Shifting Within or Near DLF Phase 4: Costs, Crew Hours and Access

Moving house from or near DLF Phase 4 to somewhere else in Gurgaon costs, on the owner's October 2026 bands, between Rs 4,500 (smallest 1 BHK) and Rs 15,000 (largest 3 BHK), with a typical two-bedroom flat at Rs 8,000–12,500; anything bigger has no published band and is quoted for that home. Where a quote lands inside its range depends less on the distance than on the building you leave: a builder floor reached only by stairs, a society tower with a booked lift, or a room off a Chakkarpur lane.

What do Phase 4 house moves cost in October 2026?

These are the indicative ranges Radhe Shyam, our owner, set in October 2026. They apply when both homes are in Gurgaon, and our Gurgaon packers and movers page shows the same table.

Phase 4 spreads across almost every row. Listing pages for its societies show why one sector can hold both a flat that fits a band and one that does not:

• Regency Park I. Square Yards lists 2 and 3 BHK flats of 1,150 to 1,500 sq ft across 320 units, all within the published bands.
• Regency Park II, Sector 27. The same portal gives 3 and 4 BHK flats of 1,550 to 1,777 sq ft: 850 units in three towers. The three-bedroom flats fit the band; a four-bedroom one falls outside them.
• Hamilton Court. Square Yards puts its 3 and 4 BHK flats at 2,540 to 4,500 sq ft across 600 units. Even a three-bedroom flat of that size often holds more than a typical 3 BHK.
• Rebuilt DLF floors. Royale Residences, for example, is listed as 52 four-bedroom floors of 2,422 sq ft on under an acre. None of them fits a published band.
• Chakkarpur rooms. Wikipedia notes the village's place in the area's PG market. A room or a 1 BHK there is the smallest load in the phase.

Why does a stair-only floor take longer than a society flat?

Carrying, and waiting to carry. The road from one Phase 4 street to another takes minutes; the building at each end can take hours. We size the crew to the carrying the building demands, so the four common starting points plan differently:

Two questions settle most of this before the day. On a builder floor, does the building have a lift, and does a large piece fit in it? In a society, can the service lift be held for your slot, or does each trip wait behind residents?

Where does the truck stand, and what have the 2026 drives changed?

On the street as near the gate as possible, and that space is under more pressure this year. In April 2026 The Tribune reported that the town planners were turning to "stilt plus four" buildings, including those in VIP localities, to find rooms and other construction in spaces meant for parking. Where a stilt has been cleared back to parking, it is for the residents' cars, not for a truck to back into, so plan for the vehicle to stand on the road outside.

The second change is sealing. On 21 July 2026 Business Today, citing the Hindustan Times, reported that the enforcement wing had sealed about 35 floors spread across 10 residential properties in DLF Phase 4. They were being used as PGs, guest houses, clinics, gyms and offices against the permitted land use. The department had also sent notices to more than 5,000 properties across Phases I to V.

For a move, that means three precautions:

1. Get the date in writing. If your building has a notice, ask the owner when sealing is due, and book the move well before it. Once the seal is on, you cannot count on getting back in to pack.
2. Do not leave goods behind. Cartons left in a room or stilt "for later" can end up locked in.
3. Moving a home office or clinic? Ask whether the new address permits that use before the truck is loaded, so the equipment is not moved twice.

In a gated society, the office issues the gate pass and names the loading point. Ask which gate the truck should use and where it may stop, and pass both to us.

What time of day can the truck run?

Between the city's curfews on commercial vehicles, and before the market traffic builds. The Digi Pass note that GMDA hosts says Gurugram's traffic police keep such vehicles off designated roads during the morning peak (8 to 10) and for four evening hours (5 to 9). Because the note is undated, confirm those windows in the week of your move.

Inside those limits, Phase 4 has its own rhythm. The streets that lead to Galleria Market and Supermart 1 slow down at busy hours and have little room to stop, so we prefer to load early and leave before the shops fill. Your society's permitted moving hours, if it has them, narrow the day further.

Is a short hop to a neighbouring area planned differently?

The band stays put, because a few kilometres hardly move the cost. The far building is what adds or saves hours.

How do you keep a Phase 4 quote low?

Cut out the waiting in advance. Seven days before:

• To do: Tell us the floor at each end, and whether each building has a lift
• To do: In a society, book the service lift for the whole slot and get it in writing
• To do: On a builder floor, measure the tightest landing and the lift door, if any
• To do: Ask the neighbours to keep the road outside your gate clear that morning
• To do: If the building has a sealing notice, confirm the date and move well before it
• To do: Clear the terrace, storeroom and any stilt store, and keep nothing behind for later
• To do: Clear clothes out of wardrobes and storage beds, which then come apart fast
• To do: Moving to Delhi in November? Confirm the truck is BS-VI, CNG, LNG or electric
