No housing society in Sector 107 has put its shifting rules on a public web page; we looked in October 2026 and found none. Your loading hours, lift slot, deposit (if one is taken) and gate pass therefore come from the office that runs your block, and the most useful thing you can do is find out which office that is and get its answer on paper.
That question has a sharper edge here than in most sectors. Two of the three big projects are affordable housing, where a state policy fixes when the developer must hand the colony over to its owners, and one of them may be reaching that point this year. This guide sets out what the public record shows for each project, with dates, and the few road rules that reach a truck once it leaves the gate. Our crew's routine for the day is described on the packers and movers in Sector 107 Gurgaon page.
Which Sector 107 societies publish shifting rules?
None of the three we checked. Here is what the record does say about each, and who is likely to answer your request:
| Project | What the public record shows | Likely to sign your move | Rules online (Oct 2026) |
|---|---|---|---|
| Signature Global Solera | 1,000 affordable homes planned, plus the Signum 107 commercial block inside the premises; RERA registration 09 of 2017, dated 30 June 2017 | The residents' association or the maintenance desk, depending on the handover stage | None found |
| Signature Global Solera 2 | Two-bedroom homes under the Affordable Housing Policy, 448 units on 3 acres; HRERA 04 of 2017, dated 20 June 2017; possession by September 2021 per Square Yards | The developer's team or the owners' association: the handover date decides | None found |
| M3M Woodshire | Listed by M3M as delivered; 18 mid-rise towers on about 19 acres, according to a 2014 press release | Not confirmed; ask | None found |
| Other names on property portals | Agrante Beethovens 8, Mittals Royale Orchards, Earth Elacasa and Earth Esabella, all named by Square Yards | Unknown to us; ask at the gate | None found |
The figures for Solera and Solera 2 are printed at the foot of Signature Global's Solera page and its Solera 2 page. The extra names come from Square Yards' Sector 107 overview. "None found" means only that nothing was public; an office may still keep a printed form, so request one and photograph it.
Who makes the rules in an affordable-housing society?
For a few years the developer does; after that, the owners. Haryana's Affordable Housing Policy 2013 lets the builder keep a small commercial share of the land so that it can look after the colony at no charge for five years, counted from the day the occupation certificate is granted. At the end of those five years the colony "shall stand transferred" to an association of apartment owners set up under the Haryana Apartment Ownership Act 1983. The builder may not hold on to maintenance after that, either itself or through one of its agencies, and the association alone decides which agency, if any, to hire.
For a move, that one clause tells you whose rules you are dealing with:
- Within the five years: the developer's maintenance team sets the hours and issues the pass.
- After the five years: the owners' association does, or an agency working on the terms it has set.
- During the changeover: expect forms, contacts and even the security firm to change. A pass agreed with one office may not be honoured by the next, so get the name and role of whoever signs it.
The policy also requires the allotment letter and the sale agreement to carry its terms, so an owner can confirm from their own papers that a flat was sold under it. Its other conditions, on parking and on reselling an allotted flat, are explained in our Sector 68 rules guide, and the Sector 110 guide shows how the same clause applies to an affordable project in Sector 110.
Is Solera 2 reaching its handover in 2026?
It may be, and that is worth checking before you book. Square Yards gives Solera 2 as ready to move with possession by September 2021. Possession usually follows the occupation certificate, so if the certificate is from 2021 as well, the five free years would end at some point in 2026. We have not seen the certificate itself, so treat this as a question, not a finding.
If your moving date falls near the handover, ask the office three things: the date of the occupation certificate, whether maintenance has already passed to the owners' association, and whose name will be on the pass on your day. If you are a tenant, ask your landlord too, since the owner is the member of record.
Who answers at Solera?
A residents' body exists there. Reporting on the 51-hour power cut that followed heavy rain in September 2025, The Daily Jagran quoted the general secretary of its residents' welfare association. That tells you there is an elected group to approach about move hours and deposits. It does not tell you whether the association or the developer's team issues the gate pass today, because Solera's occupation certificate date is not on the developer's page. Ask both. What that flood meant for anyone moving that week, and which months carry the same risk, is in our Sector 107 monsoon guide.
