No society or RWA in Sector 57 that we could find publishes its moving rules, so the permission for your move comes from whichever body runs your block, and in this sector that can be one of four. The written-down timings belong to the city instead: the traffic police's truck hours, the Golf Course Extension Road works on the sector's edge, and a 2025 order on colony gates.
Sector 57 is not one colony. It holds an old HUDA (now HSVP) residential area, developer colonies such as Sushant Lok 3 and part of Mayfield Garden, a slice of Ardee City and BPTP's Freedom Park Life towers. This guide sorts out who approves a move in each, what has been reported about them and when, and what to ask where nothing is published. For truck sizes, lane widths and price ranges, see our post on shifting within or near Sector 57.
Which kind of Sector 57 address do you have?
Start with the land, because it decides who signs your move. The table sets out the four types we could place in the sector, with the source for each and the date it speaks to.
| Type of address | Example | Who looks after the street | Who approves your move |
|---|---|---|---|
| Old HUDA residential area | Plots and floors in the sector proper | MCG, after Haryana moved Sector 57 from HUDA (Hindustan Times, 5 Dec 2017) | Your landlord or owner and, where it runs a gate, the Sector 57 RWA |
| Developer-licensed plotted colony | Sushant Lok 3; the Mayfield Garden blocks | MCG on paper for Sushant Lok 3 since 2022; Mayfield Garden's transfer was ordered in June 2024 | The colony RWA, if it runs gates or guards |
| Part of a larger colony | Ardee City's Sector 57 portion (TOI, 5 Sep 2021: 204 acres across Sectors 51, 52 and 57) | See our Sector 52 rules guide | The Ardee City RWA |
| Group-housing towers | BPTP Freedom Park Life, 13.88 acres (Square Yards) | The complex itself, inside its boundary | The estate office, for the association or the builder |
A builder floor in any of the first three has no estate office at all. There, you settle the date, and any shared stair or lift, with the owner and the neighbours above or below.
What does Haryana's own rulebook say about handover?
The state government set it out in the Assembly. Answering a Badshahpur MLA's question on 17 March 2023, the Deputy Chief Minister's written reply explained three rules that matter for a Sector 57 move:
- Plotted colonies. Under clause 10 of the standard licence agreement for residential plotted colonies, for five years after the completion certificate, the developer must look after the roads, parks, open spaces and public-health services, then hand them over free to the government or the local body.
- Group housing. The owner must register a Deed of Declaration under the Haryana Apartment Ownership Act within 90 days of the completion or occupation certificate. A memo of the Director General of Town and Country Planning dated 10 October 2012 says the administration of the condominium passes to the owners' association right after the occupation certificate for that part.
- RWAs. Residents' bodies register with the district registrar under section 6(x) of the Haryana Registration and Regulation of Societies Act, 2012. The reply added that the Act has no provision allowing only one RWA per society.
The last point is easy to miss. In a mixed sector, two associations can each claim to speak for the same lanes. If a guard, a block secretary and a colony office give you different answers, ask which body is registered for your block and get its instructions on paper.
What did the Sector 57 RWA report to the Chief Minister in 2026?
That MCG, not the RWA, runs its streets, and has not been cleaning them. Amar Ujala reported on 4 August 2026 that the Sector 57 Residents Welfare Association had taken its complaint to the CM Window. The association said regular cleaning of the sector's internal roads had been close to stopped since November 2024, that it first wrote to MCG on 23 November 2024, and that it sent nine reminders between 15 January 2025 and 14 July 2026.
For a moving day, that complaint answers two questions. The street outside your gate is a public road the RWA does not own, so it can ask for a gate pass but cannot reserve the kerb for you. And nobody is likely to clear packing waste left beside the road, so plan where empty cartons, wrap and broken furniture go before the truck leaves.
Who runs Sushant Lok 3 and the Mayfield Garden blocks?
On paper, MCG, though each handover came late and their status needs checking. Sushant Lok 3 was among nine developer colonies an order moved to MCG in May 2022; our Sushant Lok 3 newcomer guide covers that order and the colony's RWA.
