In DLF Phase 3 the riskiest weeks for a move are mid-May, when the Cyber City edge of the phase has been reported at about 44 °C, and July to late August, when rain has put water inside low-lying Sector 24 homes and flooded the expressway beside Cyber Hub. Every report below is dated and names Phase 3, Nathupur, a Phase 3 condominium or a road next to the phase.
Much of what we move in Phase 3 is small: a PG room, a shared flat or a 1 BHK, often on an upper floor with no lift. That makes both the rain and the heat matter more, because almost everything is carried by hand down a staircase and across a lane.
Where has DLF Phase 3 flooded, and when?
The oldest reports name the phase itself; the newer ones name the roads around it. Here they are in order.
| Date of report | Place named | What was reported | Source |
|---|---|---|---|
| 19 Aug 2020 | DLF Phase 3, Nathupur, Belvedere Park | Listed among the worst-affected areas; a Belvedere Park resident described flash floods nearly every monsoon | The Tribune |
| 19 Jul 2021 | Low-lying houses, DLF Phases 1 and 3 | Water entered homes; IFFCO Chowk underpass among three closed | The Tribune |
| 10 Jul 2023 | Low-lying houses, DLF Phases 1 and 3 | Still waterlogged on Monday after the rain eased | The Tribune |
| 31 Jul 2024 | Udyog Vihar, IFFCO Chowk, Old Delhi Road | Long traffic jams caused by waterlogging | The Tribune |
| 5 Sep 2024 | Udyog Vihar | Inundated, with traffic at a standstill, after 62 mm | The Tribune |
| 10 Jul 2025 | Udyog Vihar | Office staff stranded; hotels there reported sold out | The Tribune |
| 31 Jul 2025 | Udyog Vihar | "Almost submerged" on a 66 mm day | The Week (PTI) |
| 7 Jul 2026 | Udyog Vihar, IFFCO Chowk, Old Delhi Road | Jams from waterlogging in the first heavy rain of the season | The Tribune |
| 11 Jul 2026 | DLF Phases 1 to 5 | Named by MCG and GMDA among the worst-hit locations | The Tribune |
| 24 Aug 2026 | NH-48 near Cyber Hub, opposite Gateway Tower metro station | A large section of the expressway submerged after 70 mm by 1:30 pm | DD India |
Three entries matter most when we plan a Phase 3 move:
- Inside the phase, it is the low houses. Both the July 2021 and the July 2023 reports speak of low-lying houses, not of whole blocks. A ground floor or basement room is the one to watch. In 2023 the water was still there after the main highway had been cleared.
- Gated homes are not immune. In the August 2020 Tribune report, a resident of the Belvedere Park condominium said its staff and residents had shut the main gate and used furniture to keep water out. A loading bay at a gate like that may not open on the day.
- The way out is NH-48. On 24 August 2026, DD India reported a large stretch of the expressway near Cyber Hub, opposite the Gateway Tower metro station, under water. DLF's own floor allotment form places DLF Gateway Tower in R Block of Phase 3, so this flooded stretch lies right at the phase's edge, on the way out towards Delhi.
Why does water collect around Nathupur and Sector 24?
Because the main storm drain for this side of the city starts here. A Daily Jagran explainer of 19 September 2025, citing GMDA, says the Leg 1 drain begins at Nathupur village and passes through DLF Phase 3 and Udyog Vihar on its way to the Najafgarh drain. In June 2026, The Tribune reported (in a story carried by Newswav) that GMDA had desilted Leg 1 before the monsoon. GMDA's chief executive gave its length as 12.36 km and its capacity as 541 cusecs, serving Sikanderpur, Cyber Hub, DLF Phases 1 to 3 and Udyog Vihar among other areas.
A drain that serves that much ground fills quickly in a cloudburst. The other half of the problem is density. In its 11 July 2026 report, The Tribune quoted MCG and GMDA officials saying that most of the city's 20 major hotspots were in areas where stilt-plus-four and stilt-plus-five buildings and illegal PGs had raised the population without any matching drainage. The same report pointed to the enforcement drive under way in DLF Phase 3.
Then the official picture improved. On 28 July 2026, The Tribune listed GMDA's six remaining vulnerable spots, and none of them was in Sector 24. Read that with care: it is a list of the worst points on the main network, dated July 2026, and the expressway near Cyber Hub flooded a month later. Your lane may behave differently, so ask a neighbour how it fared this year.
How hot does the Cyber City side get in May?
Close to 44 °C. NewsX publishes locality tables for Gurugram, and its report for 20 May 2026 gave Cyber City 44.1 °C, up from 43.3 °C the day before, with Udyog Vihar at 43.9 °C. Its 22 May table still had Cyber City at 44 °C. Both districts border Phase 3. The figures come from a news site, not a named weather station, so treat them as a picture of the week.
