None of the Sector 37D projects we checked publishes rules for moving house, so your pass, lift slot and loading hours are set by whichever office controls maintenance in your project. In 37D that office is not always obvious: at BPTP's Park Serene the residents' association and the developer's maintenance company are still disputing who runs the society, and Ramprastha's projects carry a long record of delayed possession.

Below we take the projects one by one, then the dated road and pollution items that can move a booked day. How we plan the crew, lift and route is set out where we describe our packers and movers in Sector 37D Gurgaon.

Which Sector 37D projects publish moving rules?

None that we could find on 22 October 2026. Our search covered moving procedures, pass forms and permitted hours at BPTP's Park Serene, Park Generations, Spacio and Terra, Ramprastha's SKYZ and RISE, and Signature Global's City 37D-1 and City 37D-(2). The results were sale listings, HRERA registrations, complaint orders and news about maintenance. Not one was a moving procedure.

That leaves the usual friction points in place. A MyGate survey of gated communities found that the most common causes of move-in and move-out disputes were incomplete documents (68%), moving at unapproved times (64%) and unpaid dues (60%). In 37D, the third one needs the most care, for reasons the next sections explain.

Who controls the gate in each project?

Start by finding your row. The office that runs maintenance is normally the one whose pass the guards honour.

Project Who runs maintenance, as reported Moving rules online (22 Oct 2026) Ask first
Park Serene, Park Generations, Spacio (BPTP) BPMS, BPTP's maintenance arm, while an elected RWA seeks a handover (Inventiva, Sep 2026) None found Whose signature the guards accept; whether a dues clearance is needed
Terra (BPTP) Not published None found Which desk books the goods lift
SKYZ, RISE and Ramprastha City plots Not published; possession still pending in July 2025, per the ED None found Possession papers and who staffs the gate
City 37D-1 and City 37D-(2) (Signature Global) Not published None found Whether the colony has a facility office and lane rules for trucks
Green View (NBCC) Vacated; under demolition Not relevant Nothing; see the roads section

"None found" means only that nothing is published. A desk may still hand out a printed form, so ask for a copy by email.

What does the Park Serene dispute mean for a move?

It means two bodies, and possibly an argument about dues, sitting between you and the gate. In a long report of 13 September 2026, Inventiva set out the residents' case:

  • residents resolved to withhold future common-area maintenance, club, water and related payments until the developer completes the handover;
  • the RWA says BPTP and BPMS still control maintenance despite an elected residents' body, and that the handover has dragged on through repeated revisions of a draft memorandum of understanding;
  • the RWA puts the disputed management fees and dewatering charges at about Rs 2 crore a year;
  • Park Generations and Spacio residents joined a protest in April 2026.

The same report gives the other side. BPMS called the accusations "entirely false and without basis", and its managing director said documents had been shared and that the company had been working with the RWA on the handover for more than four years. The project itself, Park-Serene-Spacio, sits on 23.814 acres under DTCP Licence No. 83 of 2008 and HRERA Registration No. 300 of 2017.

The general rule on who runs services before an association takes over comes from the 2016 RERA law; our Sector 68 rules guide explains it. For a moving day, three practical steps follow:

  1. Find the signature that counts. Ask the guard supervisor which office's pass they accept, then get the pass from that office, not from whichever body you prefer.
  2. Settle the dues question in writing. If you are moving out while charges are being withheld, ask the office that controls the gate whether it will want a clearance, and how it will treat the disputed amounts. We cannot advise on the dispute itself, but a reply in writing stops it from surfacing at the gate with a loaded truck waiting.
  3. Tenants, bring the owner in. If the flat is rented, the owner is the one being billed. Ask your landlord to confirm in writing to the office that your move is approved.

Moving into a Ramprastha home: what should you check first?

Your possession papers, before anything else. In July 2025 the Enforcement Directorate provisionally attached Ramprastha group assets worth Rs 681.54 crore, PTI reported. They included 226 acres of Ramprastha City plotted colonies across Sectors 37D, 92 and 95. The agency said possession of flats and plots in projects such as Skyz, Rise and Ramprastha City, launched between 2008 and 2011, had still not been given 14 to 17 years later.

