Moving to Udyog Vihar (Sector 18) almost always means working in the estate and living just outside it, because Udyog Vihar is an industrial estate of offices and factories, not a housing colony. Most newcomers rent a room or a small flat in the villages the estate grew around, chiefly Sarhaul, Dundahera and Nathupur, while families tend to look at planned sectors a short drive away.

This guide is about settling in: where to look, what rooms cost, which PIN to write and how you will get to work. The truck, crew and quote for the day itself are on our page for packers and movers in Udyog Vihar. If you are moving an office rather than a household, our weekend office-shifting guide covers that.

Where do people who work in Udyog Vihar actually live?

In the urban villages first, then in the sectors around them. Wikipedia describes Udyog Vihar as an estate of more than 1,200 industrial and commercial units in five phases, about 8 km from Indira Gandhi International Airport. Its plots are not laid out for homes, so the housing sits in pockets:

Pocket Where it is What the sources say Who it suits
Sarhaul Inside Sector 18, surrounded by the estate About 6,938 people in 1,432 households; a hub for Udyog Vihar workers (Wikipedia) Single workers, couples, anyone who wants to walk to the plot
Dundahera Next to the estate, on the Delhi border side A census town of 10,640 people in 2001; the bigger part of a municipal ward (Wikipedia) Workers in Phases I to III
Nathupur Sector 24, between the estate and Cyber City 87 homes for rent; cheap lets, PGs and food stalls, but narrow lanes and poor drainage (NoBroker) Staff splitting time between Udyog Vihar and Cyber City
Planned sectors nearby Sectors 22 and 23, Palam Vihar, DLF Phase 3 Builder floors and flats for families (see rents below) Families with school-age children

Sarhaul is the one most people mean when they say they live "in Sector 18". The village is far older than the estate: Wikipedia says the Maruti factory came up on land belonging to it and its neighbours, and that the industrial area then "enveloped" it. Since 2010 it has been a municipal ward rather than a panchayat village.

Tip

Before you take a room, walk the lane at night and on a weekday morning. Shift changes, delivery vans and street food all share the same narrow roads in these villages.

Which PIN code goes on your papers?

Two codes cover the estate, and they belong to different post offices. The India Post data we checked on 26 October 2026 lists:

  • 122015: the Palam Road sub post office and the Sarhaul branch office. Phase IV plots publish it too, such as Plot 253, Phase IV, Sector 18.
  • 122016: the Industrial Complex Dundahera sub post office and the Dundahera branch. Wikipedia's Udyog Vihar article gives this code for the whole estate.
  • Nathupur: India Post places its branch office under 122002, while NoBroker's page prints 122022.

So a room in Sarhaul and one in Dundahera carry different PINs even though both are "near Udyog Vihar". Write the village or phase, the house or plot number and the sector, and take the PIN from your rent agreement or the first bill delivered to you.

What does a room or flat cost in October 2026?

Mostly single rooms, and rarely family flats. These are owners' and agents' asking prices that we read on 26 October 2026:

Where Home Asking rent a month Source and page date
Sector 18 Furnished 1 RK, 150–360 sq ft, mostly "Bachelors" Rs 13,000–17,000 Square Yards, updated 9 Aug 2026
Sector 18 2.5 BHK, 1,456 sq ft Rs 32,000 Square Yards, updated 24 Sep 2026
Sector 22 3 BHK builder floors Rs 38,000–45,000 Square Yards "nearby" listings, 9 Aug 2026 page
Sushant Lok 1 / Sector 43 PG with food, private or twin-sharing From Rs 13,000–18,000 Square Yards, updated 26 Sep 2026
Near Sector 39 Managed co-living single room From Rs 25,399 Stanza Living

Two things stand out. First, Sector 18's own listings are mostly commercial: of the first eight on the Square Yards rent page, five were offices or co-working desks. The Dundahera page, updated 23 September, showed offices too. Many village rooms are let by word of mouth or a board on the gate and never reach a portal. Second, the branded co-living page titled "near Udyog Vihar" listed a residence 8.2 km away, near Sector 39. Check the distance on a map, not the page title.

