Manesar is two places at once: the IMT, a planned township of numbered industrial and residential sectors built by HSIIDC, and the old villages around it, which since 2020 sit together under the Municipal Corporation of Manesar. Families looking for a flat will find most apartment projects in the IMT's residential sectors, while many plant workers rent single rooms in villages such as Kasan, and almost everyone travels by road, because the metro is still only a proposal.

This guide is for the first weeks: where to look for a home, what it costs, which PIN to write, and where the schools, hospitals and buses are. For the plants, offices and stock moves that bring many people here, see our Manesar packers and movers page.

Which part of Manesar suits your household?

It depends on who is moving. Wikipedia records that the municipal area covers about 20 square kilometres and 29 villages, so the same town offers very different homes:

Where What you will find Who it suits
IMT residential sectors, such as Sector 1 Apartment projects and plotted homes inside the planned township Families, managers and engineers on transfer
Manesar town Flats and floors in standalone buildings, with landmarks such as the Durga Mata Mandir and Pipal Chowk used in listings Small families and couples who want shops close by
Villages around the plants, such as Kasan, and roads such as Naharpur Road Single rooms and small flats in buildings let room by room Single workers and trainees

Sector 1 and the apartment projects. Square Yards lists HSIIDC Sidco Aravali in Sector 1 as ready to move, with 148 three-bedroom flats of about 2,588 sq ft, and Anant Raj Madelia in the same sector. These are the addresses where a family with school-age children usually starts looking. Ask the society office what it requires on moving day before you book the truck.

The villages. Wikipedia names Manesar, Nakhrola, Naurangpur and Lakhnoula among the villages around the township. Kasan, beside the Maruti Suzuki plant, is described on our area page from a 2019 report: narrow lanes, with many buildings let room by room. A home in a village carries the village name rather than a sector number, so give both the village and the nearest main road when you share the address.

What does it cost to rent, and why are the listings so thin?

Rents are low, but few homes are listed online, so treat any average as rough. In October 2026 NoBroker showed one-bedroom society flats in Manesar at 4,000 to 6,500 rupees a month, with deposits in the same range. Its house listings had single-room homes on Naharpur Road and Manesar Road at 5,000 to 7,000 rupees, with a deposit of about one month.

Those figures came from a dozen or so listings, not a survey of the town, so expect more variety in person. Two things NoBroker flags are worth asking about at every viewing:

  • Water source. Its listings say a Manesar home may draw on municipal supply, a borewell, tankers or a mix, and that this changes the running cost.
  • Who the landlord wants. Some single-room listings are marked for bachelors only; families should ask before they visit.

Which PIN goes on your new address?

Whatever your rent agreement shows, because Manesar has more than one. The CBSE affiliation record for Bal Bharati Public School gives its Sector I address in the IMT as 122050. ESIC's hospital list puts its hospital on Kasan Gaon Road, Sector 3, under 122051. Two addresses a short drive apart, two PINs.

A wrong PIN can send a parcel, a bank card or a gas connection letter to the wrong post office. When you update your Aadhaar, bank and delivery apps in the first week, copy the PIN from the agreement or the landlord, not from a neighbour or a map pin.

What should you know about water and power?

That the piped water network is still being expanded. HSIIDC has finalised a 490.59 crore rupee water plan for Manesar, to be built in four phases up to 2031, according to an EverythingAboutWater report of May 2026 citing HSIIDC officials. The first phase, due by 2027, includes a 30 MLD treatment plant for the IMT and the Transport Hub, and HSIIDC's figures from December 2025 put Manesar's fresh water demand at 150 MLD.

Until that work is done, supply differs from building to building, which is why the water question belongs on your viewing list. In IMT Sectors 1 to 8, HSIIDC was to take over roads, water supply, sewerage and street lights from the municipal corporation, according to a November 2025 report our Manesar page cites. Elsewhere, ask whether the municipal corporation looks after your street. Either way, ask the landlord where to complain if supply fails.

How do people get around without a metro?

