported stilt parking in this sector being turned into offices, and our Sector 31 rules post explains why that matters to a tenant. Ask to see the parking before you agree on the rent.

What do Sector 31 rents look like?

Higher than many newcomers expect, and the two portals do not agree on the spread.

Source, read 27 Oct 2026 Figure
Square Yards, average monthly rent Studio Rs 24,050; 1 BHK Rs 32,650; 2 BHK Rs 42,650; 3 BHK Rs 58,650; 4 BHK Rs 82,850
Square Yards, rental supply by budget 2% under Rs 15,000; 25% from Rs 15,000 to 30,000; 47% from Rs 30,000 to 50,000; 29% above Rs 50,000
Square Yards, renter demand by budget 56% of searches were in the Rs 15,000 to 30,000 band
NoBroker, October 2026 ranges Gated societies Rs 7,000 to Rs 99,499; independent houses Rs 10,650 to Rs 60,049

The useful number is the gap between demand and supply. Most people searching want to pay under Rs 30,000 a month, while most homes on offer ask more. If your budget sits in that lower band, expect competition for the few homes that fit, and be ready to decide quickly once you find one. Square Yards also showed far more searches for 1 RK homes (28%) than there were listings (7%).

Deposits vary. On NoBroker listings we read that day, owners asked anywhere from one month's rent to two. Confirm the deposit, the lock-in, the notice period and who pays the society or RWA charges, and get each one written into the agreement.

Which PIN code goes on your papers?

Use 122001, unless a bill for your house says otherwise. Square Yards and Houssed both give that number for Sector 31. Checked through a public API that mirrors India Post's directory, on 27 October 2026 the number returned twelve post offices, including Urban Estate (Gurgaon) and Gurgaon South City I. OpenStreetMap places the South City I sub post office about 1.5 km from the sector's centre.

Two other numbers can cause confusion. The same lookup showed Jharsa village, right next to the sector, served by a branch office under 122003. And some map listings near Jharsa Road carry 122022, a PIN for which the directory returned no post office at all. If a listing or a broker gives you either, check it against an electricity bill before you update your bank, Aadhaar or school forms.

Where will the children go to school?

Plenty of choice lies within an auto ride of a few minutes. The distances below are straight lines from the centre point that OpenStreetMap gives for Sector 31, measured on 27 October 2026; the drive will be longer.

School Straight-line distance
DPS infant wing, Sector 40 about 0.5 km
Ryan International School about 0.6 km
CR Model Public School about 0.9 km
Salvan Public School about 1.1 km
K.R. Mangalam World School, South City about 1.7 km

Lists on property portals do not agree with each other. Square Yards names play schools and Mothers Pride High School, while Houssed names a different set again, so treat any portal list as a lead to check. If you arrive mid-session, call the admissions office before signing a lease, ask whether there is a seat in your child's class, and find out which documents the old school must send.

Which clinics and hospitals are nearby?

For routine visits there is a public clinic inside the sector: the district's Ayushman Bharat PM-JAY empanelled list, dated December 2025, includes Polyclinic Sector 31 as a public facility. If your family holds an Ayushman card, keep it with your other papers on moving day.

On OpenStreetMap, Shivam Hospital in neighbouring Sector 30 sits about 0.55 km from the sector's centre, a dispensary in Jharsa village about 1.2 km away and Pushpanjali Hospital about 1.7 km away. For specialist or emergency care, Medanta is on CH Baktawar Singh Road in Sector 38, whose centre point lies about 2.3 km to the south-west. Note the route to its emergency gate during your first week, and ask your insurer which of them offer cashless admission.

How do you get to work without a car?

By auto or bus to the metro, for now. The working station nearest the sector is Millennium City Centre in Sector 29, where the Yellow Line ends; as the crow flies it is roughly 2.3 km from the middle of Sector 31. OpenStreetMap also marks a bus stop called "Sector 31 - NH48" roughly 0.65 km from the centre, on the highway side.

A closer station is planned. The first phase of the Gurugram Metro runs from Millennium City Centre through Sector 45 and on towards Sector 9, and Wikipedia records that construction began in September 2025 and was still going on in October 2026. Sector 45 borders Sector 31, so the line may shorten some commutes, but no opening date has been confirmed; check before you choose a home for it. Expect pillars, barricades and diversions on nearby roads in the meantime.

Where do you buy groceries and medicines?

Mostly in the sector itself. The main HUDA market is the daily-needs hub, and Square Yards places a Davaindia generic pharmacy in the HUDA mini market. In September 2025 The Tribune reported that GMDA and the MCG had cleared most encroachments from the market after repeated joint drives, so stalls and parking may look different from older photos you have seen online.

OpenStreetMap shows a Reliance Fresh and a smaller grocery store within about 150 m of the sector's centre point, and Star Mall about 0.9 km away for larger shopping. Ask a neighbour which hour the market is least crowded, especially for parking.

What should you sort out in your first month?

  • To do: Match the PIN on a recent bill, then use the same PIN on every form.
  • To do: Ask whose name the electricity meter is in; where the house has its own DHBVN meter, a name change can be requested through the DHBVN e-connection portal.
  • To do: Find out how water reaches your floor: direct supply, an overhead tank or a booster pump, and who pays to clean the tank.
  • To do: Settle where your car or scooter will stand, in writing if the lane is tight.
  • To do: Register with a school or play school, and keep the transfer certificate and report cards in one folder.
  • To do: Note the polyclinic's timings and the route to Medanta's emergency entrance.
  • To do: Transfer your LPG connection to a distributor that serves the area.
  • To do: Save the numbers of the RWA or society office, a plumber and an electrician.

If you rent, your landlord may also ask for police verification; the rules post linked above explains how it works in Haryana.

What will the move itself cost?

If you are coming from another part of Gurgaon, the owner's indicative ranges for October 2026 run from Rs 4,500 to 7,000 for one bedroom, Rs 8,000 to 12,500 for two and Rs 12,000 to 15,000 for three. A move from Delhi falls in a separate band: Rs 7,000 to 8,000, Rs 10,000 to 13,500 and Rs 14,000 to 16,500 for the same sizes. In Sector 31 the figure moves mostly with access: how close a truck can stand to the gate, the number of flights the crew must climb, and whether a tower lift is booked. Our Gurgaon charges guide explains the bands in full.

We describe how we handle the parked cars, the no-entry hours and the narrow lanes on our Sector 31 service page: packers and movers in Sector 31 Gurgaon. Our Sector 32 newcomer's guide covers the busier, more commercial sector across the road.

Key takeaway

Sector 31 is an established HUDA sector of builder floors, plotted houses and a few older blocks and towers, with its own market, a polyclinic and schools close by. Use PIN 122001 unless a bill says otherwise, budget for rents that mostly start above Rs 30,000, and settle parking, water and the meter before moving day.

Once you know the date and both addresses, get in touch for a written quote by return; household shifting explains what happens on packing day. This guide offers general information, drawn from the listed sources and checked as far as we could on 27 October 2026. Rents, school seats, PIN records and metro timelines can all shift, so verify each before you commit money.