Who signs the pass at M3M Woodshire?
We could not find out from any public source, and you should ask before anything else. M3M lists Woodshire among its delivered projects and advertises a three-tier security system. A May 2014 press release described 18 mid-rise towers spread over roughly 19 acres, close to the Delhi border, with possession then promised for December 2015. The release called it a luxury project, and we found nothing placing it under the 2013 affordable-housing policy, so the five-year clause above probably does not apply; confirm with the office.
That leaves the usual Gurgaon question of which body speaks for the residents. ThePrint reported on 18 August 2026 that the two labels are often used as if they meant the same thing, though they rest on different laws: a residents' welfare association is registered under Haryana's 2012 law on the registration of societies, while an apartment owners' association is tied to ownership under the Haryana Apartment Ownership Act. It also described Gurugram societies where membership had been disputed for years. You do not need to settle any of that for a move. You only need to know which office stamps the pass and which desk at the gate will check it.
When can the truck run, and what changes at the Delhi border?
No Sector 107 society publishes loading hours, so ask yours. Three published rules then apply outside the gate:
| Rule | In short | Published by, and when | Confirm |
|---|---|---|---|
| Gurugram no-entry hours | No commercial vehicles on listed city roads in the morning window (8 am–10 am) or the evening one (5 pm–9 pm) without a digital permit | Gurugram Traffic Police note hosted by GMDA, undated | Whether your route uses a designated road |
| Delhi winter entry | Out-of-state vehicles below BS-VI kept out of Delhi for the 2026–27 winter season, 1 November to 31 January | The Hindu, 28 September 2026 | The truck's emission class |
| Delhi entry charge | A levy of Rs 2,000 on a light goods vehicle or two-axle truck and Rs 4,000 on one with three or more axles (the Environment Compensation Charge), going up 5% each year | The Tribune, 9 May 2026 | Whether the quote includes it |
The Delhi rules matter here because M3M's own page lists the Delhi border as 0 km from Woodshire, so even a short move from here can end on the Delhi side. Delhi's own goods-vehicle hours and its No Entry Permission are explained in our Delhi house-shifting guide. Where the truck may wait at each project, and the border toll, are covered in the Sector 107 costs guide.
Which permissions does a tenant need from outside the gate?
Two, mainly. A tenant should register with the Gurugram Police tenant verification service soon after the agreement is signed; a guard desk may want to see it before it hands out a resident card. And a tenant usually needs the owner's written consent before the office will let goods in or out, so ask the landlord for a signed note early. We found no permit from the city corporation for a household move.
What should you ask the Sector 107 office?
Send these to both offices, old and new, and file the answers:
- To do: Is this project under the 2013 affordable-housing policy, and what is the date of its occupation certificate?
- To do: Has maintenance passed to the owners' association yet? If not, when is it due?
- To do: Who will sign my pass on the moving date: the developer's team, the association or an agency?
- To do: Is there a written move form or circular? Please send a copy.
- To do: Which hours are allowed for loading, and are Sundays and holidays included?
- To do: Which lift may be booked, for how long, and with what padding?
- To do: Is a deposit or fee charged? How and when is the deposit returned?
- To do: At Woodshire: which checkpoint sees the truck, which sees the crew, and which sees the goods?
- To do: Do dues need clearing first, and will you give a receipt?
Key takeaway
No Sector 107 society posts its shifting rules online (October 2026). At Solera and Solera 2, the date of the occupation certificate tells you whether the developer or the owners' association signs the pass; Solera 2 may be changing over in 2026. At Woodshire, ask which body issues it. Time the loading to miss both daily no-entry spells, and for a Delhi address from 1 November, insist on a BS-VI truck.
What if the two addresses give different answers?
Plan to the narrower window, and keep the written replies to hand on the day in case a guard has not been told. If a handover leaves your new flat unavailable for a few days, our storage service can hold the load in between, and household shifting describes what the crew does at each end. When both offices have replied, send us their answers and the two addresses and we will plan the timings around them.
Every source listed was rechecked in October 2026. Read this as general information and not as legal advice: handover dates, society forms, road timings and Delhi's border rules all move, so recheck each with the office or authority concerned in the week you shift.
