No society in Sector 67 that we checked publishes its moving rules online, so the rules for your day come from whichever body runs your estate. Public filings show that body differs sharply across the sector: an owners' association in the IREO Victory Valley towers, and a developer's agency working jointly with the residents' association in the Ansal Esencia township.
So the first job is to find out who signs the permission, and get their hours, lift or gate booking and paperwork in writing. City truck curbs are a separate matter, and a society's yes does not cover them. This post sets out what the dated records say, where they are silent, and what to ask. For how we handle the towers themselves on the day, see our Sector 67 packers and movers page.
Who decides what is allowed in a Sector 67 home?
The answer depends on the kind of home. Sector 67 mixes some of Gurgaon's tallest towers with a large plotted township, and each is run differently. The IREO Victory Valley towers stand here; Wikipedia's tall-buildings list for the city gives them 40, 45 and 51 floors. Esencia, by contrast, is a colony of plots and low-rise floors.
| Kind of home | Example | Who runs it, per the dated record | Record and date | Moving rules published (Oct 2026) |
|---|---|---|---|---|
| High-rise condominium | IREO Victory Valley | The owners' association took over repair and maintenance under the deed of declaration | Haryana RERA Gurugram order, 4 March 2022 | None found |
| Plotted township | Ansal Esencia | The residents' association and Star Facilities Management Ltd, jointly; housekeeping and garbage with the association alone | Ansal's reply to the NGT, 28 June 2024 | None found |
| Affordable-housing society next door | Pyramid Urban Homes, Sector 67A | Not stated in the report we found | Amar Ujala, 5 August 2026 | None found |
These records were written for other disputes, not for movers, and arrangements change. Treat each row as a lead to confirm with the office, not as today's rule.
What do the records say about IREO Victory Valley?
They point to the owners' association, with a history worth knowing. The Haryana Real Estate Regulatory Authority's order of 4 March 2022 in a resident's complaint describes Victory Valley as a group-housing colony of about 24.6 acres, with occupation certificates for many of its blocks granted on 28 September 2017. The authority observed that, as per the deed of declaration, the buildings had been transferred to the association and it had taken over repair and maintenance. The Victory Valley Condominium Owners' Welfare Association was one of the parties.
The same order shows why you should ask which body is in charge rather than assume. The complainant argued that the first governing body was made up of the developer's employees, while the developer's side told the authority that the District Registrar of Firms and Societies had appointed an administrator in October 2021 and fresh elections had been held. The authority left the validity of the earlier governing body to the registrar or the town planning department.
What this means for a move from one of the tall towers:
- Write to the association's estate office, and ask in the same message who approves goods movement and service-lift use.
- Ask for the house rules or bye-laws covering the use of lifts, lobbies and gates. A condominium of this kind runs on its deed of declaration, so a moving rule may sit in those papers or in a later circular.
- Keep the reply. If a guard or supervisor says something different on the day, a written answer from the office settles it.
What do the records say about Ansal Esencia?
Here two bodies share the job, at least as of mid-2024. In its reply to the National Green Tribunal dated 28 June 2024, Ansal Properties and Infrastructure said that a tripartite agreement signed on 1 April 2021 brought the Esencia Residents Welfare Association into maintenance. Under it, the association took sole control of housekeeping and garbage collection, while every other common-area function became a joint responsibility of the association and Star Facilities Management Ltd, which the developer describes as its nominated maintenance agency. Collections go into a jointly operated account, and expenses need both sides' approval.
Two other points in that filing matter on a moving day:
- Construction is still going on around you. Ansal said the township has 2,020 plots, of which only about 400 had been developed at the time of the reply, with occupancy certificates issued plot by plot. Expect lanes shared with building materials and work crews, and check that your lane is clear the day before.
- Gate checks have been contested. Minutes of the association's general body meeting on 7 June 2020, annexed to the same reply, complained that there was no check on the movement of vehicles and people. We do not know what the gate does now, which is the reason to ask in advance rather than turn up.
So in Esencia, ask both the association and the maintenance office which of them issues a gate pass for a goods vehicle. Send the plot number, the vehicle registration and the date. Our area page explains why a map pin helps the driver in a plotted colony, and asks you to warn the families on either side, since a truck outside one villa can block its neighbours' gates.
