Moving to Sector 80 usually means a flat in Godrej Frontier, the tower estate on NH-48, or a home in Unitech's Karma Lakelands, and on 30 October 2026 NoBroker's listings there ran from Rs 20,000 a month for a studio to Rs 65,000 for a large three-bedroom flat. The hospital, the future metro and most schools are a drive away, so in the first week settle four things that are less obvious here: the PIN, the police station, the water and the power.

What homes can you actually rent or buy in Sector 80?
Few finished ones, and they differ a lot. The ready stock is small next to the building sites around it:

What does renting cost in Sector 80?
Here is NoBroker's Sector 80 rental page as it stood on 30 October 2026, every Sector 80 listing:

Square Yards' Godrej Frontier page put the estate's going rate at Rs 42,000 to 45,000 for three- and four-bedroom flats. Two cautions. Five listings is a small sample, the sizes are as owners entered them, and the same NoBroker page mixes in flats from Sector 78 next door. And none of the five stated extra maintenance, which in a tower estate usually means it is either included or simply not mentioned. Before paying, have the agreement spell out maintenance, the backup charge, any lock-in and the notice period.
Which PIN code should go on your lease?
The one printed on a recent electricity or maintenance bill for your building, because every source we checked gives a different answer:

Checked against India Post's directory through a public lookup, 122012 and 122050 returned no post office at all, and 122101 belongs to the Badshahpur sub post office and its branches, well to the east. The nearest office the directory lists by name is the Kherki Daula branch, under 122004 with the Narsinghpur sub post office. That does not make 122004 your PIN either. Ask the landlord or the estate office for a bill, and copy its six digits onto your bank, school and Aadhaar paperwork, so a courier and the post office agree.
Which police station handles your tenant verification?
Kherki Daula. Gurugram Police's Manesar zone list places "Sec-80,81" under the Kherki Daula station, with Naurangpur, Rampura, Sikhopur and Sectors 76 to 78. Note that this is the Manesar police district, not the city's East or West district, which matters if you look up a station by sector on the main site. The landlord normally files the verification; ask for the acknowledgement and keep a copy with your lease. For emergencies, save 112 on every phone in the house.
Do you need to choose an electricity company?
Not yet, though the question will come up. On 19 October 2026, HERC granted Eleven Power a 25-year licence to distribute electricity in Gurugram and Nuh alongside DHBVN, The Tribune reported. The licence names Manesar among the areas covered, but its network is to be built in phases over five years, with consumer supply planned from 2027-28. Existing consumers need take no action.
The decision has already had an effect. Power staff struck against it from 10 pm on 21 October, and Republic World reported long outages across Gurugram, with water supply failing where homes rely on electric pumps; the state government said it would challenge the licence before the appellate tribunal. In your first week, ask the estate office what the generator covers in your flat, the lifts or the full load, and how backup is billed.
Will the water supply change?
GMDA says it will, but we could not confirm it has. On 29 September 2026, a GMDA chief engineer told PTI, in a report carried by ThePrint, that the Sector 72 station due the following month would carry 95 MLD and relieve the Sector 51 station of the whole belt from Sector 58 to Sector 80. By 30 October we had found no report that it was running. Where are the nearest schools and hospitals?
Close enough to drive, not to walk. The distances here are the ones Square Yards gives from Godrej Frontier; for the others, the builder or school names the sector:

The name change explains a common confusion. Fortis agreed in April 2023 to buy Medeor's Manesar hospital, Outlook Business reported, and Fortis says its Manesar hospital was established in 2024, so a listing that still says Medeor and one that says Fortis Manesar may well mean the same hospital in IMT Manesar. How will you get around?
By road. Wikipedia's Gurugram Metro article describes a planned 35.5 km extension that would run from the Sector 55-56 terminus out to Pachgaon through 28 new stations, among them Sector 75, Kherki Daula and Sectors 84 to 86, and gives 2029 as its target year; none is named Sector 80. Until then:
- NH-48 is the main road for any commute into central Gurgaon or Delhi; our Sector 80 rules guide explains the Kherki Daula toll and the recent service-lane closure.
- The Naurangpur road to Rampura Chowk runs through Sectors 78 to 80 and is narrow; Business Today quoted a resident of a neighbouring society on the daily jams and dumper traffic when the six-lane rebuild was cleared in July 2026.
- An older car may be barred in winter. Under the revised GRAP framework, restrictions on certain BS-III petrol and BS-IV diesel four-wheelers cover Gurugram whenever Stage III is invoked, Business Today noted on 22 October 2026; only Stage I was in force then. Check your car's emission standard before a smog spell.
Where do you shop in the first week?
Elan Mercado is the obvious first stop: a PVR, a food court and shops on the highway, useful on day one, before the kitchen is unpacked. For daily groceries, milk and a plumber or electrician, ask the estate office or a neighbour which shops and services already deliver inside your gate.
What should you settle in the first month?
- To do: Take the PIN from a bill, not a portal, and use it everywhere.
- To do: Confirm the tenant verification went to the Kherki Daula station.
- To do: Get rent, maintenance, backup charges and the deposit refund terms in writing.
- To do: Ask what the generator powers in your flat, and how water arrives in May.
- To do: Photograph the electricity and water meters with the owner on handover day.
- To do: Save Fortis Manesar's emergency number and check whether your insurer pays it directly.
- To do: Ring schools about seats and buses before you fix the moving date.
- To do: Move the gas connection to an LPG distributor covering your new address.
How much will the shift into Sector 80 cost?
Priced with the owner's October 2026 bands, a shift from another part of Gurgaon works out as follows: a one-bedroom home is priced from Rs 4,500 and never above Rs 7,000 in the band, a two-bedroom home from Rs 8,000 to a ceiling of Rs 12,500, and a three-bedroom home from Rs 12,000 to a ceiling of Rs 15,000. A Delhi-to-Sector-80 move is banded higher: a one-bedroom home at Rs 7,000–8,000, a two-bedroom one at Rs 10,000–13,500, a three-bedroom one at Rs 14,000–16,500.