On the roads. Manesar sits on NH-48, the Delhi–Jaipur highway, and Wikipedia puts Delhi's IGI airport about 40 km away. Gurgaon railway station is the nearest major station, with Garhi Harsaru station also close.

  • City bus. GMCBL route 134 runs from Iffco Chowk to Dhana. In August 2026 Construction World reported that it was one of the routes chosen for trials of GMCBL's new electric buses, and that GMCBL had proposed 20 intercity buses linking Manesar's clusters with Dwarka Mod, the airport metro interchange in Sector 21 and the Sector 10 bus stand. Check whether that service has started before you count on it.
  • Metro. None yet. Swarajya reported on 1 July 2026 that HMRTC plans a 36 km line with 28 elevated stations from Sector 56 to Pachgaon, through Global City and IMT Manesar, and that its project report was still to be presented to the state government. Do not choose a home on the strength of a future station.
  • Highways. NH-48 and the KMP Expressway carry most traffic, and the Manesar office shifting guide explains how they shape a truck's route. For the monsoon weeks, when the highway out of Gurgaon slows, read our Manesar monsoon and heat guide.

Which schools are worth a first visit?

Two have official records we could check:

  • Bal Bharati Public School, Sector I, IMT Manesar. The CBSE record lists it at senior secondary level, first opened in April 2008, run by the Child Education Society, with its affiliation running from April 2027 to March 2032.
  • Kendriya Vidyalaya NSG Manesar. The school's own site gives CBSE affiliation number 500021. Kendriya Vidyalaya seats are filled under the priority categories in KVS's published admission guidelines, so check the current year's rules and dates before you count on a place.

Wikipedia adds that Manesar has many government schools run under the Haryana Board of School Education. If you arrive mid-year on a transfer, call any school you shortlist and ask whether it has a seat in your child's class this term.

Which hospitals should you note down first?

Save two before you need either:

  • ESIC Hospital, IMT Manesar. ESIC lists it on Kasan Gaon Road, Sector 3. It serves workers insured under ESI and their families. A 500-bed hospital costing 500 crore rupees was announced for an 8-acre plot here in February 2022, BioSpectrum reported; ask the hospital which departments are open now.
  • The multi-speciality hospital in Sector 5. In April 2023 Fortis Healthcare agreed to buy the Medeor hospital in Sector 5 of the IMT for 225 crore rupees, Outlook Business reported, describing it as having a potential capacity of 350 beds. Check its current name, emergency number and departments when you arrive.

Drive the route to the emergency entrance once in daylight, so it is familiar if you ever need it at night.

What goes on your first-week list?

  • To do: Confirm the PIN and update it on Aadhaar, your bank and delivery apps.
  • To do: Ask the landlord the water source, and who to call if it fails: HSIIDC or the municipal corporation.
  • To do: Save the numbers of ESIC Hospital and the Sector 5 hospital, and check your ESI card if your employer covers you.
  • To do: Shortlist schools and ask about mid-term seats.
  • To do: Try the commute at rush hour, by car, company bus or route 134.
  • To do: If you rent a village room, agree with the owner where a light vehicle can stop.

What should your movers know about a Manesar home?

Mostly the access. In an apartment project, ask the society office about the lift and any loading hours; a village room is often down a lane too narrow for a truck. Our Manesar page says such a room gets a light vehicle, with the last stretch carried by hand and the crew sized to the floor and the stair. A company transferring several staff at once can have their homes planned as one job, with each family's goods kept apart.

On cost, the owner set these indicative figures for home moves within Gurgaon in October 2026: one bedroom, 4,500 to 7,000 rupees; two bedrooms, 8,000 to 12,500; three bedrooms, 12,000 to 15,000. Each Manesar home is quoted separately, on its load and its route, so ask for the figure for your two addresses; for the wider district, see our Gurgaon packers and movers page. Moving a home from another city? Our household shifting service covers the packing at the old end. Send us both addresses and the floor, and we will tell you what the move needs.

Everything here is general information, gathered from the sources cited above and checked in October 2026. Rents, bus routes, school admissions and hospital services change, so confirm the details with the landlord, school or hospital before you rely on them.
