A DLF Phase 4 move carries the most weather risk from mid-May to June, when MG Road has been reported at about 44 °C, and from late June into early October, when rain has flooded the low ground of Sector 28 near Chakkarpur, Galleria Market Road and the MG Road, IFFCO Chowk and Mehrauli Road junctions that every truck must use. The sharpest warning is recent. In late July 2026, GMDA's list of places that still waterlog had shrunk to six, and the patch of Sector 28 beside Chakkarpur was one of them, according to The Tribune.

Below we set out each dated report we could find for Sectors 27 and 28, Galleria, Chakkarpur and the roads around them, and what each one means for loading a truck. We have left out city-wide averages; where a report covers a wider area, we say so.

Which parts of DLF Phase 4 and its roads have flooded, and when?

Four places come up again and again: the Chakkarpur side of Sector 28, Galleria Market Road, MG Road and IFFCO Chowk. Here is every dated report we found, oldest first.

Three of these matter most for a move from inside the phase:

  • Galleria Market Road, August 2023. The Tribune report of 19 August 2023 put the road beside Galleria in the same list as Rajeev Chowk, Udyog Vihar and Golf Course Extension Road. The market is the phase's busiest spot, so a flooded road there blocks the shortest way out for many Phase 4 streets.
  • Sector 28 near Chakkarpur, July 2026. GMDA's chief executive, P.C. Meena, told The Tribune that the authority had cut its vulnerable spots from around 90 to seven and expected to fix the remaining six "within a day or two". We have found no later report saying whether the Sector 28 spot was cleared, so ask a neighbour before you rely on it.
  • Mehrauli Road, August 2026. Chakkarpur stands on Mehrauli Road, and DD India listed it among the badly affected roads on 24 August 2026, a month after the GMDA statement. On the same day IFFCO Chowk was waterlogged too.

Why does the Chakkarpur side collect water?

Partly because the drains carry more than they were built for. In July 2026, when The Tribune counted every DLF phase in its list of hardest-hit places, the municipal commissioner, Pradeep Dahiya, said population density in these pockets had risen much faster than the drainage network was designed for. The same report said that more than 4,500 property violations had been found across the DLF phases, and that homes meant for four families were housing 20 to 25 in some buildings.

Chakkarpur shows that pressure clearly. Wikipedia puts the village at about 10,000 people in some 4,589 households, many of them let as rooms. In August 2025 The Tribune named Chakkarpur among the peri-urban villages where sewers overflow, and reported that the municipal corporation was getting over 100 sewer complaints a day. The corporation set itself a deadline of 30 April 2026 to end overflows and blockages. The flooding reported in July and August 2026 suggests the problem has not gone away.

For a move, that means two kinds of water: rain that pools on the road, and sewage that backs up into a lane. Cartons must not touch either.

What does a wet day change for each kind of Phase 4 home?

It depends on where the truck can stand. Phase 4 mixes plotted floors, gated societies and village lanes, and rain affects each one differently.

  • Builder floors on the DLF blocks. The staircase gets wet and slippery from shoes coming in and out. We lay a runner on the stairs, carry fewer pieces at a time, and stack cartons on a dry landing, not at the gate.
  • Society towers such as Ridgewood Estate or Hamilton Court. If the basement ramp takes water, the loading bay may close. Ask the facility office in advance where the truck should load on a wet day.
  • PG rooms and flats in Chakkarpur. A light vehicle reaches the door in dry weather, but a flooded lane can stop even that. Then the crew carries goods to the main road under sheeting, which takes longer.
  • Moves that cross MG Road. A short trip to Sector 43 or DLF Phase 1 can still take an hour if IFFCO Chowk or Sikanderpur jams, as it did on 7 October 2025, the evening ETV Bharat described.

If the lane is under water on the day, we do not drive a loaded truck through it. Goods can wait in our storage until the road clears, and the delivery is rebooked.

How hot does MG Road get in May, and what changes?

Hot enough to reshape the day. A NewsX weather table for 20 May 2026 gave MG Road 43.5 °C and nearby Cyber City 44.1 °C. Two days later, its table for 22 May put MG Road at 44 °C and Sector 29 at 43 °C. These figures come from a news site's locality table, not from a named weather station, so read them as a guide to the week rather than an exact reading.

In that heat, a stair carry on a top-floor builder floor is the hardest job in the phase. Our summer routine:

  1. Load from first light. The heaviest pieces come down the stairs before mid-morning.
  2. Rest the crew. Water and short breaks in the shade, more often as the day warms.
  3. Keep heat-sensitive things out of the truck. Medicines, plants, candles, cosmetics and pets travel in your car.
  4. Electronics go on last. The television and computers spend as little time as possible in a closed cargo box.
  5. Clear out before the market fills. Traffic around Galleria Market and Supermart 1 builds at busy hours, which NoBroker's resident reviews also mention, so a truck that leaves early avoids it.

Which weeks carry the most risk?

The dated reports cover May to early October. This table sets them against the moving calendar:

The safest months for a Phase 4 move, judging by these reports, are November to April. That is not a promise of good weather, only an absence of dated trouble in our search.

What should you prepare before a rainy-season move?

A short checklist that covers both rain and heat:

  • To do: Ask the neighbours whether your lane flooded this year, especially on the Chakkarpur side of Sector 28
  • To do: Get the society's wet-weather loading point in writing if you live in a tower
  • To do: Keep one flexible day either side of the moving date
  • To do: Pack documents, chargers and medicines in a waterproof bag you carry yourself
  • To do: Clear a dry room near the door at the new home for cartons to land in
  • To do: Report a blocked or overflowing drain outside your gate to the municipal corporation in the week before
  • To do: For a May or June date, agree a start time near sunrise

Does the season change the price?

No. The ranges we publish do not rise in the rains or the heat. Inside Gurgaon, the indicative bands set in October 2026 are: 1 BHK, Rs 4,500 to 7,000; 2 BHK, Rs 8,000 to 12,500; 3 BHK, Rs 12,000 to 15,000.
