No housing society in Sector 108 puts its move-in or move-out rules on a public web page, that we could find when we searched in October 2026. So the office running your phase of the township decides your moving hours, any deposit, when the lift is yours and how the gate pass works, and you should get its answers in writing before you fix a date.
What the public record does show is who builds and runs each campus, how each one is split into separately registered phases, and one live dispute over maintenance charges that can affect a move-out. This guide collects those records, with dates, and adds the few published rules that reach a truck on the road. How our crew finds the right gate and tower in a big campus is on the Sector 108 packers and movers page.
Which Sector 108 societies publish moving rules?
None of the four we checked. The table shows what the public record does contain, which tells you whom to ask:
| Campus | On public record | Moving rules posted online (Oct 2026) |
|---|---|---|
| Sobha City | Three separate HRERA records: Phase III (2019), Phase IV (2019) and Phase-6 (October 2022) | None found |
| The Heartsong (Experion) | Separate HRERA records for Phases 4, 5 and 6; Phase 4 is recorded in village Dharampur | None found |
| The Westerlies (Experion) | A registered residents' association with a complaint before HARERA, as reported in October 2026 | None found |
| Raheja Vedaanta | Mapped by OpenStreetMap as its own campus inside the sector | None found |
| Houses in Dharampur village | No estate office; the village sits inside the sector boundary on OpenStreetMap | Not applicable |
"None found" covers only what is visible to the public. It is not proof that an office has no rules. Most campus offices keep a move form or a printed circular, so request a copy and photograph it.
Why can the rules differ inside one township?
Because a Sector 108 township is rarely one project on paper. HRERA lists Sobha City Phase III with a certificate dated 25 February 2019, Phase IV with one dated 27 May 2019, and Phase-6 with one dated 19 October 2022. Experion's Heartsong has its own run of records, including Phase 4 and Phase 6.
Each phase can be at a different stage. An older one may have passed to an owners' body, while a newer one is still looked after by the developer's facility team. The legal side of that handover is explained in our Sector 59 rules guide, and the Sector 49 guide covers society bye-laws. For a move, the practical points are:
- Name your phase, not just your tower. The office that signs the gate pass for one phase may not be the one for the next.
- Check the village name on paper. HRERA places Sobha City Phase-6 in the revenue estate of Babupur and Heartsong Phase 4 in Dharampur. If your pass or allotment letter prints a village name, read it to the driver exactly as written.
- Ask which gate takes goods. Sobha describes a 32-metre entrance plaza on a 75-metre road. Ask whether a moving truck may use that entrance or is sent to a service gate.
What is happening at The Westerlies, and does it affect a move?
It can, mainly through dues. Inventiva reported on 7 October 2026 that residents of The Westerlies had protested that month over common-area maintenance, which they said had risen from Rs 10 to Rs 19 per square yard a month over roughly two years. According to the same report, the registered residents' association has a complaint against the developer before HARERA, numbered RERA-GRG-2170-2026 and listed for 8 December 2026, and residents named Mainage Facility Management as the maintenance agency. The piece is critical in tone and these are the residents' claims, not findings.
Why it matters on moving day: unpaid dues are one of the commonest causes of move-day disputes in societies (see the survey below), and an account under dispute takes longer to settle. The same report says residents complained that MyGate, the visitor app, was missing at some entry points, so the way a truck is logged in may vary by gate. Before you book:
- Ask the agency for a written statement of dues up to your moving date, and pay against a receipt.
- Ask the association whether it issues anything of its own, or whether the agency alone signs the pass.
- Confirm which gate the truck should use and how the guard there will verify it.
If the dispute is settled or the charges change after this was written, the steps above still hold; only the figures will differ.
What do Gurgaon societies usually ask for?
