No Sector 32 society or office building we checked publishes its move-in or move-out rules, so whatever governs your moving day, from the hours and a held lift to a fee and a pass for the guard, has to be asked of whoever runs your building, ideally in writing. Who that is depends on the kind of home: at Raheja Atlantis a 2023 HARERA order records both a developer-nominated maintenance agency and an owners' association, while in a builder floor or a Jharsa village house it is usually the landlord alone.

Around those offices sit rules that are written down: which police station takes a tenant's form, Gurugram's daily truck bans, and Delhi's emission limits on trucks from other states, which tightened on 1 November 2026. How crews work the lifts and loading points here is explained on our packers and movers in Sector 32 Gurgaon page, and price bands by type of home are in the Sector 32 costs guide. This post deals with permission and timing only.

Who approves a move in each kind of Sector 32 home?

It depends on who manages the building, and in Sector 32 that varies more than in most sectors. The sector mixes a large group-housing estate, builder floors, village houses in Jharsa and office blocks in its institutional area. We searched on 2 November 2026 and found no public moving rules for any of them.

Home Who answers Public record we found Ask first
Raheja Atlantis flat The estate's maintenance office; possibly the owners' association HARERA order of 7 March 2023 (below) Which body issues the move permission, and what it needs
Builder floor The owner, and neighbours who share the stair None Where a truck can stand outside, and whether a shared lift may be held
House or rented room in Jharsa The owner Police list puts Jharsa under the Sadar station The tenant form, and lane width for the truck
Office in the institutional area Building management or facility team None Written approval of date, goods lift and loading point

Office moves have their own guide, office shifting in Sector 32, so the rest of this post is about homes.

What does the public record say about Raheja Atlantis?

More than about any other society in the sector, because a buyer's complaint reached the state real estate regulator. HARERA Gurugram's order of 7 March 2023 in Complaint 1016 of 2018 sets out the project as follows:

  • Where it is. "Raheja Atlantis", Sector 31 and 32A, a group housing colony on 10.2875 acres under DTCP licence 122 of 2004. Raheja's own page places it in Sectors 31 and 32.
  • Whose land. The licensee named is The Govt. Employees Co-op House Building Society Ltd., with Raheja as developer.
  • How old. Occupation certificates are listed for 26 May 2008 and 8 March 2010, and the developer told the authority that the project received its certificate in 2010.
  • Who bills maintenance. The order quotes the buyer's agreement: maintenance bills are raised by a maintenance agency the developer nominates, and buyers keep an interest-bearing maintenance security of Rs 50 per square foot of super area. If a bill goes unpaid, the agency may deny maintenance services and adjust the security against the dues.
  • Who represents owners. The developer described the complainants as members of the Raheja Atlantis Welfare Association, and the order notes a complaint, Raheja Atlantis Apartment Owners Association v. Raheja Developers, pending before the National Consumer Disputes Redressal Commission.

Three moving-day points follow. First, ask the estate desk whether the move permission comes from the maintenance agency or the association, because the record shows both. Second, clear the maintenance bill before a move-out: under the agreement quoted, unpaid bills can be taken out of the security, and an owner selling up should ask in writing what happens to that security. Third, a tenant should have the landlord tell the office the dates, since the agreement is between the office and the owner, not the tenant.

This is one buyer's agreement as quoted in one order; yours may differ, and the arrangement may have changed since 2023.

Is your address Sector 32 or Sector 32-A?

Check, because the two are covered by different police stations. Gurugram Police's East zone jurisdiction list, read on 2 November 2026, divides them like this:

Police station Areas listed that matter here
Sadar Sectors 32, 33, 34, 38, 39, 47 and 48, South City 2, Rajiv Chowk, Tau Devi Lal Stadium, Jharsa village
Sector 40 Sectors 30, 31 and 41, Sector 32-A, Sector 40 and South City 1

HSVP's January 2026 list of demarcation plans also treats Sector 32 and Sector 31-32 A as separate plans. Since HARERA's record puts Raheja Atlantis in Sector 31 and 32A, a tenant there would most likely file with the Sector 40 station, and a tenant in Jharsa or elsewhere in Sector 32 with Sadar. Ask the station to confirm your address before you file.

According to the Gurugram Police verification page, the owner hands the tenant's details and documents to the station covering the property, a copy is meant for the RWA president, and an online route exists too. Settle in the rent agreement which of you files, and keep the receipt for the estate office.

When can the truck run, and what might the office charge?

