The hardest weeks for a DLF Phase 1 move are late May to the end of June, when Gurgaon has crossed 44 °C and the phase has lost power for hours, and July to early September, when rain has entered low-lying Phase 1 houses and turned MG Road into a slow crawl. Phase 1 stands out because dated reports put water inside its homes, not only on the roads around it, so a ground floor, a basement store or a stilt deserves as much thought as the route.
Every report below carries a date and names Phase 1, the five DLF phases together, or a road that a truck leaving Sectors 26 and 27 would take. Where we found nothing that names the phase, we say that too.
What do the dated reports say about DLF Phase 1?
| Date | What was reported | Reported by |
|---|---|---|
| 19 Jul 2021 | After 120 mm, water entered low-lying houses in DLF Phases 1 and 3; three underpasses shut; jams on MG Road; some societies up to 12 hours without power | The Tribune |
| 10 Jul 2023 | Low-lying houses in DLF Phases 1 and 3 still waterlogged on the Monday, after the rain had eased | The Tribune |
| Late May 2024 | Power and water shortages named in Phases 1, 2 and 3 during a heatwave; the city hit 47 °C on 29 May | The Tribune |
| 25 May 2025 | About eight hours without power in DLF Phase 1 after an evening rainstorm | The Tribune |
| Monsoon 2025 | The road under Guru Dronacharya metro station on MG Road became a lake of dirty water | ThePrint (Sep 2026) |
| 22 May 2026 | A transformer fire cut power in several sectors until about 10 pm and halted the Rapid Metro that links Sikanderpur, Cyber City and the DLF phases | The Tribune |
| 29–30 Jun 2026 | Heat wave conditions expected over Haryana, Chandigarh and Delhi | IMD |
| 11 Jul 2026 | Phase 1 and the other four DLF phases placed on the MCG and GMDA worst-hit list | The Tribune |
| 6 Aug 2026 | Rainwater inside the power corporation's own office on MG Road, pumped out by motor | Amar Ujala |
| 7 Aug 2026 | Golf Course Road inundated near Global Foyer Mall after overnight rain; orange alert | Daily Jagran |
Two plain caveats. The flood reports that put water inside Phase 1 homes are from 2021 and 2023; for 2026 we found the phase named only as part of the five-phase list, with no report of a particular Phase 1 lane or house. And the power reports describe whole neighbourhoods, so your own block may have done better or worse.
Why do ground floors and basement stores matter most here?
Because "low-lying houses" is the phrase both Tribune reports use. On 19 July 2021 the paper wrote that water had entered such houses in Phases 1 and 3, and that lifts and parking areas elsewhere in the city had flooded too. Two years later, its 11 July 2023 report listed the same kind of houses among places still under water after the main highway had been cleared.
Phase 1 has two sorts of home where this bites. The older family house often keeps its spare beds, trunks and festival things in a ground-floor storeroom. The rebuilt plot that DLF sells floor by floor comes with a numbered basement store for each unit and stilt parking at ground level, according to DLF's floor allotment form for Phases I to III. Both are the first places water reaches.
What that means for a monsoon booking:
- Empty the basement store first, on a dry day. Its contents are packed and carried up to the flat before the main packing begins, not left for the truck morning.
- Nothing waits on the stilt. Cartons stay indoors until the vehicle stands at the gate, then go straight in.
- Cardboard stays off the floor. In a ground-floor room that took water before, packed cartons sit on a bed frame or table, not on tiles.
- Ask a neighbour about this year. Their memory of 2026 beats any city list.
What does a power cut do to a Phase 1 house move?
It decides whether the lift works. That same DLF form includes a lift and its lobby in the common areas of a rebuilt floor, so on these plots the lift is what saves the crew a stair carry. When the supply fails and the backup cannot carry it, the sofa, the fridge and every carton go down by hand.
Phase 1 is named in two of the outage reports we found. In the May 2024 heatwave, The Tribune counted Phase 1, alongside Phases 2 and 3, as running short of electricity and water. On 25 May 2025, after an evening rainstorm, it reported about eight hours without power in DLF Phase 1, quoting a resident who complained that a five-minute drizzle had cost the phase eight hours of electricity.
Two newer items point the same way. On 6 August 2026, Amar Ujala reported cable faults and branches on the wires across the city after rain, and noted that water had collected inside the power corporation's office on MG Road. Backup in the phase is also in dispute: on 4 August 2026, Hindustan Times reported that the National Green Tribunal had admitted a Block A residents' plea against 30 diesel and gas generator sets running in nine green belts and parks of Phase 1. The case was pending when we checked in October 2026, so check whether your block's backup is still running before you rely on it.
For your moving day, that means three questions to settle in advance: does the backup run the lift, how long can it run, and is there stored water for the crew if the pumps stop?
How hot does it get, and how long does the heat last?