In the absence of Sector 108 rules, two published sources show the pattern. A Mygate survey published in October 2024 found that the commonest move-day problems societies reported were incomplete documents (68 per cent), moves at unapproved times (64 per cent) and unpaid dues (60 per cent); 36 per cent used pre-approved time slots. NoBrokerHood's Gurgaon guide of 18 September 2026 suggests a shifting fee somewhere between Rs 500 and Rs 5,000 or above and, in societies that take one, a refundable deposit in the region of Rs 5,000–25,000; it also stresses that no one figure holds across the city.
Neither source is about Sector 108. Treat them as a list of things to ask about, not as the answer.
| What a society may ask for | Likely source of the rule | Ask before booking |
|---|---|---|
| Move form or gate pass | Estate office of your phase | How many days' notice? |
| Clearance of maintenance dues | Facility agency or association | A written statement and receipt |
| Lift booking | Estate office | Which lift, for how long, on which day |
| Refundable deposit | Society rules | The amount and how it comes back |
| Approved hours | Society rules | Weekdays, Sundays and holidays |
| Owner's consent for tenants | Society rules | A signed letter from the owner |
Which hours and dates apply to the truck?
None set by a Sector 108 society that we could see; ask yours. Beyond the gate, three published rules may apply:
- Heavy vehicles at rush hour. A Gurugram Traffic Police reply on X from January 2020 gave morning and evening rush periods when heavy vehicles were kept off city roads. It is more than six years old, so confirm the current hours with Gurugram Traffic Police before relying on it.
- Goods vehicles entering Delhi. Sector 108 touches the Delhi border, and a good share of moves from it end on the Delhi side. A WION report dated 30 September 2026, said Delhi would admit BS-IV goods vehicles registered elsewhere only up to 31 October 2026. From 1 November, ask whether the booked truck is BS-VI, CNG, LNG or electric.
- Event days and bad-air days. Republic Day rehearsals and GRAP stages close the border to some trucks on set days. Our Sector 110 rules guide sets those out; Delhi's own goods-vehicle hours are explained in our Delhi house-shifting guide.
Inside the campus, the lift is usually the tighter clock. Sobha City's lift sizes, and how they shape a quote, are in our Sector 108 costs guide.
What about a house in Dharampur village?
There is no estate office to issue a pass. OpenStreetMap shows Dharampur inside the sector, between the gated campuses. What you need is the agreement of the families who share your entrance, stairs or lane. Give them the date and your loading window several days before, and ask anyone parked across the lane to move their car for the morning. Lane access and the smaller-vehicle option are covered in the costs guide.
Which permissions come from outside the society?
- Tenant and staff verification. Gurugram Police offers online verification of tenants and domestic staff. Some security desks ask to see it before issuing resident cards, so a tenant should file it early.
- The owner's letter. If you rent, ask the office whether it needs a signed note from the landlord before it lets your goods in or out.
- Delhi entry for the truck. That is the transporter's matter, not the society's, but you should still ask what class of truck is coming.
Which questions should go to the office before you book?
Put these to the office at both addresses, and save the answers:
- To do: Which phase is my tower or plot in, and who runs it: the developer's team, an agency or the association?
- To do: Do you have a written move form or circular? Please send it.
- To do: What do I owe up to the moving date, and will you give a receipt and a clearance note?
- To do: Which gate do goods vehicles use, and how does the guard check them in?
- To do: Which lift may we use, on which day and for how long?
- To do: Which hours are allowed, and do they include Sunday?
- To do: If a refundable deposit is taken, how and when does it come back?
- To do: Is a village name printed on the pass? If so, which one?
Large townships usually have a set routine for moves, and the area page says we follow it, asking you to share the society's format in good time so the crew and vehicle details can be filled in. Where the two societies give you windows that clash, storage can hold your goods for the gap, and household shifting describes the day itself. When the replies are in, send them to us with both addresses.
This is general information, checked against the sources above in October 2026, and it is not legal advice. Society circulars, maintenance charges, traffic advisories and Delhi's entry rules all change, so confirm each one again in the days before you move.