Note

Square Yards' locality overview for Sector 18 describes Golf Course Road and "Sector 10" in its text, so it is not a reliable picture of this sector. Use the listings, not the summary.

Which schools and hospitals can a family reach?

This is the weak spot of living inside Sector 18, and we would rather say so than pad the list.

  • Schools in Sarhaul. Wikipedia's Sarhaul article names Gyandeep Model School, Sheel Public School and Rao Shyamlal School. We found no official record in October 2026 confirming their board or the classes they run, so check on the CBSE SARAS portal or at the gate.
  • Larger schools. Families who want a wider choice usually rent in a planned sector and commute in. Our Palam Vihar and Sector 23 pages cover those neighbourhoods.
  • Hospitals. Our searches in October 2026 found no hospital or ESI dispensary with a Udyog Vihar or Sector 18 address. Before you move, save the nearest emergency department to your new room, and ask your employer's HR which hospitals your health cover treats cashless.

How will you get to work?

On foot or by auto from the villages, and by metro from further out.

  • Metro today. Wikipedia names the Rapid Metro's Phase 3 station in DLF Phase 3 as the closest to the estate, and that line connects to Sikanderpur on the Yellow Line. Our DLF Phase 3 page covers the housing around it.
  • Old Delhi Road. Wikipedia notes that the village bus stop on this road is known today as Sirhaul More, a name drivers and auto riders recognise.
  • Metro tomorrow. The Gurugram Metro plan lists a station called Udyog Vihar Ph6 on its first phase, with 2028 as the target. A second phase from Sector 9 to Cyber City would run through Palam Vihar, Sector 23A, Sector 22 and Udyog Vihar Phase IV and V, but no date was set in October 2026. Don't pay extra rent today for a station that is still years away.

What should you settle in your first week?

The jobs that are hard to fix later:

  • To do: Tenant verification. The owner should file it with Gurugram Police; ask for the acknowledgement.
  • To do: Is the building meant for living? Rooms above a workshop or inside a plot built for industry are a different thing from a village house. Ask the owner how the building is used before you pay a deposit.
  • To do: The PIN and address line, copied from your agreement onto your bank, employer and delivery apps.
  • To do: Electricity and water terms. Whether the room has its own meter or is billed by the owner, and who pays for any water tanker.
  • To do: Rain plan. NoBroker lists poor drainage and waterlogging among Nathupur's drawbacks; our Udyog Vihar season guide lists the 2026 reports.
  • To do: Office passes. Gate and parking rules on the estate side are in our Udyog Vihar rules guide.

How big is the move, and what will it cost?

Usually small. A room in Sarhaul or Dundahera often holds a bed, a cupboard, a fridge and a dozen cartons, which fits a small vehicle and a short crew. Lanes in the villages are narrow, so tell us the floor, the stair width and where a van can stop.

For a whole flat, our owner's October 2026 bands for a shift inside Gurgaon start at Rs 4,500 to 7,000 when the contents fill one bedroom and rise to Rs 8,000 to 12,500 for two. A household coming from Delhi sits in a band of Rs 7,000 to 8,000 if it is one bedroom, or Rs 10,000 to 13,500 if it is two. A lone room gets its own quote once we know what is in it, and our household shifting team can give you that after a short call. If your new room is not ready, warehousing can hold your things by volume and days.

Key takeaway

Udyog Vihar is a place to work, not a colony to live in. Newcomers rent rooms in Sarhaul (PIN 122015), Dundahera (122016) or Nathupur, or family floors in nearby sectors. Furnished rooms in Sector 18 were asking Rs 13,000 to 17,000 in 2026. Check the PIN, the building's use and your nearest hospital before you sign.

Once you have a room and a date, share the details with us so we can size the vehicle.

This page offers general information only, built from the sources and dates shown above. Room rents, metro timelines and portal listings move fast, so recheck them with the owner, the school or the operator before paying a deposit.
