Moving to Sector 108 usually means renting or buying a flat inside one of a few very large gated campuses, such as Sobha City, Experion's The Heartsong or Raheja Vedaanta, or a plot or villa in Experion's The Westerlies, with the old village of Dharampur between them. For the first week you will have a CBSE school inside the sector, a 24x7 hospital in Palam Vihar, shops inside your own township and at Conscient One across the road in Sector 109, and you will need a car or cab, because the closest metro station is roughly 10 km off.

Flats, villas or village houses: what can you rent or buy?
Almost always an apartment. On Square Yards' Sector 108 page, read in October 2026, apartments were 88% of the homes listed for sale and 95% of those offered for rent. Plots made up 10% of sale listings, and builder floors and villas only a sliver each. The page counted 316 homes for sale and 254 for rent.

Sobha's smallest plan is a two-bedroom of 1,381 sq ft; its largest, at 2,343 sq ft, has three bedrooms plus a powder room and a staff room. So even "two bedrooms" here is a large home by Gurgaon standards.
What does that mean for rent?
Square Yards put the average asking rent at Rs 33 per sq ft a month. Applied to Sobha's smallest two-bedroom, that is a little over Rs 45,000 a month, which matches the two-bedroom figure on NoBroker's Sector 108 page. NoBroker shows three-bedroom rents from about Rs 83,000.
Renters on a smaller budget face a real shortage. Square Yards found that one-bedroom homes drew 46% of rental searches in the sector but were only 3% of rental listings, while three-bedroom flats were 57% of what was on offer. A family that needs one or two bedrooms should start looking well before the notice period on the old home runs out.
If you are renting in Raheja Vedaanta, ask the residents' association what came of the February 2022 audit order, issued after the collapse at Chintels Paradiso in neighbouring Sector 109. It is a fair question for any landlord in the five societies named.
Which PIN code and address should you use?
Pick one and keep to it. NoBroker gives 122017 for Sector 108, and two places just outside it print the same PIN: Gyaananda School in Sector 109 and Manipal Hospitals in Palam Vihar. Square Yards, however, shows 122006. Copy the PIN on your lease or sale deed onto your bank, Aadhaar, gas and employer records.
Inside a township, the sector number alone will not get a courier to your door. Write the campus name and tower before "Sector 108", and say which gate you use, since OpenStreetMap shows The Vedaanta and Heartsong as separately fenced campuses. For a village house in Dharampur, add the nearest chowk or bank branch as a landmark.
How will you get around from Sector 108?
Mainly by road. NoBroker lists the following, as read in October 2026:

Local bus stops named on NoBroker are Dharampur Chowk, Dharampur HDFC Bank, Shaheed Bhagat Singh Samarak and Sobha International City. The main roads it lists are Dharampur Main Road, JP Road and the Dwarka Expressway.
Note that the expressway does not run through 108 itself. Wikipedia lists the sectors it passes as 102 to 106 and 109 to 113, so from most homes you join it by a sector road first. Residents' reviews on NoBroker, dated September 2025, mention limited public transport, and parking scored lowest of the eight ratings at 3.6 out of 5. Before you accept a flat, ask how many covered parking slots come with it and what the township charges for a second car.
Which schools can a Sector 108 family consider?
One is inside the sector. The Shikshiyan School is CBSE-affiliated and gives its location as Dwarka Expressway, Sector 108; when we read its site in October 2026 it showed admissions for both 2026–27 and 2027–28, with an online registration form. Square Yards puts it 0.3 km from the sector's centre.
Close by:
- Gyaananda School, Sector 109, Dwarka Expressway, Gurugram 122017, runs from early years to senior years and showed "Admissions Open 2027–28" in October 2026.
- A government school and a government secondary school appear on Square Yards at 0.7 km.
- Rajiv Gandhi High School is on NoBroker's list for the sector, along with NorthCap University and a Government College for Girls for older students.
Seats, fees and bus routes change each session, so confirm them with the school. Before the first day:
- To do: Seat and class confirmed in writing, especially if joining mid-year
- To do: Transfer certificate and last report card collected from the old school
- To do: Bus stop agreed at your own campus gate, not just "Sector 108"
- To do: Medical form filled in with the hospital you will use in an emergency
Where are the nearest hospitals?
Not in the sector itself, as far as we could find. The nearest large one is Manipal Hospitals Gurugram at Block F, Gol Chakkar, Palam Vihar, Gurugram 122017, which lists round-the-clock emergency care; its contact number is 0124-6185561.
For everyday visits, NoBroker names Dev Hospital, Jai Sai Ram Hospital, Rion's Hospital, SBM Hospital and Chetanya Hospital near the sector. Ask each whether it has a doctor on duty at night and whether it is on your insurer's cashless list.
A larger public option is on the way. The Shri Sheetla Mata Devi Medical College and Hospital, on 30.75 acres in Sector 102A, Kherki Majra, is planned with 850 beds; The Tribune reported on 11 April 2026 that building was due to finish by 31 August 2026 and that an operator would take over by 31 October 2026, with a third of the beds reserved for Haryana residents. Check whether it has opened before you count on it.
Tip
On your first evening, save the Manipal Palam Vihar number and your full address, with campus, gate and tower, on every phone in the family. In a township this size, the gate is what an ambulance driver needs most.
Where will you shop in the first week?
Start inside your township. Sobha says Sobha City has its own shopping and retail zone; in other campuses, ask the estate office which shops deliver to the towers.
Beyond that:
- Conscient One, Sector 109. Conscient describes a 3.4-acre commercial building on the Dwarka Expressway with shops, offices, serviced suites and a food court, and says it is operational. Residents of 109 told NoBroker that parking near its shops gets tight at weekends.
- Grocers. NoBroker names Shri Shyam Super Mart and Gori Supermart for daily shopping, and Signum 107 as a nearby retail block.
- Dharampur village. Its shops cover small daily needs, though one September 2025 review on NoBroker said daily shops are still short across the sector.
Order a few days of groceries online before the truck arrives, and keep milk, tea and breakfast in the car rather than in a sealed carton.
What should you sort out in week one?
Mostly the township's own paperwork. Large campuses run their own resident registers, and each has its own forms:
- To do: Register with the estate office for resident cards, a parking sticker and the intercom directory
- To do: Ask how deliveries of furniture or appliances are let in, and whether they need the service lift booked
- To do: File tenant verification online with Haryana Police, which lists it at a Rs 50 fee, and verify any cook, driver or maid before they start
- To do: Note where the power backup stops: in the flat only, or the lifts and water pumps too
- To do: Give the new address to your bank, employer and LPG distributor
If you are moving in from Delhi, remember that the border is very close: Sobha says its campus is flanked by the Delhi Reserved Greens. That makes trips to Dwarka quick, but a truck crossing the state line still has to keep to Delhi's hours for goods vehicles.
What should your movers know about a Sector 108 home?
The campus, the gate, the tower and the floor, plus who books the service lift. In a 24-floor tower the lift slot decides the length of the day; for a Westerlies villa or a Dharampur house, it is the stairs and the lane.
