Neither area suits every household; they serve different moves. The Dwarka Expressway sectors, roughly 99 to 115, are mostly new towers along an elevated highway that ends at Delhi's airport side and will get Gurugram's first new metro line, while the New Gurgaon sectors, roughly 76 to 95, lie beyond the Kherki Daula toll on NH-48 and mix large townships, plotted floors and societies with no metro under construction yet.

Each row of the table cites a dated source by name, and we give no ranking. The checklist near the end is there to help you match one area to your own move.

Sector spans are working labels, not official boundaries. Housing rows list projects named by developers, portals or JLL, not the whole stock.

Where does one area stop and the other begin?

There is no official line, and the overlap is real. JLL's March 2024 release treats the two as a single housing market spanning Sectors 79 to 113 plus 36A and 37D, and counts more than 11,000 apartments finished there in 2023 with 29,742 still under construction. Wikipedia's New Gurgaon article centres on Sectors 76 to 95 but also lists the 102 to 113 range as a cluster.

For moving, the road you arrive on is the more useful divide. Sectors in the 100s are reached from the expressway and its service roads. Sectors in the 80s and 90s are usually reached from NH-48 past Kherki Daula, from the Southern Peripheral Road, or from the Pataudi side. A few sectors, such as 84 and 86, sit close enough to the expressway that either approach can work; our New Gurgaon page covers those.

What kind of home will you find on each side?

Both sides are mostly new, but the building types differ. On the expressway side, the large projects are towers: Sobha City in Sector 108, Godrej Summit in 104 and Mahindra Aura in 110A. Sector 110 is the exception that matters to anyone renting cheaply. Square Yards places the plotted lanes of New Palam Vihar there, where homes are builder floors reached by stairs from a narrow gali. On the New Gurgaon side, one developer's township covers a large part of the 80s. Vatika says Vatika India Next covers 550 acres in Sectors 81 to 85 and holds 2,010 plots as well as floors and apartments. Further out, DLF Gardencity sells independent floors in Sectors 91 and 92, and Wikipedia describes 90 to 92 as mid-segment and affordable housing.

For a mover, this decides how the day runs. A tower flat means a service-lift booking, a truck slot at the gate and, in a newly handed-over block, sharing the lift with fit-out crews. A floor on a plotted street means stairs, kerbside parking and the neighbours' cars.

How does a truck reach each area?

The expressway is a straight run from Delhi, with one catch. Wikipedia describes the road as an elevated deck with service roads beside it, and no society gate opens onto the deck, so every delivery ends on a service road or sector road. Some of those links are missing: Swarajya reported in January 2026 that nine sector roads between 99 and 112 were still not connected, held up by unacquired green-belt land. Two-wheelers and other slow vehicles are kept off the main carriageway under a Delhi Traffic Police order, so bikes travel on the truck.

New Gurgaon has more ways in, each with its own works. From central Gurgaon the truck takes NH-48 through the Kherki Daula toll. From the north, the KMP Expressway meets NH-48 at a cloverleaf at Panchgaon and links to the Pataudi road through a separate interchange, which lets a load from the Kundli end skip Delhi altogether. On the Sectors 78 to 80 side, Business Today reported that the narrow Naurangpur to Rampura Chowk road was cleared for a six-lane rebuild, with work from August 2026 for about two years.

Both areas share one plan: in May 2026 The Tribune reported that GMDA would rebuild about 50 km of worn roads across Sectors 81 to 115, including service roads beside the expressway. Expect diversions on either side.

What do the metro plans mean for each side?

Neither area has a metro station inside its sectors today, so plan on a car or a cab for the first years. The expressway side is closer to change. Wikipedia's Gurugram Metro article reports that civil work on the line from Millennium City Centre began in November 2025, with a first phase of 13 stations ending at Sector 101 and expected in 2028. GMRL's corridor plan also includes a 1.85 km branch running from Basai village up to the expressway. At the Delhi end, Daily Jagran reported that the Delhi section links Yashobhoomi with the Blue and Orange Metro lines.

For New Gurgaon, the line in planning is the 35.5 km extension from Sector 55–56 to Pachgaon near Manesar, with 28 stations. The same article says its DPR was ready in September 2025 and construction is planned for 2029. Named stops in the article include Sectors 69, 70 and 75; whether a station lands near your own sector in the 80s or 90s depends on the final route.

Which rules and paperwork differ?

The biggest difference is the civic body. Municipal Corporation Manesar says the Haryana government redrew its boundary with Gurugram's corporation on 16 December 2022, so that the Dwarka Expressway now divides the two, and that Sectors 83, 84, 88 and 88A joined Manesar. Property tax, water connections and civic complaints go to whichever corporation covers your sector, so confirm it from your allotment letter or deed.

Tolls differ too. On the expressway, a Tribune report dated 12 November 2025 says NHAI made a monthly pass available to people living within 20 km of the Bijwasan plaza, so a family settling in nearby can apply once the new address is on paper. In New Gurgaon, the Kherki Daula plaza is the one residents cross on the way into the city.

One rule is the same on both sides. If you are moving from Delhi, the truck must meet Delhi's entry rules: News On AIR reported that from 1 November 2025, commercial vehicles registered outside Delhi that meet only BS-III or older norms are not allowed in, with BS-IV goods vehicles allowed until 31 October 2026. Does the choice change your moving cost?

The bands do not change; the access does. For a move from elsewhere in Gurgaon to either area, our owner's October 2026 ranges apply, and a move out of Delhi uses the Gurgaon–Delhi bands:

What moves a quote within the band is the last few hundred metres: a tower's lift slot, the stairs of a builder floor, a sector road that is not linked to the expressway, or tolls on the route.
