House shifting from Sector 31 to another Gurgaon address falls in three indicative bands set by our owner, Radhe Shyam, for October 2026: Rs 4,500–7,000 if a single bedroom is moved, Rs 8,000–12,500 if two are, and Rs 12,000–15,000 for three. Most homes that change hands in this sector are small rented floors, so where a job lands inside its band turns mainly on two things: how far the crew carries goods from a truck kept out of a crowded bylane, and whether the drive fits the city's open hours for goods vehicles.

What we plan for in the sector's lanes is described on our packers and movers in Sector 31 Gurgaon page. For rents, schools and the PIN, read our Sector 31 newcomer guide. This post covers only money, crew time and access, with every source read on 2 November 2026.

What does house shifting in Sector 31 cost?

The table uses the bands published on our Gurgaon city page; none of them is a fixed fee.

Home being moved Where it usually lands in Sector 31 Within Gurgaon To Delhi
Studio or 1 RK Set by what is in the room, not by its size Priced from your furniture list Priced from your furniture list
One-bedroom (1 BHK) Low on a ground floor; higher up a stair with no lift Rs 4,500–7,000 Rs 7,000–8,000
Two-bedroom (2 BHK) Middle, unless the truck stands well away from the gate Rs 8,000–12,500 Rs 10,000–13,500
Three-bedroom (3 BHK) Upper half for a whole original house with a terrace store Rs 12,000–15,000 Rs 14,000–16,500
Home of four or more bedrooms Larger flats in Raheja Atlantis and big plotted houses Survey first Survey first

For vehicles on trips up to 50 km, a two-wheeler's band is Rs 3,000–7,000 and a car's is Rs 9,000–11,500. How all these bands were built, along with the intercity rows, is set out in our Gurgaon charges guide.

Which Sector 31 homes are actually moving?

Mostly small ones. Square Yards showed 565 homes for rent in the sector against 48 for sale, so tenants make up most of the moves. Its split of the rental listings by size:

Size Share of Sector 31 rental listings, read 2 Nov 2026 Band
1 BHK 37% Rs 4,500–7,000
2 BHK 22% Rs 8,000–12,500
3 BHK 18% Rs 12,000–15,000
Studio 13% Quoted on its own
1 RK 7% Quoted on its own
4 BHK 4% Survey first

Those figures come from the Square Yards Sector 31 page. Roughly three in four rentals sit inside one of the three published bands, and another fifth are studios or single rooms that can often travel in a small vehicle.

Sales tell a different story. On the same page, 4 BHK homes were 54 per cent of what was for sale. An owner leaving a large original house or a big flat has far more to pack than a tenant leaving a one-bedroom floor, and is surveyed before we put a figure on it.

What uses up crew hours in a Sector 31 move?

The carry, the stairs and the wait. Here is how the main kinds of home differ:

Home What takes the time Tell us before the survey
Rented floor in a rebuilt plot Hand-carrying every piece down a shared staircase, often with no lift big enough for furniture Floor number, stair width at the turns, and whether a lift exists
Home on a bylane full of parked cars The walk from a truck parked on a wider road, repeated for each load A photo of the lane from your gate, both ways
Original single-family house Volume: terrace store, servant room, garage and garden pots Every room including the roof, by video if easier
Flat in Raheja Atlantis Society loading point, the booked lift and, inside the flat, its own stairs Your lift slot and the largest piece on the upper level
Stilt or floor used as an office Desks, IT and files rather than household goods Headcount, number of workstations and server or records cabinets

The lane is what makes Sector 31 different. The Tribune found, in January 2023, stilt floors at new houses here turned into office cabins, with residents' cars pushed onto the road. When the truck cannot reach the gate, every carton travels further, and on a 2 BHK that can be the difference between the bottom and the top of the band.

Atlantis flats need a word too. Raheja Developers describes split-level layouts in all its apartments, three- and four-bedroom homes, penthouses and villas, and double-level basement parking. How the inner staircase of a split-level flat changes a move is explained in our Sector 32 costs guide, since the towers stand on both sectors. Office moves out of stilts and floors are planned through office relocation.

When can the truck drive, and when is the lane clear?

Two clocks apply. The city's: Gurugram Traffic Police, in an undated note on its Digi Pass scheme kept on a GMDA server, names two windows each day, 8–10 am and 5–9 pm, when commercial vehicles without a pass may not use designated roads. A truck without a permit can use those roads before 8 am or between 10 am and 5 pm.

The lane's: in a sector where many stilts and floors hold offices, the space outside a house changes through the day, and a stretch that is empty early can be lined with visitors' cars by mid-morning. Only you and your neighbours know your own lane's pattern, so ask the households on either side the evening before to keep the stretch outside your gate free until the truck has gone.