Hot enough to change the hour of the move, and for longer than many people expect. The worst reading in our sources is 47 °C on 29 May 2024, from The Tribune's heatwave report. In 2026, Hindustan Times reported that the city reached 44 °C on 20 May and stayed above 40 °C for four days running. The same week, a transformer fire left several sectors dark until about 10 pm and stopped the Rapid Metro, which serves the DLF Phase 1 station, The Tribune noted.
June gave no relief. IMD's press release of 29 June 2026 warned of heat wave conditions over Haryana, Chandigarh and Delhi on 29 and 30 June, and the monsoon reached parts of Haryana only on 1 July, The Tribune reported. So in 2026 the heat window ran from mid-May right up to the start of July.
In a Phase 1 house, the hard part is the furniture: solid wood almirahs, carved beds and marble tops that take two or three people on a stair. Our routine for May and June:
- Start near sunrise. The heaviest pieces leave the upper floor first, while the stairwell is still cool.
- Dismantle early. Beds and wardrobes too big for the turn of a landing are taken apart the evening before, if you agree.
- Water and shade for the crew. Short breaks, more often as the morning warms.
- Keep the sensitive things with you. Medicines, pooja items you want handled by family, laptops and documents ride in your car, not the cargo box.
Which roads out of Phase 1 flood, and where are you heading?
That depends on the direction. Our packers and movers in DLF Phase 1 page explains why many moves from here are short runs to South Delhi or across to a tower on the Golf Course Road side. Both have a wet-weather weak point.
- Towards Delhi on MG Road. The truck passes under Guru Dronacharya station. In September 2026 ThePrint recalled that during the previous monsoon the road below it had become a lake of dirty water, and that a Phase 1 resident and a friend ended up clearing the drain themselves. For the Delhi end, see our packers and movers in Delhi page.
- To a Golf Course Road tower. On 7 August 2026, Daily Jagran wrote that overnight rain had left Golf Course Road under water next to Global Foyer Mall in Sector 42, with long queues of cars. A tower move also has a lift slot to keep, which our Golf Course Road high-rise guide covers.
On a day of heavy rain we do not push a loaded truck through standing water. If the road is shut or the new house cannot take delivery, we hold the load in our storage and book a fresh delivery slot.
Which months carry the most risk for a Phase 1 move?
| When | On record | Our plan |
|---|---|---|
| Mid-May to late May | 44 °C on 20 May 2026; 47 °C on 29 May 2024; Phase 1 short of power (2024) and eight hours dark after a storm (2025) | Sunrise start; check lift backup |
| June | Heat wave expected on 29–30 June 2026; monsoon not in Haryana until 1 July | Morning loading right through the month |
| July | Low-lying Phase 1 houses flooded (2021) and still wet (2023); every DLF phase on the worst-hit list (2026) | Basement store cleared early; avoid the morning after heavy rain |
| August to early September | MG Road power office flooded and Golf Course Road under water (August 2026); Guru Dronacharya underpass a lake (2025) | Spare day in the plan; route checked before leaving |
| October to March | No dated trouble in our search | The easiest months to clear a whole house |
These rows sum up past reports; they do not predict this year's weather.
What should you settle before moving day in the rains or the heat?
- To do: Ask a neighbour whether your lane, stilt or basement took water in 2026
- To do: Empty the basement store and the storeroom on a dry day before packing starts
- To do: Confirm with the block whether the backup runs the lift, and for how long
- To do: Keep a second date in hand for any move from July to early September
- To do: For May or June, agree a start time near sunrise
- To do: Check MG Road under Guru Dronacharya, or Golf Course Road, on the morning itself
- To do: Read our DLF Phase 1 rules guide for the block, the RWA and the water supply
Key takeaway
In DLF Phase 1, dated reports put rainwater inside low-lying houses in July 2021 and July 2023, list every DLF phase among the worst-hit areas in July 2026, and record long power cuts in the May heat of 2024 and 2025. Clear the basement store early, check the lift backup, load at sunrise from mid-May to June, keep a spare day from July to early September, and choose October to March if you can.
Will the weather change what you pay?
It will not. The owner set one group of indicative bands in October 2026, and they hold in every month. Set side by side for a Phase 1 home:
| Phase 1 home | Delhi destination (Rs) | Gurgaon destination (Rs) |
|---|---|---|
| 1 BHK | 7,000–8,000 | 4,500–7,000 |
| 2 BHK | 10,000–13,500 | 8,000–12,500 |
| 3 BHK | 14,000–16,500 | 12,000–15,000 |
A full Phase 1 house with a storeroom and a terrace is quoted after we see it, and other cities appear in the full price list on our Gurgaon packers and movers page. Rain or heat can shift your date or your start hour, but never the band.
Our crews are out six days a week, Monday through Saturday, between 8 am and 9 pm. Share your block, house number and floors, and mention whether the house has a basement store or a lift.
This page is general information. We built it from the dated news and weather reports named above, checked in October 2026. Drains, power lines and hotspot lists change between seasons, so look at the forecast, the roads and your own lane in the days before you move.
