No housing society in Sector 62 publishes its moving rules online, so your hours, lift booking and gate papers come from your building's facility office, and you should get them in writing. What is on the public record are a few dated rulings and filings: who has maintained Pioneer's Araya towers, how much advance maintenance a builder may ask before you move in, and whether a society can keep your dog out of the lift.
This post lists those records, says where nothing exists, and gives the questions to send. Arriving from another city? Our Sector 62 packers and movers page explains how we bring a household in from the far end of the country.
What is actually on the record for a Sector 62 move?
Less than most people expect. We looked in October 2026 at Pioneer Urban's website, which covers the delivered Araya and Presidia towers, and at the developers of the towers still being built. None posts a move-in or move-out procedure. Here is what we did find, with its date and how far to trust it today:
| Record | Date | What it says | Status today |
|---|---|---|---|
| HARERA Gurugram order, Araya complaints | 30 Sep 2021 | Pioneer Facility Management Ltd named as the agency maintaining Araya for its residents | Five years old; ask who runs it now |
| HARERA Gurugram order, Sector 62 EWS complaint | Undated decision (heard from 2020) | Pioneer's Sector 62 group housing is one licensed colony of 24.606 acres | Background fact |
| Pioneer compliance report | 26 May 2026 | Araya and Presidia complete; wet and dry bins in each unit and at ground level | Current filing |
| HARERA Gurugram order in an Emaar case | 8 Sep 2022 | Advance maintenance capped at one year; no holding charges | Case-specific; check your agreement |
| Appellate tribunal order on that case | 12 Aug 2026 | Appeal disposed of; only the delay period changed | Latest step we found |
| Animal Welfare Board of India guidelines | 26 Feb 2015 | No pet ban; no lift ban or lift charge for pets | Still listed by the Board in Oct 2026 |
For a sense of what Gurgaon societies charge more widely, a NoBrokerHood article of 18 September 2026 says there is no city-wide rate and advises reading the RWA's written policy and keeping receipts. It names no Sector 62 society, so treat its figures as a general range rather than your society's fee.
Who runs the towers you are moving into?
In Pioneer's colony, the record points to a facility company linked to the developer. Pioneer's 2026 compliance report treats Araya and Presidia as a single 24.606-acre group housing colony, and a HARERA order on an EWS flat there lists the same area, a DTCP licence of 2007 and RERA registration 101 of 2017. That one colony therefore holds premium towers and economically weaker section (EWS) flats under the same licence.
The maintenance detail comes from a HARERA Gurugram order decided on 30 September 2021, in which Pioneer was the complainant against a buyer of several Araya flats. Setting out its own case, the developer said Pioneer Facility Management Limited had been contracted to manage and maintain the project for all residents, and had raised an advance maintenance demand on 28 August 2018. The same order records occupation certificates for Araya dated 23 July 2018 and 14 June 2019.
What that means for your move:
- Write to the facility office, not a residents' chat group. If the developer's agency still runs the estate, it books the service lift and tells the gate to expect your truck.
- Ask whether that has changed. Agencies and associations change hands. Ask the office who signs move approvals today, and whether a residents' association has taken over any of it. For how Haryana's apartment law shapes those associations, see our Sector 59 rules guide.
- Pioneer Park is not in this colony. Pioneer Urban's About page speaks of a 75-acre development spread over Sectors 61 and 62, and its approvals page lists a separate compliance report for a group housing colony in Sector 61. A tower on that side may answer to a different office, so check the address on your papers.
What can a builder charge before you move into a new tower?
Sector 62 still has towers going up: Square Yards lists Emaar Amaris, with 522 homes in four towers, as under construction. If you are a buyer waiting for keys in a project like that, two money rules from Gurugram's real estate authority are worth knowing before you book a truck.
- Advance maintenance for a year at most. In a complaint against Emaar, HARERA Gurugram held on 8 September 2022 that the builder could ask for advance maintenance at the offer of possession, but not for more than one year. On Emaar's appeal, the appellate tribunal's order of 12 August 2026 quotes that direction and changes only the period of delay compensation.
- No holding charges. The same 2022 order said the builder could not claim holding charges at any point, relying on a Supreme Court judgment of 14 December 2020.
Both come from one buyer's case and one builder, so they are not a rule printed for every Sector 62 project. Still, if a possession letter asks for two years of maintenance up front, or a fee for the months before you collected the keys, ask the builder in writing which clause allows it. For how long you have to take possession after the occupancy certificate, see our Sector 80 rules guide.
Can the society stop a pet using the lift?
Not under the national guidelines. The Animal Welfare Board of India's guidelines of 26 February 2015, addressed to residents' welfare and apartment owners' associations, make three points that matter when a family arrives with a dog:
- An association cannot ban pet dogs, even if a majority of residents vote for it, and cannot allow small dogs while refusing large ones.
- It cannot keep pets out of the lifts, and it cannot charge for their use.
- In return, owners are advised not to object to using an alternate lift where more than one works and is easy to reach.
The Board's guidelines page still listed this document in October 2026. On moving day the service lift will be busy with furniture, so agree in advance which lift the dog takes, and keep it leashed in the lobby; the same guidelines call leashing in public places advisable.
Where does the packing waste go?
Into the dry-waste stream, by the colony's own account. Pioneer's May 2026 compliance report says each Araya and Presidia unit and the ground level have separate wet and dry bins, and that wet waste is composted on site in an organic waste converter. Flattened cartons, paper and stretch film are dry waste. A whole household's worth will not fit in a unit bin, so ask the office where a large load should be left and whether housekeeping collects it.
When can a truck from another city reach Sector 62?
That depends on two clocks: the society's and the road's. The society's comes first. Ask for move-in approval, a lift slot and truck entry before the truck leaves your old city, since a long-distance lorry cannot easily come back the next day. Our Sector 62 page also suggests putting both the sector and the village name, Nangli Umarpur, on the address if your allotment letter uses it.
The road's clock is covered in our other guides, so we only point to them here:
- City no-entry hours for goods vehicles and the Golf Course Extension Road widening are dated in our Sector 62 costs and access guide.
- Crossing Delhi with an older truck after 31 October 2026 is explained in our Golf Course Road rules guide.
- E-way bills are not needed for used household goods; our Delhi house-shifting guide quotes the rule.
In July and August, allow for rain on the last stretch; our Sector 61 season guide lists the dated flood reports for Golf Course Extension Road.
What should you ask, and whom?
Send these to the facility office at both addresses about a week ahead, or before the truck sets off if you are coming from another city:
- To do: Who approves moves here: the developer's facility company or a residents' association?
- To do: Does the office issue a move form or gate pass, and with what lead time?
- To do: What days and times are goods allowed in or out, including Sundays and holidays?
- To do: Which service lift, for how long, and is a deposit charged against damage?
- To do: Which gate takes a long truck, and where can it stand while unloading?
- To do: Must dues be cleared, and will the guard want a receipt?
- To do: For a new tower: what advance maintenance is demanded, and under which clause?
- To do: For a pet: which lift should the dog use on the day?
- To do: Where should flattened cartons and packing waste be left?
Keep the written replies on your phone, with your ID and our packing inventory, for the guard on the day.
What if the flat is not ready when the truck arrives?
Then the goods wait. If an approval is still pending or the builder has not handed over the keys, the load can go into our warehouse and come to Sector 62 in a single delivery later. For the long leg itself, read about our domestic relocation service, and when you have the society's answers, send them to us with both addresses.
All the sources listed were checked in October 2026. It is general information for planning, not legal advice; orders, guidelines and society procedures change, so check each one with your facility office before moving day.