Together these favour a simple plan for most Sector 31 homes:

  1. Have cartons sealed and stacked by the door the evening before, so nobody waits for packing once the truck is outside.
  2. Fit the drive itself outside the two no-entry spells.
  3. For a large house or office, pack on one day and load the next, rather than racing the evening spell.

Our office is shut each Sunday; on the other six days you can reach it between 8 am and 9 pm to fix a date. Rules that a society or RWA may add, and the national-day truck curbs, are in our Sector 31 rules guide.

Is any road work planned around the sector?

One plan is worth watching. On 30 May 2026 Swarajya reported, citing the Hindustan Times, that GMDA intends to build three flyovers on the metro road from Millennium City Centre towards Bakhtawar Chowk, at the junctions of Sectors 44-45, Sectors 30-41 and Sectors 45-46. The plan was to be tabled at a GMDA board meeting; we found no report of its approval by 2 November 2026.

Why it matters here: on OpenStreetMap's boundaries, Sectors 30, 31, 40 and 41 meet at one crossing, so the 30-41 junction is a corner of Sector 31. If work starts there, expect barricades and diversions at that corner. Check for current closures on the morning of the move, and allow extra time for a route through it.

Where do short moves from Sector 31 go?

Usually to a sector that shares its boundary. These straight-line distances between centre points were worked out on OpenStreetMap on 2 November 2026; the road is always longer.

Destination Distance between centres Our page
Sector 40 about 0.9 km Sector 40
Sector 30 about 1.1 km Gurgaon
Sector 32 about 1.2 km Sector 32
Sector 39 and Jharsa about 1.3 km Gurgaon
Sector 41 about 1.5 km South City 1
South City I about 1.7 km South City 1
Sector 45 about 1.9 km Sector 45

On trips this short the band hardly moves with distance, because packing, carrying and refitting take as long for one kilometre as for fifteen. What a short trip does change is the second address: a hop to a South City I floor brings a second staircase, while a move into a tower brings a lift booking. Plan the day around whichever end is harder.

What costs sit outside our bill?

Society charges and Delhi's entry rules, which no mover controls.

Society or RWA charges. We found no published moving tariff for any Sector 31 society or RWA. A citywide estimate published by NoBrokerHood on 18 September 2026 is about Rs 500–5,000 for a shifting fee, plus a refundable deposit of about Rs 5,000–25,000 in places that take one. These are not our charges; ask the office for its figure in writing.

Delhi entry. Sector 31 sits beside NH-48, the direct road to Delhi, so a Delhi delivery meets three dated items:

  1. Emission class. Delhi, from 1 November 2026 and until the end of January 2027, is refusing entry to outside-registered vehicles below BS-VI, UNI reported on 26 October 2026. Vehicles on CNG, LNG or electric power are not affected by that rule. Ask which emission standard the truck meets at the time of booking.
  2. Entry charge. A Delhi gazette notification of 4 May 2026 raised the Environment Compensation Charge to Rs 4,000 for trucks of three or more axles and to Rs 2,000 for lighter commercial vehicles and two-axle trucks, The Tribune reported, with a 5 per cent rise every year from April. Check that your quote shows it.
  3. Air-quality stage. When the Commission for Air Quality Management raises the GRAP stage, more curbs fall on trucks. Check the stage the day before the move.

Which steps hold a Sector 31 quote down?

  • To do: Tell us on the first call whether you are leaving a rented floor, an original house, an Atlantis flat or an office
  • To do: Send a photo of your lane and of the stair turns or lift door
  • To do: Ask both neighbours to leave the frontage of your gate free of cars that morning
  • To do: Seal and label cartons the night before, so the drive misses both no-entry spells
  • To do: Book the service lift at both ends for the whole loading window, where there is one
  • To do: If the goods go to Delhi, have the emission standard and entry charge confirmed in writing
  • To do: Pass on furniture you no longer need; each piece left behind is one less trip down the stairs

When the new place is not ready yet, storage can hold the goods, and household shifting describes the packing day from start to finish.

Key takeaway

On the October 2026 bands, a Sector 31 move within Gurgaon starts at Rs 4,500 for one bedroom and reaches Rs 15,000 at three bedrooms, a range that covers about three in four of the sector's rentals; studios and 1 RK rooms are quoted on their own and four-bedroom homes are surveyed. Crew time follows the carry from the truck, the stairs and the lift; keep the drive out of the two daily no-entry windows, watch the planned flyover at the Sector 30-41 corner, and for Delhi ask for a BS-VI, CNG, LNG or electric truck.

Request a written quote once both addresses and the date are settled. Treat this as general information rather than a quotation. The bands were set in October 2026, and listings, society charges, roadworks, the city's truck spells and Delhi's border rules may have moved on by your moving day.
