Not one Sector 112 housing society, as of our October 2026 check, shows its shifting rules on a public page. Loading hours, the lift slot, any deposit and the gate pass are decided by whoever manages your tower, so begin by learning which office that is, then ask it to put the answers in writing.

In Sector 112 that is less obvious than it sounds. The best-known campus has a finished condominium run by its residents and a new tower still in the developer's hands; one estate is split between two sector numbers; and in August 2025 the town planning department told both a developer and a residents' association to restore the internal paths of their layout. This guide gathers the public record on each, dated, plus the road rules a truck meets on the Delhi edge. For the way our crew handles the day itself, see our packers and movers in Sector 112 Gurgaon service.

Which Sector 112 societies publish shifting rules?

None that we checked. The table shows who is likely to answer for each project:

Project What the public record shows Ask about a move Rules online (Oct 2026)
Experion Windchants 563 homes across 23-plus acres in seven towers, villaments and villas, ready to move; its RWA was named in a DTCP notice in August 2025 The Windchants Condominium RWA and its facility desk None found
Windchants Nova Registered as Windchants Phase C on 21 October 2024; one tower, under construction Experion's customer or possession team None found
Zara Rossa Deluris Buildtech India's group housing in Bajghera, registered with HARERA as 82 of 2017 on 23 August 2017 The maintenance office; ask whether it is the developer's or the owners' None found
Tata La Vida HARERA places Phase 2 in Sector 112/113; Hindustan Times quoted its RWA in October 2026 The RWA and the facility office None found

Portal lists for "Sector 112" can pull in neighbouring projects, so go by the sector printed on your own allotment letter or lease. "None found" covers only what is public; ask the office for any printed form it uses.

Who runs the gate at Windchants, and who runs Nova's?

Two different bodies, most likely. The finished condominium has a residents' welfare association: according to PropNewsTime, DTCP's notice of August 2025 went to the RWA of Windchants Condominium as well as to Experion. That association, and the facility desk working for it, is the first place to ask about move hours, lift bookings and any deposit.

Windchants Nova is another matter. Experion registered it with HARERA as Windchants Phase C in October 2024 and shows it as a single tower under construction. Until it is finished and handed over, a buyer moving in will deal with the developer's possession team, which may set its own hours for fit-out crews and residents. So on one campus the person who signs a move can depend on which tower you are in. If you are moving into Nova when it opens, ask both offices how a truck bound for the new tower is let through the older gates.

What was the DTCP notice about, and does it matter for a move?

It concerns the internal paths, which is where a moving truck drives and stands. PropNewsTime reported on 22 August 2025 that the Department of Town and Country Planning had issued a show-cause notice citing the state's 1975 law on regulating urban development. According to the report:

  • inspectors found that two paths meant for fire tenders had been turned into green areas, cutting emergency access;
  • part of the setback land between the 10-metre and 6-metre wide paths separating the towers and the villas had been sold or misused, although the approved plan required it to stay open;
  • the developer and the RWA were told to restore the approved layout and to file a written explanation, with a personal hearing set for early September 2025 at the DTCP office in Sector 14.

Inventiva repeated the account on 7 October 2026. We found no report of how the matter ended, so do not assume either way; check with the RWA. These are the department's allegations as reported, not a final finding.

For a move, the practical point is narrow. A large truck needs a clear path and a place to stop that does not block emergency access. Ask the facility desk which internal path the vehicle should take to your tower, where exactly it may stand while loading, and whether a smaller vehicle is preferred for the villas. Get the answer in writing, because a guard on the day will follow the desk's instruction, not ours.

How do Zara Rossa and the other projects decide?

We could not tell from the public record, so ask two questions. First, who runs maintenance now: the developer's team, an agency, or an owners' association? Second, was the project licensed under Haryana's Affordable Housing Policy 2013? We could not confirm from an official page whether Zara Rossa or Pareena Om was licensed under it. An owner can check their own papers, because the policy makes the allotment letter and the sale agreement include its terms.

Where it applies, the developer has to maintain the colony free of charge until five years have passed from the grant of the occupation certificate; after that the owners' association is in charge and chooses any agency. The date of that certificate tells you which side is signing passes this year. Our Sector 110 rules guide explains the clause in more detail for a project in a neighbouring sector.

Why does La Vida appear under two sectors?

Because its registration does. HARERA's proceedings on La Vida Phase 2 list the site at Sector 112/113 in Bajghera village, and a map app or a lease may use either number. On 7 October 2026 Hindustan Times quoted the president and general secretary of the RWA at Tata La Vida, who said the approach roads were taking a beating from construction traffic. So there is an elected body to ask about move rules, and the roads outside are worth a look before you fix the truck size. The estate's phases and who handles each are set out in our Sector 113 rules guide; give the driver the gate name, not just a sector number.

When can the truck run, and what does Delhi require?

No Sector 112 society publishes loading hours. Outside the gate, these published rules apply:

  • Gurugram's no-entry spells. Goods vehicles without a digital permit may not use listed city roads during a morning spell (8 to 10) or an evening one (5 to 9), says a Gurugram Traffic Police note kept on GMDA's server. It carries no date, so recheck it.
  • Delhi's winter rule. Under the winter plan The Hindu described on 28 September 2026, out-of-state vehicles below the BS-VI standard face entry curbs from the first of November until the end of January 2027. Wikipedia places Bajghera on Dwarka's southern edge, so a short move can still cross the line; ask what class the truck is.
  • Toll and entry charges. The Bijwasan toll and Delhi's Environment Compensation Charge are set out with dates in our Sector 112 costs guide.

Delhi's own hours for goods vehicles, and when a No Entry Permission is needed, are in our Delhi house-shifting guide. If rain is forecast, read the Sector 112 monsoon guide first, since the nearby underpass has flooded.

What should you ask before booking?

Send this list to the offices at your current and your new home, and keep what they write back:

  • To do: Whose signature goes on my move pass: the condominium RWA's, Experion's possession team's or an agency's?
  • To do: Is my tower in a finished phase or a phase still under construction?
  • To do: Do you use a printed move form or notice, and can you email me a copy?
  • To do: Which internal path should the truck use, and where may it stand without blocking fire access?
  • To do: What are the permitted loading hours on weekdays, and do they change on Sundays?
  • To do: Which service lift do movers get, for how many hours, and who pads it?
  • To do: What do you charge for a move, and how is any refundable deposit paid back?
  • To do: If the project was licensed as affordable housing, when was its occupation certificate granted, and do the owners now run maintenance?
  • To do: For a tenant: does the office need the owner's written consent, and proof of police tenant verification?

Key takeaway

As of October 2026, Sector 112 societies keep their shifting rules offline. At Windchants ask the condominium RWA; at Nova, still being built, ask Experion. The 2025 DTCP notice about Windchants' internal paths is a reason to agree the truck's route and standing spot in writing. At La Vida, ask its RWA; elsewhere, ask who runs maintenance. Keep clear of the morning and evening no-entry spells, and for Delhi from November make sure the truck is BS-VI.

What if the two ends do not line up?

Work to the narrower window and carry the written replies on the day. If a Nova handover or a lease date leaves a gap, our warehousing service can store everything in between, while household shifting explains the crew's work at each end. Once both offices have answered, send us their replies with both addresses and we will plan around them.

The sources above were rechecked in October 2026. Treat this page as general information rather than legal advice; notices, society rules, road timings and Delhi's border curbs can all change, so verify each one with its office or authority shortly before you move.
