No DLF phase suits every move: Phases 1 to 3 are one plotted colony of houses and rebuilt four-floor plots, Phase 4 mixes plotted blocks, gated condominiums and Chakkarpur village, and Phase 5 is mainly condominium towers along Golf Course Road. Which one fits depends on the home you need, how the family will travel, and how much stair, lift and paperwork you are ready to plan around, so the table below sets the facts side by side without ranking them.

How do DLF Phases 1 to 5 compare side by side?
Each cell below comes from a named, dated source listed at the end of this post. Where a source is a listing site rather than DLF or a public body, the cell says so.

Two cautions. The Phase 1 sectors are our reading of two DLF papers, not a single statement: the floor allotment form groups Phases I to III across Sectors 24 to 26, and the sale agreement for Phase I and III floors names Sectors 24 and 27. And Phase 4's sectors come from NoBroker, a listing site, backed only for Sector 28 by DLF's own environmental filing. Put the phase, the block and the sector on every lease and booking.
Which phase fits the move you are making?
Think of the home first and the phase second. The same kind of home turns up in more than one phase.
A family house with years of furniture. Phases 1 and 2 still have older houses that one family has filled over decades, standing next to rebuilt plots. These are volume jobs: storerooms, a terrace, solid wood beds and steel almirahs, carried down by hand.
A floor on a rebuilt plot. Under DLF's allotment form for Phases I to III, a rebuilt plot holds four separate floors above a stilt level and a basement, shares a lift, and gives each floor its own numbered basement store. You share that lift and stair with three other households, so the moving day runs to a time agreed with them.
A room, a PG bed or a small flat. Phase 3 has many buildings let room by room, and Wikipedia's article on Chakkarpur notes the village beside Phase 4 is known for PG accommodation. Small loads like these suit a light vehicle; our DLF Phase 3 branch is in V Block, Sector 24.
A lift, a service desk and a managed gate. Phase 5's towers work this way, and so do the gated condominiums inside Phase 4. Expect a lift booking, a gate pass and set hours from the facility office.
A flat in a building not yet finished. DLF's November 2025 filing describes an 11.148-acre group housing scheme in Sector 28, Phase 4, made up of three towers of flats plus one block of EWS homes, rising to ground plus 25 floors, and records it as under construction. If you are buying there, ask the developer how handover, lifts and truck access will work before you set a moving date.
What do DLF's papers say about stairs, stilts and gates?
More than most residents expect, but only for some phases.
- Phases 1 to 3: the floor papers list the stilt driveway, the lift and the lift lobby among the common areas, and allot parking bays and basement stores by number. The Phase I and III sale agreement says owners may not leave heavy material in the shared passages or staircases or block access to them. On moving day, that means cartons stay inside the flat until the vehicle is at the gate.
- Phase 4: the condominiums each run their own gate and rules. DLF's Sector 28 filing describes the new scheme's three basements, which points to basement loading once it opens.
- Phase 5: DLF's compliance report says vehicles enter and leave every building by different routes. Find out from the facility office which is which, so the truck is not turned back at an exit-only barrier.
What none of these papers covers is your block's or society's moving hours, any shifting fee or deposit, and what the guard needs to see. We have not found these published for any phase, so ask in writing.
What do the city's rules add, whichever phase you choose?
The same city limits apply across all five phases. A Gurugram Traffic Police note carried on GMDA's site, with no date on it and read by us in October 2026, lists two daily no-entry windows on designated areas for commercial vehicles, a morning one ending at 10 am that begins at 8, and an evening one running 5 pm till 9 pm. Hours like these change, so check them again in the week of the move.
If the new home is in Delhi, the truck must hold a Delhi Traffic Police No Entry Permission to drive there in restricted hours, and that shapes when it sets off. Phase 1 lies along MG Road, the road a truck takes towards Mehrauli and South Delhi.
How did the 2026 enforcement reports differ between phases?
They touched every phase, but not in the same way. Read these as dated news, not a current list, and check with the owner before you sign or end a lease.
- April 2026, Phases 1 and 2. The Tribune reported on 25 April that encroachment demolitions were complete there, with guard rooms, staircases and concrete ramps pulled down. If the ramp at your gate went, the fridge and heavy furniture now cross a step.
- June 2026, Phase 3. A sealing drive against unauthorised PGs began on 18 June along Nathupur Road in S Block, and on 22 June it was paused for a week so displaced tenants could find new rooms.
- June 2026, Phases I to V. The Tribune reported on 29 June that about 4,500 properties across the five phases had been flagged, with hotels and guest houses along Akashneem, Jacaranda and Dakshin Marg in Phase II.
- August 2026, all phases. The Tribune reported on 18 August that town planners were examining nearly 500 buildings of stilt plus four floors in the DLF phases, where rooms built into the stilts had left residents parking on the street. Where that has happened, the lane has less room for a truck.
How do the metro links compare for the family on moving day?
Phases 1, 2 and 3 each have a Rapid Metro station in their name, and Wikipedia records that the DLF Phase 1 stop opened on 31 March 2017, one stop from the Sikanderpur interchange. Phase 5 is served by the Golf Course Road stations at Sector 42-43 and Sector 53-54, listed in Wikipedia's Rapid Metro article. Phase 4 has no Rapid Metro stop of its own, but the Yellow Line's MG Road station lists a Sector 28 address. On moving day, the family can ride while the truck takes the road.
Does the phase change the cost of a move?
Not the band. For a move that stays inside Gurgaon, the owner's indicative October 2026 bands start at Rs 4,500 for the smallest 1 BHK and stop at Rs 15,000 for the largest 3 BHK, the same figures shown on our Gurgaon page. What moves a quote within its band is the work at each end: a long stair carry from a Phase 1 house, a lift slot in a Phase 5 tower, or a shuttle vehicle for a narrow Phase 3 lane. Which questions settle the choice?
- To do: Is the home an older house, a rebuilt floor, a room, or a tower flat?
- To do: Which sector, block and phase will appear on the lease, and do they match the gate?
- To do: Have the town planners served any notice on the building?
- To do: Who sets the moving hours: the other households, the RWA, or a facility office?
- To do: For a tower, which gate is the entry and which the exit?
- To do: Is the stilt clear, and is there still a ramp at the gate?
- To do: Which metro station will the family use, and how far is it from the door?
- To do: Has the street flooded in recent monsoons, and is there a spare day in the plan?
