Neither group suits every household, and we do not rank them: they differ in where the homes stand in their life and how a truck reaches them. Among the projects we checked, Sectors 106 to 109 are mostly delivered towers, townships and compact flats, with Sectors 107 and 108 set back from the expressway, while Sectors 110 to 113 run up to the Delhi crossing and pair New Palam Vihar's plotted floors with towers in 111 to 113 that developers still list as being built.
Each row names its source and, where the fact can change, its date.

Projects named are those listed by developers, portals or HARERA, not the full housing stock. Distances are straight lines between sector centres, not road distances.
What kind of home does each group offer?
The western group leans towards finished societies. Square Yards shows Paras Dews in Sector 106 as six 24-floor towers that were ready from July 2021, and Godrej Properties lists Meridien, also in 106, with possession from January 2025. Sector 107 covers both ends of the size range: M3M calls Woodshire a delivered mid-rise project, while Signature Global Solera 2 has 448 flats across five towers, each between 367 and 660 sq ft. Sector 108 is township country, with Sobha City at 1,728 homes on 39 acres and Experion's Westerlies offering villas as well as apartments. In Sector 109, ATS Kocoon has 444 homes on almost 11 acres.
The eastern group is more mixed. Sector 110 contains the plotted streets of New Palam Vihar, which Square Yards places in the sector, alongside Diplomat Golf Link, an affordable group-housing project on HARERA's register, listed by its developer at 1,445 flats. In 111, Tashee Capital Gateway holds 572 flats in ten towers, and M3M's Crown is still an ongoing project. Sector 112 has Experion's Windchants, 563 homes with five- and six-bedroom duplex villaments, beside Windchants Nova, shown as under construction. In 113, One DXP and M3M Capital were both still being built when we checked in October 2026.
On moving day, a New Palam Vihar floor means a stair carry from a narrow lane, a tower in either group means a service-lift booking, and a villa or duplex adds internal stairs.
How does a truck reach each group?
The expressway's main carriageway is elevated through these sectors, with service roads underneath, according to Wikipedia, so no society gate opens straight onto it. Its list of the Gurugram sectors the road passes through runs from 102 to 106 and from 109 to 113, which leaves out 107 and 108; trucks reach those two on sector roads after leaving the corridor.
Missing links affect both groups, at different points. In January 2026 Swarajya listed the 103–106 and 106–109 roads as still not joined to the expressway on the western side, and the 109–112 and 110R–111 roads on the eastern side, because green-belt land had not been acquired. On the western side, The Tribune reported on 7 June 2023 that GMDA had approved rebuilding the 1.86 km road dividing 106 and 109 and the 1.8 km road dividing 103 and 106.
The eastern group has more named side roads in our sources. NoBroker lists Chauma Road among the main roads of 111, and Birla Estates names the Najafgarh–Bajghera Road for 113. A Swarajya report from June 2026 said service roads 7.5 metres wide, with box drains, were under construction on each side of the expressway, aiming for September 2026. That target has now passed, so check whether the stretch outside your society is finished before you fix a date.
How close is each group to a metro station?
Wikipedia's Gurugram Metro article says civil work on the new line began in November 2025 and that its first phase runs from Millennium City Centre to Sector 101, which lies outside both groups. GMRL also shows a 1.85 km branch linking Basai village with the expressway, without naming stations on it.
For now the Delhi Metro is nearer the eastern group. Birla Estates puts the Airport Express station at Yashobhoomi Dwarka Sector 25 roughly 5 km from Sector 113, and NoBroker gives about 6.5 km from 111. On the western side, M3M lists Dwarka Sector 21 about 10 km from Woodshire in 107. Wikipedia's Bajghera article mentions a planned Airport Express station at South Dwarka, in Sector 114 beside the eastern group, but gives no date, so treat it as a plan.
Which rules apply, and which ones need a fresh check?