Mayfield Garden, whose blocks run into Sector 57, waited longer. At a district grievance meeting on 27 June 2024 the Chief Minister ordered the "long-pending transfer" of the colony to the corporation within a week, The Tribune reported, and said the builder's property should be attached if the corporation fee went unpaid. We found no later report confirming that the transfer happened, so ask your landlord or the colony office who maintains your block before you rely on either.
Can a colony gate stop the moving truck?
Not by day, under an order the Deputy Commissioner made in 2025. When the planning department took down unapproved gates in two colonies, South City 1 and Sushant Lok 1, PropNewsTime reported on 14 February 2025 that gates on internal roads in licensed colonies and HSVP sectors were to stay open during the day, with only guarded boom barriers allowed. Both kinds of land are found in Sector 57. Our Sushant Lok 1 rules guide explains that drive in detail.
A boom barrier with a guard can still slow the truck, so send the vehicle number and crew names to whoever mans it if the RWA asks for them.
What about Freedom Park Life and the new buildings?
Freedom Park Life is the one large condominium in the sector, and it publishes nothing about moving that we could find. Square Yards lists it as ready to move. Under the 2012 memo above, a finished complex like this should be administered by its owners' association, but handovers in Gurugram can lag, as our Sector 59 rules guide describes. Ask the estate office which body issues move permissions, and whether the service lift is booked through it or through the maintenance agency.
New construction is the other thing to watch. HARERA Gurugram's public notice dated 3 June 2026 concerns M3M Paragon57, a commercial project on 3.16 acres taken out of a 199.063-acre plotted colony in Sector 57. Its registration ran to 31 August 2026, and the promoter applied on 26 May 2026 to extend it by a year. It holds no homes and no move-in rules, but a site that is still being built can mean site vehicles on the approach, so ask about them if you live nearby.
When can the truck run in and out?
| Rule | Detail | Who said it, and when | Check before the day |
|---|---|---|---|
| Truck no-entry windows | No commercial vehicles on roads the police designate, mornings from 8 to 10 and evenings from 5 to 9 | The traffic police's Vehicle Movement Digi Pass note, on a GMDA server; no date on it, read 16 Oct 2026 | Confirm on the traffic helpline, 1095 |
| Golf Course Extension Road widening | Eight lanes with drains on both sides, under a traffic plan for the works | The Tribune, 3 May 2026 | Which turns into the sector are open that week |
| Your block's slot | Set by the RWA or estate office | Not published | Get the hours in writing |
School gates in G Block, lane widths and the truck sizes that fit are covered in our Sector 57 costs post linked above, so we do not repeat them here.
What paperwork should owners and tenants carry?
- For a tenant, police verification. It is the landlord's job; Gurugram Police take tenant details through their portal. Give your landlord your ID early so it is done before moving day.
- The owner's written consent if the RWA or estate office asks for it, plus your rent agreement.
- A gate pass or move form, where the block issues one, with the date, flat or plot number and truck number.
- Proof that dues are cleared, if the complex holds goods back until they are.
- A lift slot in Freedom Park Life, booked in writing, as our Sector 57 page advises for any tower move here.
Which questions should you put to the RWA or estate office?
- To do: Which registered body runs my block's gate, and what is the date on its current rules?
- To do: Do you need the truck number and crew names in advance, and by when?
- To do: From what hour may goods enter, and by what hour must the truck be gone?
- To do: Is there a fee or deposit, and which decision of the association set it?
- To do: For a move-out, must my dues be cleared first, and who signs the clearance?
- To do: Where can the truck stand without blocking the lane or a neighbour's gate?
- To do: Is any building work or road work booked near my gate on that day?
Key takeaway
In Sector 57, find out first which of the four kinds of address you live in, because that decides who approves the move. None of them publishes moving rules, so get the current rules on dated paper, and recheck the truck hours and the Extension Road works in the week you move.
When you have the slot, send us your details and we will plan the household shift around it. If the next home is still being readied, our storage can hold your goods until it is. Moving further? See our Gurgaon page.
This is general information only, meant for planning. It is not legal advice and not a statement of any Sector 57 association's present rules. Confirm the rules with your RWA or estate office, and the truck hours with the Gurugram Traffic Police, before your move.
