For a move in Sector 111, the monsoon risk sits on the roads around the sector: on 28 July 2026 PTI reported water nearly two feet deep on Chauma Road at Rajendra Park and water inside shops and homes in New Palam Vihar. The summer risk is heat and the power cuts that come with it, with Gurugram reaching 44.6°C on 19 May 2026 and 47°C on 29 May 2024.
We looked for dated reports that name Sector 111, the roads that serve it or the colony it shares a name with. None of the flood or heat reports we found names Sector 111 by number, and we say so wherever that matters below. What the reports do show is when the way to your gate is likely to be cut, and when a long afternoon of carrying gets hard on people, furniture and lifts.
Which dated reports cover Sector 111 and the roads around it?
Two facts explain the list. NoBroker's locality guide names Chauma Road, the Najafgarh–Kapashera Road, Old Gurgaon Road and Dundahera Road as the sector's main roads, and Square Yards files part of the sector as New Palam Vihar Phase 3. So reports on those roads and on New Palam Vihar are the nearest evidence there is.

| 28 July 2026 | PTI, via ThePrint | 35 mm in about 40 minutes; nearly two feet of water on Chauma Road at Rajendra Park; water in shops and homes in New Palam Vihar |
Why do Chauma Road and New Palam Vihar decide a rainy-day move?
Because they are how many trucks get in and out. Our Sector 111 page already notes that we check whether a society is reached by Chauma Road or by the expressway service road before the truck leaves, and the rain adds a reason to make that check on the morning itself.
The July 2026 report shows how quickly it can go wrong. According to PTI's report carried by ThePrint, about 35 mm fell in some 40 minutes on the afternoon of Tuesday, 28 July 2026. Vehicles stalled on Chauma Road at Rajendra Park in water close to two feet deep, and New Palam Vihar was among the colonies where water got into shops and homes. The report does not say how far the flooded stretch was from any Sector 111 society, so read it as a warning about the road, not about your block.
There are also fewer ways round than the map suggests. In January 2026 Swarajya listed the road between Sectors 110R and 111 among those still not joined to the expressway. When one approach is under water, the alternative may be a long loop. The same afternoon, the Bajghera underpass next to Sector 112 also closed; our Sector 112 season post covers that crossing.
Is the drainage for Sector 111 finished?
Not according to anything we have read. On 1 August 2025 Curly Tales, citing The Times of India, reported GMDA's position that the storm-water spine for Sectors 81–111 was still being built by HSVP and had not been handed over. That range ends at this sector.
The roads are the next piece of work. On 13 May 2026 The Tribune reported a GMDA plan of nearly Rs 90 crore to rebuild about 50 km of roads linked to the expressway, including better drains, after many stretches in Sectors 99 to 115 had suffered potholes and severe waterlogging in the monsoon. Officials expected work to gather pace once the rains ended. So an autumn or winter move may meet dug-up stretches instead of water. Until a report confirms the drains are done, treat both as live.
Has any rain report named the Palam Vihar side before?
Yes, in June 2024. After a night of rain on 28 June that brought over 150 mm, The Tribune listed roads around Caterpuri, Palam Vihar and the Dwarka Expressway among the worst affected, and said most residential areas faced long power cuts. Square Yards names Carterpuri among the localities next to New Palam Vihar. That is two monsoons in three years in which the roads on this side of the city were named.
How hot does it get, and what does the heat do to a move?
No temperature report names Sector 111, so these are citywide Gurugram readings:
- Late May 2024. The city touched 47°C on 29 May, up from 45.3°C on 20 May, according to The Tribune, by which point electricity demand had jumped over 15 per cent within seven days. It named the Palam Vihar area among places short of both water and electricity.
- June 2025. A PTI round-up gave Gurugram 44°C on 13 June.
- May 2026. Amar Ujala reported 44.6°C on 19 May, the season's hottest day to that point.
The heat itself is only half of it. A power cut stops the service lift, and without the lift a tower move turns into stair-carrying. Storms are a summer risk too: The Tribune's report of 3 May 2025 says falling branches brought down four poles in New Palam Vihar before dawn, and a resident there said supply returned at about 3 pm.
What should you arrange for a rainy-season move in Sector 111?
These are the steps we suggest between July and September:
- To do: Keep a spare day after the move, in case the road is shut on the day.
- To do: Ask the facility team which gate and road the truck should use, and tell us, so we can check that approach on the morning.
- To do: Book the service lift for the morning; the reports above put the heavy spells in the afternoon and overnight.
- To do: Keep documents, laptops and medicines in sealed bags that travel with you.
- To do: If your new flat's handover is uncertain, ask about storage now rather than on the day; our warehousing service can hold packed goods until the society clears your move-in.
- To do: Check the IMD forecast and any Gurugram traffic police advisory the evening before.
Wet shoes and trolley wheels leave marks on the new floors and lift walls of a freshly handed-over tower. That is why, as our Sector 111 page says, the lift gets padded and bulky furniture is wrapped before it crosses the lobby.
How should you plan a summer move?
From late April to June, plan around the afternoon:
- Book the lift early in the day. Ask for the first slot the society allows, so the heavy items are out before the hottest hours.
- Ask about backup power for the service lift. Find out whether it runs on the generator during a cut, and for how long.
- Carry the heat-sensitive things yourself. Medicines, candles, cosmetics, plants and pets are better in your car than in a closed truck.
- Watch for evening storms. Pre-monsoon squalls in early May can cut power for hours, as New Palam Vihar found in 2025.
- Set out water for everyone working in the flat and on the stairs.
When is the safest time of year to move here?
| Months | Dated evidence for these roads | Suggested planning |
|---|---|---|
| October to March | No flood or heat report for these roads; road and drain works expected after the monsoon | Check for dug-up stretches near your gate |
| April to June | Gurugram at 44°C to 47°C in May and June of 2024, 2025 and 2026; power and water strain in the Palam Vihar area in May 2024; storm damage in New Palam Vihar in May 2025 | Morning lift slot, backup power checked, sensitive items in your car |
| Late June to September | Palam Vihar-side roads among the worst hit on 28 June 2024; Chauma Road and New Palam Vihar flooded on 28 July 2026 | Spare day, route checked on the morning, storage arranged in advance |
Will rain or heat raise the bill?
No. The owner's indicative ranges, dated October 2026, hold in every season. Within Gurgaon, counting down from the largest home: three bedrooms Rs 12,000–15,000, two Rs 8,000–12,500, one Rs 4,500–7,000. Dwarka in Delhi is across the border from here; from Gurgaon into Delhi the ranges are Rs 7,000–8,000, Rs 10,000–13,500 and Rs 14,000–16,500. What can change the bill is your choice, not the weather: storage between homes is priced on the volume and the days it is held. Our Gurgaon charges guide explains the rest.
Key takeaway
No report names Sector 111 itself, but its roads have flooded: Chauma Road and New Palam Vihar on 28 July 2026, and the Palam Vihar side in June 2024. Gurugram has reached 44°C to 47°C in May and June three years running. The calmest window is October to March; in other months, take a morning lift slot and leave a spare day.
To compare this end of the expressway with the sectors to the west, see Sectors 106–109 vs 110–113 and the sector-by-sector Dwarka Expressway guide. Once your date is set, tell us about the move.
Read this as general information. It rests on the dated reports in our source list, and none of them describes conditions inside a particular Sector 111 society. Drains, roads and weather change each season, so check the latest IMD forecast and Gurugram traffic police advisories before your moving day.
