Shifting Within or Near DLF Phase 3: Costs, Crew Hours and Access

On our owner's October 2026 bands, house shifting from DLF Phase 3 to another Gurgaon address costs Rs 4,500–7,000 for a Sector 24 1 BHK, while a 2 BHK floor lands in Rs 8,000–12,500 and a Belvedere Park-sized 3 BHK in Rs 12,000–15,000, while a single PG room has no band and is quoted on your item list. Inside those bands, the price in Phase 3 follows three things more than distance: how many flights of stairs the crew climbs, whether a vehicle can reach your gate, and how many addresses the load is split between.

What does moving out of a Phase 3 home cost?

Our owner, Radhe Shyam, drew up the bands below in October 2026 for jobs where both addresses are in Gurgaon; they match the ones listed on our Gurgaon packers and movers page. The right-hand column is our reading of where Phase 3 homes fall.

Square Yards' pages show why the top row of family flats sits outside the bands. Moulsari Enclave and Siris Estate are listed with four-bedroom flats of roughly 3,260 sq ft; Belvedere Park has both three- and four-bedroom homes; and Ambience Island, filed under Sector 24, lists only four-bedroom flats of 7,000 sq ft and more. Any of those is quoted for the home itself, from a room-by-room list.

Leaving Gurgaon is a different table. Our October 2026 bands from Gurgaon put a 1 BHK going to Delhi in Rs 7,000–8,000 and one going to Noida in Rs 8,000–10,000, which matters for Cyber City staff changing jobs; the charges guide lists the rest.

Why can one room take longer than a whole flat?

Because the building, not the load, sets the hours. On paper, as DLF's floor allotment form describes it, a rebuilt plot carries a basement, a stilt and four floors. In practice many Phase 3 buildings went higher. In January 2025 the district's enforcement planner told The Tribune that unauthorised construction in Phase 3 reached seven or eight storeys, used as PGs and guest houses, and the department had issued 1,138 notices in the phase alone. A June 2026 Tribune report added that inspectors had found stilt-plus-five buildings on plots allowed only stilt-plus-four.

A top-floor room in one of those blocks, often with no lift, means every carton and the mattress come down several flights, past other tenants on the same stair. Crew time is planned around that carry:

Gated societies may also charge for the move itself. A NoBrokerHood guide of 18 September 2026 says a Gurgaon society may ask a shifting fee from roughly Rs 500 up past Rs 5,000, and in some cases a refundable deposit somewhere between Rs 5,000 and Rs 25,000. Those are city-wide figures, not Belvedere Park's or any Phase 3 society's, so ask your office for its own.

Where can the vehicle stop in Phase 3's lanes?

On the lane at your gate, if it fits, and never inside the stilt. For a room or a 1 BHK we send a light vehicle that can reach most gates; a bigger load is carried out to a bigger truck parked on a broader road, which adds a leg to the day.

The 2026 drives changed what is around that gate. On 3 July 2026, PTI reported via ThePrint that the enforcement team had cleared encroachments from the right of way outside about 30 houses in Phase 3, removed structures built into stilt parking, and would keep acting against stilt misuse and road encroachment. In practice:

• More lane, fewer ramps. Where a ramp or platform came out, the lane is wider but the step to the gate may be higher, so tell us if a trolley cannot roll in.
• The stilt is for parked cars. Do not stack cartons there the night before, since the drive against stilt misuse is still going on.
• Talk to the neighbours. A light vehicle loading for an hour can still block a car, so warn the neighbours on both sides the night before.

What if your building has a sealing advisory?

Fix the moving date by the notice, not by the end of the month. On 24 June 2026 The Tribune reported that the district town planner had circulated an advisory across the DLF phases giving occupants of illegal PGs, guest houses, hostels and offices until 30 June to make other arrangements. It warned that occupants were often not told of notices served on their buildings, and that the department would not be responsible for any loss or disruption once a building was sealed.

For a tenant that means three steps:

1. Ask in writing. Get the owner to state whether any notice is pending against the building.
2. Book ahead of the date. Once a floor is sealed, you cannot count on getting back in for your things.
3. Settle the deposit before the keys. Photograph the empty room and note the refund amount and date on paper.

What time of day can the truck move?

Outside the city's curfew windows, and ideally before the office rush around Cyber City. A Digi Pass note on GMDA's site says the traffic police bar commercial vehicles on listed roads during two windows, 8–10 am and again 5–9 pm. That note is undated: check the windows again in your moving week.

Most Phase 3 room moves are tied to a lease end. We aim to load in the morning so the room is empty before your handover with the owner, and a society flat adds whatever hours its office allows.

Does a short move next door change the plan?

The band barely moves over a few kilometres; the building at the other end can add or save hours.

If the new flat is not ready the day your lease ends, our warehousing can hold the load, and car and bike transport can take the bike on the same plan.

How do you keep a Phase 3 quote low in its band?

Cut idle time before the crew turns up. Seven days out:

• To do: Floor number at each address, and lift or no lift, sent to us
• To do: List every item, including the bike, cooler and any fridge
• To do: If flatmates are splitting, send all drop-off addresses at once
• To do: Measure the narrowest turn of the stair against the bed and sofa
• To do: Ask the owner in writing whether any notice is pending on the building
• To do: In a society, book the service lift and ask about any shifting fee or deposit
• To do: Keep cartons in your room, not the stilt, until the vehicle comes
• To do: Moving to Delhi after 31 October? Check the truck's class: BS-VI, CNG, LNG or electric only