Heat bites hardest on the move this phase is known for. Rental buildings here often have several floors and no lift, as our DLF Phase 3 page explains, so a fourth-floor room means every carton, the mattress and the cooler come down the stairs by hand. One staircase is often shared by dozens of tenants, who are also going up and down while we load.
What we do on a summer job here, all of it drawn from the area page's routine:
- Start soon after sunrise for a room on an upper floor in the April-to-June heat, so the last carton is down before midday.
- Fit the crew to the load. The crew is sized to the job, so a single room gets a small team and a full 1 BHK a larger one.
- Light vehicle to the gate. A small vehicle stands close to the building, which shortens each walk in the sun.
- Keep fragile and heat-sensitive things with you. Medicines, a laptop, plants and cosmetics travel in your bag or car, not in a closed cargo box.
How does rain change the job in each kind of Phase 3 building?
It depends on the building, not the block letter.
- A PG or rented room in S, U or V Block. The stairs get slippery from wet shoes. Cartons stay in your room until the vehicle has arrived, then go straight in. On a rain day cartons are raised off the floor and loading can shift to a drier hour.
- A room in Nathupur village. Lanes in the village are narrower than on the DLF blocks, so we plan a light vehicle from the start. If water is standing in the lane, tell us the evening before; as on any rain day, the loading hour may move.
- A flat in a condominium such as Belvedere Park. Ask the facility office where the vehicle can load on a wet day, and whether the gate is closed during heavy rain. Get the answer in writing a week ahead.
- Flatmates leaving the same morning. Every flatmate's cartons are labelled with that person's own name and address, which matters more when boxes are stacked in a dry corridor rather than spread in the lane.
If you are leaving Gurgaon, watch the expressway as much as your lane. For a July or August dispatch we leave a day of slack in the date, and once the goods are packed here our domestic relocation team takes them onward.
Which weeks carry the most risk?
Set against the calendar, the dated reports look like this:
| Period | Dated reports | Planning note |
|---|---|---|
| Mid-May | Cyber City 43.3–44.1 °C, Udyog Vihar 43.9 °C (19–22 May 2026) | Sunrise start; heavy items down first |
| Early to mid-July | Low houses in Phases 1 and 3 flooded (2021) and still wet (2023); Udyog Vihar jams (2025, 2026) | Avoid the morning after heavy rain |
| Late July | Udyog Vihar submerged (2025); Old Delhi Road jams (2024) | Keep a spare day |
| August | Phase 3 and Nathupur among the worst hit (2020); NH-48 near Cyber Hub under water (2026) | Flexible dispatch date for intercity moves |
| Early September | Udyog Vihar inundated (2024) | Allow longer road time |
On these reports, October to March is the calmer stretch for a Phase 3 move. That is only an absence of dated trouble in what we found, not a forecast.
What should you check before a monsoon or summer move?
A short list for this phase:
- To do: Ask the owner or a neighbour whether your ground floor or basement took water in 2026
- To do: If you live in a condominium, get the wet-weather loading point from the facility office in writing
- To do: Keep one spare day around a July or August date
- To do: Keep papers, chargers and medicines in a sealed bag you carry yourself
- To do: For a May date, agree a start time near sunrise and stock water for the stairs
- To do: Before you hand back the keys, photograph the empty room, dry or not
- To do: Check the traffic on NH-48 near Cyber Hub before the vehicle sets off
The family does not need to ride in the vehicle. Phase 3 has its own Rapid Metro station on the Cyber City loop, which NoBroker puts about 350 m from the locality centre, so you can travel by train while the goods go by road.
Does the season change the price?
No. Our published bands are the same in May, August and December. Inside Gurgaon, the owner's October 2026 indicative figures put a 1 BHK at Rs 4,500–7,000 and a 2 BHK at Rs 8,000–12,500, while a single room or a PG set-up is priced on its own load. See the complete table, with moves to Delhi, on our Gurgaon packers and movers page. Weather shifts the date and the hour, not the band.
For the same season in the next phase, with Galleria Market and Chakkarpur, read our DLF Phase 4 monsoon and heat guide. Our DLF phases and Cyber City guide explains how a Phase 3 room move differs from a house or tower move. If you work nearby, the Cyber City and Udyog Vihar pages cover office and plot moves on the same roads.
Key takeaway
In DLF Phase 3, the dated reports point to low-lying houses in Sector 24, Nathupur and the Belvedere Park side in July and August, and to NH-48 near Cyber Hub and the Udyog Vihar roads on heavy-rain days. In mid-May the Cyber City edge has been reported near 44 °C. Move a top-floor room at sunrise in summer, and keep a spare day in the monsoon.