That is a 2025 position, and parts of a project may have moved on since. It still shapes a moving plan:

  • Carry the possession letter and any handover note on the day, since the gate may not have your flat on its list.
  • Ask who staffs the gate. Before an association exists, the developer's team usually runs services; confirm by email who issues entry for goods.
  • Check the legal side first. Whether an attachment touches a particular plot or flat is a question for your lawyer, not the movers. Settle it before you book a date.

If your keys come later than your lease ends, goods can wait in our warehouse until the handover.

What about the Signature Global floors?

The two colonies are newer and follow the same pattern: no rules online. HRERA records show City 37D-1 and City 37D-(2) under DTCP licence 08 of 2021, dated 5 March 2021, on a licensed area of 20.589 acres. With the developer still responsible for services until residents form an association, ask Signature Global's office whether there is a facility desk for the colony, whether trucks may use the internal lanes at any hour, and whether neighbours in the same building need notice. Our Sector 37D costs guide explains how lifts and lanes in these four-home buildings affect the crew.

Which roads and works near 37D carry dated notices?

Three items can change a route or a date this season. Each may have moved on by your moving day.

Item What was reported Status we could confirm on 22 Oct 2026
Garhi rail overbridge Redesigned as four lanes, railways to share half the cost, detailed report after a feasibility study (Swarajya, 16 Apr 2026) No construction reported; the level crossing still applies
Green View demolition Towers E, F and G approved for demolition and under way; on 9 September 2025 NBCC sought approval for towers A to D, two EWS blocks, a school and a shopping complex (The Realty Today) Our area page notes four towers cleared in January 2026; check for dust and closed lanes
Winter pollution plan Revised GRAP schedule approved on 28 September 2026 (Careerindia, 19 Oct 2026) No new stage invoked on the morning of 19 October

For a move into Delhi, the truck's emission class matters too; the costs guide linked above covers the Delhi rule for older goods vehicles. Stage I of GRAP begins at an AQI of 201, and the later stages tighten curbs on trucks, so check the CAQM website a few days ahead. For the sectors further up the corridor, see our Dwarka Expressway sector guide.

What papers should you keep in one folder?

None of these is a published 37D rule. They are simply what a 37D gate or office is most likely to ask for, given the disputes above:

  • Owners moving in: the possession letter, any handover or fit-out note, and an email from the office confirming the date.
  • Owners moving out: whatever clearance the gate-controlling office asks for, or its written note that none is needed.
  • Tenants: the rent agreement, the landlord's written approval and proof of police verification; our Sector 37D newcomer guide covers verification.
  • The vehicle: the truck number, passed to the office as soon as the vehicle is confirmed.

What should you ask the office before booking?

Put these to the office by email roughly seven days ahead, and save its answers:

  • To do: Which office runs maintenance now, and is it the one that issues goods passes?
  • To do: Which days and hours may goods move, and is there a booking calendar?
  • To do: Which gate and which lift do we use, and can the lift be padded and held for our slot?
  • To do: Is a dues clearance needed before a move out, and from which office?
  • To do: Does the office keep a refundable deposit for damage, and how is it returned?
  • To do: Renting: must the landlord confirm the move in writing?
  • To do: Should the truck number and crew names reach security beforehand?
  • To do: Is there any demolition, road or drain work near our gate that week?

When the office has answered, forward its replies and both addresses to us, and we will fit the loading to the slot you have been given.

Key takeaway

No Sector 37D project publishes moving rules. Find out which office really controls your gate, settle any dues question in writing before the truck is booked (especially in Park Serene, Park Generations and Spacio), carry possession papers in Ramprastha projects, and recheck the Garhi crossing and GRAP stage in the week of the move.

Every source above was read on 22 October 2026, and nothing here is a legal opinion. Maintenance arrangements, possession status, demolition work and pollution orders change, so confirm each one with your project office, GMDA and CAQM before relying on it.