Inside the gap between Gurugram's two daily truck bans. Under a traffic police note hosted by GMDA, goods vehicles may not use the city's designated roads from 8 am to 10 am or from 5 pm to 9 pm. The note is not dated, so look again close to your moving day. Rajiv Chowk, on the sector's edge, is the junction most moves from here pass through.

Inside that gap, the society's own hours apply, and those vary. A Mygate survey published on 25 October 2024 found that 36% of the gated communities it asked enforce pre-approved time slots, 48% prefer flexible scheduling with notice, and 12% have no policy at all. Unpaid dues (60%), papers left incomplete (68%) and moving at hours nobody approved (64%) were the commonest causes of trouble, which is why a written slot and a no-dues letter save time at the gate.

Item What we found Source
Truck hours on designated roads Barred 8–10 am and 5–9 pm GMDA-hosted note, undated
Society fee No city-wide tariff; admin fee about Rs 500–2,000, plus a shifting charge of Rs 1,000–5,000 and up NoBrokerHood, 18 Sep 2026
Refundable deposit About Rs 5,000–25,000 where charged NoBrokerHood, same article

Where the two buildings set different windows, the tighter one decides the day. Rain is the other limit here, since Rajiv Chowk floods in heavy showers; dated reports are in our Sector 32 monsoon and summer guide.

Which Delhi rules apply if your goods go to Delhi?

Sector 32 sits on NH-48, the main road to Delhi, so many moves from here cross the border. As of 2 November 2026, three things had changed or were close to changing:

  • Older trucks are out. Goods vehicles registered in Haryana or any other state now need to be BS-VI, or to run on CNG, LNG or electricity, to enter Delhi. The year of grace for BS-IV models lapsed at the end of October, and a Logistics Insider report of 2 November said the bar had taken effect without any reported extension.
  • A seasonal bar sits on top. Until 31 January 2027, Delhi's winter directions keep out vehicles registered in other states whose engines are below BS-VI, CNG and electric excepted. Whether that reaches private cars is disputed: VahanBazaar wrote on 27 October that the Chief Minister's 20 October announcement reads as covering them, but it had not seen the notified text. If your own Haryana car is a BS-IV, find out before loading it with fragile things.
  • Air quality is worsening. The NCR has been under GRAP Stage I since 21 October, according to Akashvani. Whalesbook put Delhi's AQI at 312 on the morning of 2 November, a level within Stage II's range, though we had seen no Stage II order by that evening (check).

Ask for the truck's emission class and fuel in the booking. Border routes and papers are covered in our guide to moving between Delhi and Gurgaon.

Which replies should you collect before booking?

  • To do: The body that approves moves at your building, named in writing
  • To do: At Raheja Atlantis: whether the maintenance agency or the association issues the permission
  • To do: Maintenance bills cleared, and for a seller, what happens to the maintenance security
  • To do: Permitted hours, lift hold time and any fee or deposit, with a receipt
  • To do: Your address checked as Sector 32 or 32-A, and the tenant form filed at Sadar or Sector 40
  • To do: A slot outside 8–10 am and 5–9 pm, on a day our office is open
  • To do: For a Delhi drop: a BS-VI, CNG, LNG or electric truck written into the booking

Key takeaway

Sector 32 society shifting rules are not posted online, so get them from the office that runs your building, in writing. At Raheja Atlantis, a 2023 HARERA order shows a developer-nominated maintenance agency billing owners and an owners' association in dispute with the developer, so ask which one signs. File the tenant form at Sadar for Sector 32 or at Sector 40 for 32-A, keep the truck out of the morning and evening bans, and for goods heading into Delhi this winter insist on a vehicle that Delhi will let in.

How do these rules affect the quote?

Within its range, not beyond it. Going by the owner's October 2026 price ranges, shown on our Gurgaon page, a two-bedroom flat costs Rs 8,000 to 12,500 to move within Gurgaon and Rs 10,000 to 13,500 to take to Delhi. For one bedroom the pair of ranges is Rs 4,500–7,000 inside the city against Rs 7,000–8,000 to Delhi, and for three bedrooms Rs 12,000–15,000 against Rs 14,000–16,500. Extra hours are what lift a quote within its band, so a brief lift booking, a long walk from the truck or a scarce BS-VI vehicle can each add to it.

If your old lease ends before the new flat can be occupied, warehousing can hold the goods in between. Settling in afterwards? The Sector 32 newcomer's guide covers the first fortnight. When the replies are in, share both addresses with us for a written quote.

What you read here is general information, not legal advice, based on the sources listed as they stood on 2 November 2026. Estate offices, HARERA, Gurugram Police and Delhi's transport authorities can all revise a rule or a record without warning, so confirm anything you rely on during the week of the move.