Both groups fall under the same state and district rules, and none of the societies named here publishes its move rules online that we could find. Ask your estate office for the gate pass, the lift booking and the hours for trucks in writing. The table lists the dated rules most likely to affect a move from either group.
| Rule | What the source says | Date | Check before your move |
|---|---|---|---|
| Delhi entry for trucks | Outside-registered BS-III and older commercial vehicles barred; BS-IV goods vehicles allowed until 31 October of the following year (News On AIR) | 1 November 2025 | The BS-IV window ends on 31 October 2026; ask which vehicle will make a Delhi trip |
| Tenant and domestic-worker verification | Owners told to keep a register and have tenants and workers verified by police (DC Gurugram) | 12 November 2025 | Orders of this kind are issued for a set period; check whether a current one is in force |
| Heavy vehicles in peak hours | Kept off city roads at morning and evening peaks (Gurugram Traffic Police) | January 2020 | Over six years old; confirm current timings on the 1095 traffic helpline |
| Taking possession of a new flat | Buyer must take possession within two months of the occupancy certificate being issued (RERA section 19(10), via IBC Laws) | Act of 2016 | Ask the developer for the certificate date, which applies in both groups' newer towers |
Our post on moving between Delhi and Gurgaon covers the Delhi side in more detail, and the Sector 110 rules guide covers builder floors and affordable-housing societies.
What do water and rain mean for each group?
Curly Tales reported on 1 August 2025 that, according to GMDA, HSVP had not yet finished the master drain for Sectors 81 to 111, a stretch that takes in the western group plus 110 and 111. For 112 to 115, The Tribune reported on 7 December 2023 that GMDA was seeking contractors for roughly 7.5 km of box drains, to be built over 19 months. In April 2026 The Tribune reported that tendering was close for a 100 MLD sewage plant planned in Sector 107, which could bring site traffic to that side.
Two items cover all eight sectors. GMDA cleared roughly 21 km of trunk sewers across Sectors 99 to 115, due within two years, The Tribune wrote on 23 January 2025. And in June 2024 the paper found about 200 societies along the expressway depending on tanker suppliers, so find out from the estate office where your block's water comes from before you move in. For month-by-month weather detail, see our posts on Sector 107 in the monsoon and Sector 112 in the monsoon.
How far is each sector from our offices, and what does a move cost?
Our head office sits in Sector 110 (New Palam Vihar Phase 2), and we also have a branch in Sector 99A (Gopalpur). Using OpenStreetMap sector centres, Sector 109 is about 1 km from the centre of 110, 106 about 2 km, 108 about 3.5 km and 107 about 4 km; on the other side, 112 is about 1.5 km, 111 about 2 km and 113 about 2.5 km.
A move between the two groups, or within one, is priced on our within-Gurgaon bands, which the owner set in October 2026:
| Home size | Lowest | Highest |
|---|---|---|
| One bedroom | Rs 4,500 | Rs 7,000 |
| Two bedrooms | Rs 8,000 | Rs 12,500 |
| Three bedrooms | Rs 12,000 | Rs 15,000 |
Stairs, lift slots and open sector roads decide where a quote lands within the band. If your new flat is not ready when you must leave, our storage service can hold your goods in between.
Which questions point you to one group or the other?
Tick those that matter to you; visit the group that matches more of them first.
- To do: Do you want a delivered society, which is more common among the named projects in 106 to 109?
- To do: Do you want a plotted builder floor, which in these eight sectors means New Palam Vihar in 110?
- To do: Will someone in the family use the Airport Express at Yashobhoomi, closer to 111 to 113?
- To do: Is a school inside the sector a priority? The Shikshiyan School gives its address in 108 and Gyaananda School in 109; for the other side, see our Sector 113 newcomer guide.
- To do: Is your tower on a sector road that Swarajya listed as unlinked, and has that changed since January 2026?
- To do: Are you buying into a project still being built, and when is its occupancy certificate due?
Key takeaway
Sectors 106 to 109 offer mostly delivered towers, townships and compact flats, with two sectors off the expressway itself. Sectors 110 to 113 offer New Palam Vihar floors and newer towers by the Delhi crossing, closer to the Yashobhoomi metro. Roads, drains and service lanes are still being finished on both sides.
Our sector pages go deeper: Sector 106, Sector 107, Sector 108, Sector 109, Sector 110, Sector 111, Sector 112 and Sector 113. For the whole corridor, read the Dwarka Expressway sector-by-sector guide. When you know your address, ask for a quote.
Treat this side-by-side as general information, taken from the dated sources named in each section. Road links, drainage works, metro timelines and truck rules can shift, so verify the latest position before you choose or book.
