For a move in Sector 112, the monsoon problem is the Bajghera underpass on the Dwarka Expressway beside the sector, which rain closed on 2 September 2025, 28 July 2026 and 7 August 2026. The summer problem is afternoon heat: no report names Sector 112, but Dwarka and Najafgarh, just across the Delhi line, recorded 43.6°C to 44°C in May 2026.

Our search was limited to dated reports naming Sector 112, the Bajghera underpass, the expressway at this end, or the places on the Delhi side that border the village of Bajghera. None of the flood reports names a society or street inside the sector. What they do show is when the main crossing near it stops working, and that decides whether a loaded truck can reach your gate.

Which dated reports cover Sector 112 and its roads?

Wikipedia's article on Bajghera places the village between the Dwarka Expressway and the banks of the Sahibi River, also called the Najafgarh Drain, and says HSVP is folding it into Sectors 112 to 115. It adds that Dwarka and Bharthal in Delhi lie to its north. That is why the reports below come from both sides of the state line.

6 and 7 August 2026 India.com; IANS photographs 117 mm of rain; the underpass stretch flooded on the Thursday and was still shut on the Friday

Why does the Bajghera underpass decide a monsoon move?

Because it is the crossing closest to the sector. The expressway is raised above the ground at this end, and the underpass carries local traffic beneath it, so when water shuts it a truck has to find another way round. In heavy rain the other ways tend to be slow as well.

The closures follow a pattern. On 28 July 2026, a Tuesday, IANS photographs showed the underpass closed after rain and a man walking his scooter through a flooded road close by. Nine days later, India.com reported 117 mm of rain and long delays near the underpass after it flooded on Thursday, 6 August, and a second IANS set showed it still closed on 7 August, with vehicles wading the roads around it.

The year before, it was a longer shutdown. On 2 September 2025, The Tribune reported that the city had received over 150 mm in a day and that about a dozen underpasses, the one at Bajghera among them, were still closed to traffic, while offices and schools had moved to remote working.

Why does the underpass keep flooding?

The reports point to drainage that is shared, and argued over. In August 2024, Construction World reported that NHAI said GMDA had not kept up the drains, while GMDA blamed the way NHAI had designed and built the structure. Both said they were working on a fix.

Geography adds to it. The Tribune noted in December 2023 that Gurugram's three master storm drains all empty into the Najafgarh Drain, and that same drain runs along the edge of Bajghera. So in a hard downpour, water from much of the city drains towards the channel that runs beside Sector 112.

Has anything changed for the 2026 monsoon and beyond?

Some of the drain work has moved, but we have not seen a report confirming it is finished:

  • Box drains for Sectors 112 to 115. GMDA's tender, reported in December 2023, covered roughly 7.5 km of concrete box drains at Rs 38.46 crore, joined to the Leg-1 master drain, and a pump house beside Leg-1 in Sector 115 meant to stop water flowing back. The schedule was 19 months.
  • Service roads with drains. On 6 June 2026, Swarajya reported that 27 km of 7.5-metre service roads along both sides of the expressway were 70 per cent built, that 16.5 km of box drains were already in, and that GMDA aimed to finish by September 2026.

The July and August 2026 closures came after both of those reports, so we treat the underpass as unreliable in heavy rain until a full monsoon passes without one.

Is there a heat report for Sector 112?

Not one that names the sector or the expressway at this end. The closest dated readings come from Delhi: Dwarka, which borders Bajghera to the north, and Najafgarh, a little further into south-west Delhi.

  • Najafgarh, 19 May 2024. All India Radio News reported 47.8°C, the highest temperature in India that day, with a red alert for Delhi and Haryana.
  • Dwarka and Najafgarh, 19 May 2026. NewsX listed 43.6°C for Dwarka and 43.8°C for Najafgarh under an IMD yellow alert.
  • Dwarka, 22 May 2026. Three days later NewsX gave 44°C for Dwarka, with an orange alert and advice to stay indoors in the afternoon.

These are readings for neighbouring places, not for your tower. They are still a fair guide to what a crew carrying furniture down a Sector 112 driveway will face at 2 pm in late May.

How do we run a monsoon move in Sector 112?

We plan around the underpass first and the rain second:

  • Route check at dawn. On a rainy-season move day we confirm whether the Bajghera underpass is open before the truck sets out, and agree a second route if it is not.
  • No wading. A loaded truck does not drive into standing water of unknown depth. It waits for the water to drain or turns back.
  • Wrap before the door. Sofas, mattresses and cartons are wrapped in plastic inside the flat, so nothing gets wet on the walk to the truck, and the cargo bed is sheeted.
  • Upper floors of duplexes first. In large homes we bring the upper level down while the weather holds, then do the rooms nearest the lift.
  • Delhi timing. For a load going to Dwarka or beyond, a rain delay can push the truck into the Delhi entry hours. We reset the plan rather than rushing it; our guide to moving between Delhi and Gurgaon explains those hours.
  • Storage as a fallback. If the road stays closed, the packed goods go to our warehouse and come to you when the way is clear.

How do we run a summer move in Sector 112?

The steps are routine for any Gurgaon move between April and June:

  1. Start early. We aim to have heavy furniture and appliances out before late morning.
  2. Rest and water for the crew. Carrying a wardrobe through a hot basement or podium needs breaks, and we build them into the day.
  3. Keep the fragile and the living with you. Medicines, plants, pets, candles and documents are safer travelling with you than sitting in a closed truck.
  4. Electronics last on, first off. Screens and computers spend the least possible time in a closed cargo box.
  5. Check the lift's backup power. Ask your facility team whether the service lift runs on the generator, so a power cut does not stop the carrying halfway.

Which months are least risky for a Sector 112 move?

Period Dated reports for the sector and its roads Our planning
October to April No dated flood or heat report for the sector or its roads Normal planning; check the service road for works
May and June 43.6°C to 47.8°C recorded at Dwarka and Najafgarh in May 2024 and May 2026 Dawn start, crew breaks, sensitive items in your car
Late July to early September Underpass closed on 2 September 2025, 28 July 2026 and 6–7 August 2026 A spare day, plastic wrap, route checked at dawn, storage on standby

What does the season change on the price?

Nothing on our side. The owner's indicative ranges for October 2026 are the same all year. Within Gurgaon they run Rs 4,500–7,000 (one bedroom), Rs 8,000–12,500 (two) and Rs 12,000–15,000 (three). Since Sector 112 sits on the Delhi line, many moves here cross it: from Gurgaon to Delhi the ranges are Rs 7,000 to Rs 8,000 for one bedroom, Rs 10,000 to Rs 13,500 for two and Rs 14,000 to Rs 16,500 for three. Storage or a second delivery day, if rain forces one, is quoted separately and only if you want it.

Key takeaway

In Sector 112 the monsoon risk is the Bajghera underpass, shut by rain three times between September 2025 and August 2026. The heat risk is late May, when Dwarka and Najafgarh reached 43.6°C to 47.8°C. Move between October and April if you can; otherwise start at dawn and leave a spare day after the move.