Will the lift run if the power goes?
Ask before you book, because Sector 67 had a long outage this year. On 5 August 2026 The Tribune reported that an underground cable fault, on the line out of the M3M Urbana power station, left malls and societies along Sohna Road on generators for more than 48 hours. The same day, Amar Ujala reported that residents of Pyramid Urban Homes in Sector 67A, an affordable-housing society of 1,330 flats, blocked Sohna Road after about 50 hours without power. The paper noted that homes there get no backup supply, so inverters ran down within hours.
A tall tower without lift backup cannot be emptied in a cut. Ask the office three things: which lifts run on generator, whether a booked slot is honoured or moved if the supply fails, and who decides. Our crew waits for the lift to return rather than carrying heavy pieces down the stairs.
When can the truck reach Sector 67?
There are three clocks to check, and only one belongs to the society.
| Clock | What we found | Date of the record | Check with |
|---|---|---|---|
| Society hours | No published move hours for any Sector 67 society | Our search, October 2026 | Your estate or maintenance office, in writing |
| Event-day curbs | Medium and heavy goods vehicles barred from the evening of 25 January (5 pm) until 1:30 pm on Republic Day, with local trucks diverted at Kherki Toll, Rajiv Chowk and Shankar Chowk | The Tribune, 25 January 2024 | Gurugram Traffic Police, for the current year |
| Road works | An eight-lane rebuild of the Extension Road by GMDA, from the Sohna Road end to Golf Course Road (Sectors 58–67), with its own traffic plan | The Tribune, 3 May 2026 | Ask your office which gate trucks should use during the works |
The Republic Day curb is the one most likely to catch a late-January move. The Tribune's January 2024 report gives the hours for that year only; the advisory is reissued with its own dates each time. For the road, the Tribune's May 2026 report said the contractor had been mobilised and ground work was about to start, so diversions near the Sohna Road end of the stretch are possible while it is built.
What papers should you have ready?
Nothing below is a published Sector 67 rule. These are the papers estate offices commonly ask for, so keep them on your phone and confirm with your own office:
- Proof you may occupy the home: the possession or sale papers for an owner; for a tenant, the lease plus a signed note of consent from the owner.
- Tenant verification: the Gurugram Police site offers it as a citizen service, and a landlord can confirm it has been completed.
- A dues statement when moving out, since some offices will not sign a gate pass with maintenance unpaid.
- The vehicle and supervisor details, sent the day before. The lift booking itself must come from you as the resident; we supply the date, the hours and the truck details for it.
What should you ask your office before booking?
Send these to both estate offices, at the old address and the new one:
- To do: Which body approves goods movement here today: the owners' association, the developer's maintenance agency, or both?
- To do: Is there a written move procedure or circular, and can you have a copy?
- To do: Which hours and days are allowed, and are Sundays or holidays excluded?
- To do: Which service lift is yours, and is it reserved for the full slot or only by the hour?
- To do: Which lifts run on backup power, and what happens to a booking during a cut?
- To do: Is a refundable deposit taken, and on what terms is it returned?
- To do: For a township plot: who issues the gate pass, and does the guard need the truck's registration in advance?
- To do: Is any construction or road work near your gate in the week of the move?
Key takeaway
In Sector 67, the body that runs your estate sets the rules, and it differs by building: dated filings point to the owners' association at IREO Victory Valley and to a joint developer-RWA arrangement at Ansal Esencia. Nothing is published, so get the answers in writing, and check the power backup and the traffic advisories separately.
Where can you read more about moving around Sector 67?
For what a local move here costs and why tall towers add crew hours, see our Sector 67 costs and access guide. Next door, the Sector 68 rules post covers RERA handovers and affordable-housing societies, which also apply to Pyramid Urban Homes in Sector 67A. Should the new flat or floor still be unfinished, our warehousing service can hold your goods, and the household shifting page describes the move itself. Our Gurgaon city page lists the October 2026 price ranges.
We read every record cited here in October 2026. They were filed in disputes, not written as moving rules, and associations, agencies and advisories change; this is general information, not legal advice. Before fixing a date, confirm where things stand today with your estate office and with the traffic police.
