Shifting Within or Near Sector 49: Costs, Crew Hours and Access

House shifting from Sector 49 to another Gurgaon address runs from Rs 4,500 for the smallest one-bedroom move to Rs 15,000 for a three-bedroom home at the band's upper end, with two-bedroom homes at Rs 8,000–12,500, on the ranges the owner fixed in October 2026. Where your figure falls inside a band depends on crew hours, and in Sec 49 those turn on three things: the kind of home, which road your gate faces, and the rules and fees of the society at each end.

What are the October 2026 bands from Sector 49?

These are the owner's ranges, also shown on our Gurgaon city page. Find your home's size, then the column for the city the other home is in:

Vehicles have their own bands: for a car, Rs 9,000–11,500 if the trip is under 50 km and Rs 12,000–14,500 if it is under 500 km; and Rs 3,000–7,000 for a two-wheeler going under 50 km. Rosewood City's villas and mansions, and the larger tower flats, can hold more than a three-bedroom flat, so we count the contents on a survey before quoting them. Is the society's move fee part of our price?

No. Any move-in or move-out charge your society levies is paid to the society, on top of the mover's bill. When we last checked, no Sector 49 society put its figure online; our Sector 49 rules guide lists who to ask in each kind of building.

For a sense of scale only, NoBrokerHood's guide says shifting fees in Gurgaon communities may run from around Rs 500 to past Rs 5,000. Where a refundable deposit is taken, the guide puts it at Rs 5,000 to Rs 25,000, and it adds that the city has no fixed tariff. Budget for your own society's figure, in writing, before moving day, and ask when the deposit will be returned.

Which road does your gate face?

Sector 49 has two fronts and, since September 2026, a third way out. Knowing yours saves the driver a wrong turn and the crew a wait.

A move inside the sector from the Rosewood City side to a Sohna Road block, or the other way, is short on the map but can mean a loop through the junctions. We count that drive in the plan.

Where do crew hours go in a villa, a floor and a tower?

The distance is rarely the slow part. Here is where the time goes for each kind of home:

If the two societies allow different hours, the crew packs a day ahead, then loads as soon as the first window opens so the unloading lands inside the second. Should the new flat still be unfinished, our warehouse holds the load until it is.

Which route will the truck take, and when?

Two curbs set the day first: goods vehicles may not use listed city roads during a two-hour morning spell from 8 am and a four-hour evening spell from 5 pm, says an undated traffic police Digi Pass explainer on GMDA's site. A loaded truck that leaves after ten and finishes before five avoids both. Confirm the note still applies when you book.

Then the route depends on the destination:

1. Towards NH-48, Manesar or Jaipur. On 21 September 2026, Godrej Properties said a 24-metre government road it had built near Godrej Aristocrat, on land the state had already acquired, was open to the public, giving Sector 49 an extra link to the SPR. The press release, carried by The Tribune, said Haryana minister Rao Narbir Singh inaugurated it. For a southbound load, it can avoid the Sohna Road junctions.
2. Towards central Gurgaon or Delhi. The Sohna Road side usually serves, but metro building is under way along it: Phase 1 of the Gurugram Metro includes stations at Subhash Chowk and Sector 48, with 2028 given as the target. Check for barricades there before the day.
3. The master road between Sectors 49 and 50. GMDA listed it among the roads due for repair in November 2024, The Tribune reported. We found no later report of the work's status, so check the surface before a heavy load uses it.

Which works could change access in the next year?

Two GMDA projects near Vatika Chowk are worth watching if your move is months away:

• Elevated SPR, first phase. On 1 October 2026, GMDA invited bids for a 4.23 km, Rs 776 crore elevated road from Vatika Chowk to the Dwarka Expressway cloverleaf on NH-48, Swarajya reported. Bids close on 18 November, and the work is to be finished within 30 months of the award. An earlier tender, floated in March, was cancelled in June. Once building starts, the SPR route towards NH-48 will carry construction traffic; we found no start date yet.
• Vatika Chowk itself. The same report says a grade-separated interchange at the junction is planned as the second phase, with its project report still being prepared. In January 2026 GMDA's chief executive described a multi-level design meant to let traffic from Faridabad Road, Golf Course Road, Sohna Highway and the Dwarka Expressway pass without U-turns, according to Swarajya.

Inside the sector, two big towers are still rising. Wikipedia's list of Gurgaon's tallest buildings dates Godrej Aristocrat, 31 storeys in three towers, to 2031, and Elan The Statement, 37 storeys in five towers, to 2033. Their mixers and cranes share the nearby roads, so we look at what is working there before fixing a loading hour.

What if the other home is close by?

The Gurgaon band applies to all of these. What the far building asks for decides the extra time.

How do you keep a Sector 49 quote down?

Remove the waiting before it happens:

• To do: Give us the society or block, the tower or plot number, the floor and the road outside your gate
• To do: Say whether it is a villa, a floor or a tower flat, and whether a lift is available for goods
• To do: Ask both societies for the move fee, the deposit and the permitted hours, in writing
• To do: Book the service lift at each end and send the truck number to the guards
• To do: For a floor, warn the other household and keep the frontage clear of cars
• To do: Empty garden stores, terraces and lofts before packing day
• To do: Pick a loading slot clear of the morning and evening truck curbs
• To do: For a load heading to NH-48 after November 2026, check whether SPR works have begun
